With roughly 113,700 residents, Riverview has more people than many Florida cities, but no city government of its own. It’s an unincorporated community in southeast Hillsborough County. It’s also new. The Census puts the median home’s build year at 2006 and estimates that 38% of homes went up in 2010 or later. About three-quarters of occupied homes are owner-occupied, and about three-quarters of units are detached houses. That adds up to a lot of families in newer houses who’d like the outside to look finished. Keywest Lights & Electric (KWLE) installs JellyFish permanent lighting for them. We’re an authorized JellyFish dealer, a woman-owned company, and a Florida electrical contractor under license EC13014717. Riverview sits 28.3 miles from our 6248 Seminole Blvd shop, measured straight.

What “done right” means on a newer Riverview home

Track placement. JellyFish track goes on the underside of the soffit along the eaves, and up the gable rakes over your garage and entry. KWLE never puts anything on the roof surface or along the ridge, and no fastener passes through roofing. If your house is still under a builder or roofing warranty, that keeps the roof out of the conversation.

Color match. When we take measurements, JellyFish matches the track to your soffit. The lights sit almost flush, so by day it all reads as trim.

Power. The controller mounts on the garage wall and plugs into an existing outlet. Newer garages are usually wired well, but newer garages also fill up with EV chargers, beverage fridges and freezers. So our electrician still checks the breaker, the shared load, the GFCI protection and the receptacle. If anything isn’t right, it goes in writing with options, and the repair decision is yours.

Connectivity. In two-story homes the router is often upstairs and far from the garage. We test the Wi-Fi signal at the controller location before install day, so you know whether you need an extender.

Busy households, automatic lighting

With a median age in the mid-30s, plenty of Riverview homes are busy ones. The best permanent lighting is the kind nobody has to think about. We set the calendar at the hand-off:

  • Weeknights: warm white from sunset to 10 p.m.
  • Game days: Bucs or Lightning colors, scheduled in advance for the season.
  • Back-to-school week: school colors.
  • October: orange and purple, brightest on Halloween night.
  • Late November through New Year’s Day: permanent Christmas lights in whatever style the family votes for.
  • Birthdays: the birthday person picks.

Each permanent holiday light scene lives in the app. Anyone you share access with can tweak it, and the schedule follows sunset as the seasons change.

Three looks that suit a two-story stucco house

The clean outline. Warm white at 2700K or 3000K along every eave and rake, at moderate brightness. It reads as architectural lighting and looks good every night of the year.

The peaks only. Light only the gable rakes over the garage and entry, and leave the long eaves dark. Because each JellyFish light is individually controlled, you can do this without separate wiring. It’s subtle, elegant and easy on the neighbors.

The full show. Every light on, in motion: a red-and-green chase in December, a team-color sweep on game day. Save this one for occasions so it still feels special.

Most owners save all three as presets and let the calendar pick the right one for the date.

Townhomes and manufactured homes

Not every Riverview home is a detached two-story. About 7% of units are townhomes or other attached houses, and about 8% are mobile or manufactured homes, per the Census.

Townhomes: the track ends cleanly at your unit’s edge, and you get your own controller, outlet and app. If the association controls exteriors, we need its written approval first.

Manufactured homes: many work well. It depends on the overhang, the fascia and a protected outlet for the controller. We’ll tell you honestly on the visit.

One zone or two

With one zone, the whole house runs one scene. KWLE can set up two zones as an extra option, which makes sense if a pool cage or a pond sits behind the house. The back can stay calm white for evenings outside while the front does the seasonal show.

HOA approval

If your neighborhood has an HOA, find the architectural guidelines and the holiday decoration rules before you sign anything. Associations often require approval for permanent exterior changes and may limit animated effects or display dates. JellyFish is a good fit for those rules: it’s nearly invisible by day, and it can be scheduled to show only steady white outside approved dates. We’ll put together the submission packet: product sheet, photos and a marked-up image of your home.

Weather

Riverview took heavy rain in Hurricane Milton (2024). The National Weather Service reported 10 to 15 inches over most of Hillsborough County. The track is tucked under the overhang and the controller stays inside, so there’s nothing to take down or tie off when a storm heads in.

Permits

Riverview is unincorporated, so Hillsborough County is the permitting authority. If your install needs a permit, KWLE files it under our license and coordinates the inspection.

Warranty

Track, lights and controller are covered by JellyFish’s 5-year parts warranty. Our installation is covered by KWLE’s 2-year workmanship warranty, or 5 years for Member Care Plan members.

Riverview FAQ

My house is only a few years old. Do you still need to check the wiring? Yes. It takes a few minutes and prevents nuisance trips and dropouts.

Can you light the pool cage too? Depending on the framing, sometimes. JellyFish makes tracks for beams and other surfaces, and we’ll look at yours on the visit.

What spacing should I choose? JellyFish offers 6, 9 and 16 inches between lights. The 9-inch standard suits most two-story homes.

Can my kids change the colors? Only if you share the app with them. You can also keep control yourself and let the calendar run.

What if one light fails? JellyFish’s backup data line keeps the rest of the run lit while we replace that light under warranty.

Is KWLE woman-owned? Yes. Woman-owned is all we claim; we hold no certification claim.
