What permanent eave lighting is

Each system has three parts. A low-profile track is mounted in or under the soffit, right along the roofline. Individually controlled LED lights sit in that track every few inches. A controller, usually mounted on a garage wall, powers the lights at low voltage and connects to your home Wi-Fi so you can run everything from an app.

Because each light can be set on its own, the same roofline can glow soft warm white on a Tuesday night, run red and green chases in December, and switch to your team colors on a Saturday. Schedules turn the lights on at dusk and off at a set time, so the house looks finished every night without anyone touching a switch.

Holidays, game days and every night of the year

Out of sight during the day

The track is the only thing on the house, and it sits tucked in or under the soffit, so most neighbors will never notice it in daylight. We plan where the runs start and stop, keep wiring inside the track, and make jumps between roof sections through the attic where the structure allows. No extension cords across the driveway and no plug strips hanging off a gutter.

Why an electrician should install it

A permanent lighting system is a small electrical installation, not a seasonal decoration. Here is what we handle that a ladder-and-clips install often skips:

  • GFCI-protected power for the controller. Garage and outdoor receptacles in homes require ground-fault protection under the National Electrical Code (NEC 210.8(A)). We test the existing outlet or replace it.
  • A new dedicated outlet or circuit when needed. If the nearest garage outlet already runs a freezer, an opener and a workbench, we add a dedicated outlet or circuit for the lighting controller.
  • Weatherproof in-use covers. Any outdoor receptacle that stays plugged in gets an extra-duty in-use cover that seals with the plug inserted, plus a weather-resistant receptacle.
  • Neat low-voltage routing. Power runs from the controller to the first section of track without exposed cable on the wall.
  • Permits where required. New circuits and outlets are pulled under the city or Pinellas County permit for your address.
  • Surge protection. Electronic controllers and LED lights benefit from whole-house surge protection in a lightning-heavy county.

Florida rooflines, HOAs and salt air

Pinellas homes range from 1960s block ranches with shallow eaves to two-story stucco homes with deep soffits and pool cages out back. We look at the soffit material, the roof pitch, the number of corners and where power can reach the attic before recommending a layout.

Check your HOA rules before you schedule. Many associations in Seminole, Largo, Palm Harbor and the beach towns review exterior lighting, and condo boards may need to approve anything on the building. We can supply product details and a simple layout drawing for your application. Near the Gulf, we use corrosion-resistant fasteners and outdoor devices, because salt air is hard on anything metal.

Roofline only: no landscape or yard lighting

This service is for lights mounted on the house itself: roofline, eaves and soffits. We don’t do landscape or yard lighting such as path lights, uplights or palm lighting. For other exterior lights on the house, see indoor, outdoor and recessed lighting, including security and flood lights, porch lights and coach lights.

Manufacturer warranty varies by system, and we’ll tell you what applies to the system you choose. Our own installation work is covered by our 3-year workmanship warranty, or 5 years for Member Care Plan members.

FAQ

Do permanent lights replace hanging holiday lights every year? For the roofline, yes. Once the track and lights are on the eaves, you pick Christmas, Halloween, Fourth of July or any other scene in the app instead of climbing a ladder with light strings each season. Between holidays the same lights run warm white accent or bright security lighting.

Can you see the lights during the day? Very little. The lights sit in a low-profile track mounted in or under the soffit, so from the street you mostly see your trim. The wiring runs inside the track, and we route connections through the attic where the house allows.

Do I need a new outlet for permanent lights? The controller plugs into a standard 120-volt outlet, usually in the garage. That outlet has to be GFCI-protected, and an outdoor one needs a weatherproof in-use cover. If there is no good outlet near the controller, or the circuit is already loaded, we add a new outlet or a dedicated circuit and pull the permit where one is required.

Do I need HOA approval? Possibly. Many Pinellas HOAs and condo associations review exterior changes, including lighting. Check your HOA rules before the install. We can give you the product details and a simple layout for your architectural review application.

How much do permanent eave lights cost? It depends on your roofline length, the number of corners and stories, and the power work your home needs. We measure on site and give you a free written estimate before any work starts.
