Fish Hawk is a 21st-century community. By the Census Bureau’s count, about 90% of its homes were built in 2000 or later: roughly 43% in the 2000s and 46% since 2010. The median home dates from 2009, and fewer than 3% predate 1980. About 26,200 people live there, with a median age of about 36, and roughly 80% of homes are owner-occupied. Most housing is detached, at about 81%, and roughly 12% is attached townhomes. Keywest Lights & Electric (KWLE) brings JellyFish permanent lighting to Fish Hawk. Our woman-owned firm holds Florida electrical license EC13014717. Point to point, Fish Hawk is 35.0 miles from our base at 6248 Seminole Blvd.

Newer homes: what changes
On a house built in the last 15 to 25 years, the questions are different from those on an older home. Rotted fascia is rare, and vented vinyl or aluminum soffit is common, which suits the track well. Instead, the visit focuses on:
- Architecture: multiple gables, hip sections, second-story eaves and entry towers, which mean more corners and transitions to plan.
- The garage: it’s often full, with an EV charger, a freezer or a golf cart charger, so we check what’s on the circuit before we plug in.
- Wi-Fi: in a two-story house, the router may be far from the garage.
- HOA review: subdivisions with architectural review need a submission before installation.
Eaves and gable rakes only
We attach the track under the soffit along each eave and up the gable rakes. Nothing is fastened to the roof surface, and nothing penetrates the shingles or tile. That matters on a newer roof you’d like to keep as is. The track is color-matched to your soffit and protrudes about a quarter inch.
Controller on an existing outlet
A single controller drives the system. We mount it in the garage, plug it into an existing outlet and run a low-voltage line to the eave. Our electrician confirms the breaker, the GFCI and the shared load first. No new outdoor outlets are needed.
Planning for a complex exterior
Many newer houses have a lot going on above the first floor: a front gable over the garage, a second over the entry, hip corners, and a back eave stepping around a lanai. A good JellyFish layout handles that by deciding early what the eye should follow from the street. We usually start with the most visible eave and gable and work outward, making sure each run begins and ends at a natural point instead of stopping midway along a wall. Where the soffit wraps around a corner, we plan the turn so the spacing stays even. Where a second-story eave sits right above a first-story one, we decide whether lighting both looks better, or just the top. You’ll see all of this on a marked-up photo before anything is ordered.
Townhomes
With about one in eight housing units attached, we also hear from townhome owners. Because eaves and exterior power are often controlled by the association, a JellyFish install usually needs its approval, and sometimes the whole building has to participate for a clean look. If you’re on an association board, we can plan a building or row at once.
HOA submissions
For architectural committees, JellyFish documents three helpful specs: lights protruding only about a quarter inch, an output of 21 lumens or lower, and a 2700K accent setting. We’ll put them together with photos of your house and a marked-up layout, so your submission to the architectural committee is complete. Check your covenants for display dates and animation rules, too. JellyFish can show plain white outside the allowed dates.
Spacing on a two-story
From the street, a second-story eave is far away. Spacing of 6 or 9 inches keeps the line looking continuous at that distance, while 16-inch spacing suits single-story accent work. White presets run from a warm 2700K to a cool 5000K.
Family calendar
For a household with kids, the app calendar does most of the work:
- Back-to-school week: school colors.
- Game days: team colors from the afternoon on.
- Halloween night: a slow green-and-violet pulse.
- December: permanent Christmas lights, perhaps a multicolor chase on weekends and warm white on school nights.
- Birthdays: the birthday kid picks the color.
- Summer: red, white and blue.
Every permanent holiday light scene is saved, and access can be shared, so either parent can make changes.
Front and back zones
One zone keeps the whole house on a single scene. Two zones are an added KWLE option, letting the front show a holiday scene while the back, over a pool cage or patio, stays a quiet white.
Weather
The Weather Service’s Milton report gave 5 to 10 inches for southeastern Hillsborough and 10 to 15 for most of the rest of the county. Under the eave, the lights are out of the direct rain, and the controller is inside the garage.
Adding on later
Newer households often grow into their houses: a pool cage goes in, a lanai gets extended, a detached workshop appears. JellyFish runs can be extended, so we plan the first install with that in mind. We note where the run could continue and leave the layout tidy at the end points. That way, a later section can join without redoing what’s already up. If you already know a project is coming, tell us at the design visit. Sometimes it makes sense to wait for the new eave, and sometimes it’s better to light the house now and add the new section afterward.
Warranty
You get JellyFish’s 5-year parts warranty on the hardware and KWLE’s 2-year workmanship warranty on the install, which extends to 5 years with our Member Care Plan.
Permits
Fish Hawk is unincorporated Hillsborough County. Any permit comes from the county; we file for it when the scope requires.
Working with us
The first step is a free on-site visit. After that comes a written plan and, if you need one, the HOA packet. Our own licensed team handles the install, with no subcontractors. To finish, we set up the app and program your first scenes.

Fish Hawk FAQ
Will installation affect my roof warranty? We don’t mount anything on the roof covering. The track goes only under the eaves and on the gable rakes.
Can it handle a complicated two-story house? Yes. Corners and transitions are planned on the design visit.
How soon should we call before the holidays? Early. HOA review adds a step before we can install, and committees meet on their own schedules, so give yourself room.
What if a light fails? A redundant data line keeps the rest of the run lit.
Woman-owned? Yes, KWLE is a woman-owned company. We don’t claim a certification.
