Why beach electrical work is different
Madeira Beach is a small city of about 4,000 residents (Census ACS 2020–2024) with a median home built in 1974, plus many condos, vacation rentals and the shops and restaurants around John’s Pass. On a barrier island, electrical systems face problems inland homes don’t:
- Salt air corrodes panels, breakers, meter cans, outdoor outlets and fixtures years faster than inland
- Flood zones: after Hurricanes Helene and Milton in 2024, many island homes had saltwater-damaged equipment. Repairs and replacements may need to meet flood-elevation requirements.
- Older, low-elevation homes where panels and meters sit where water can reach them
- Docks, boat lifts and pool equipment that need properly protected, GFCI-equipped circuits
- Short-term rentals where downtime means lost bookings
Our coastal approach
- Corrosion-resistant equipment and weather-rated, in-use GFCI covers outdoors
- Panel replacement with whole-house surge protection included
- Service upgrades that include relocating or raising equipment where required
- Dock and boat-lift circuits, pool and spa circuits. Dedicated circuits →
- Commercial service for restaurants, shops and rentals around John’s Pass Village and Gulf Blvd
Permits in Madeira Beach
Madeira Beach runs its own Building Department at City Hall, 300 Municipal Drive. The city reviews plans, issues permits and inspects all construction, including electrical work, and permits are applied for through the city’s online citizen portal. Flood-zone properties may face substantial improvement or substantial damage review on larger projects. We’ll flag it early if it applies.
Utility: Duke Energy Florida.

Madeira Beach FAQ
My panel got wet during storm surge. What now? Leave it off and have it evaluated. Saltwater-exposed panels, breakers and wiring usually need replacing, and Duke Energy may require an inspection before restoring service.
Can you move my panel or meter higher? Often, yes, as part of a permitted service upgrade or repair. Elevation requirements depend on your flood zone and the scope of work. We’ll check with the Madeira Beach Building Department.
Do you service vacation rentals? Yes. We’re 24/7, so we can get a rental back online quickly. A Member Care Plan can help owners keep up with preventive maintenance.
Do I need a permit for a boat-lift circuit? Yes. Electrical work, including dock and boat-lift wiring, requires a permit in Madeira Beach.
