Keystone stands out from its Hillsborough County neighbors because it is almost entirely owner-occupied single-family homes. Census data shows 92% of occupied homes here are owner-occupied and nearly 90% of housing units are detached houses. When people own the house they live in, they tend to want lighting that’s done once and done right. Keywest Lights & Electric (KWLE) is an authorized JellyFish Lighting dealer, a woman-owned business, and a licensed electrical contractor, EC13014717. Keystone is 24.4 straight-line miles from our 6248 Seminole Blvd shop.

A checklist before you call anyone

Whether you hire us or not, these are the questions worth asking about any permanent lighting install on a Keystone home:

  1. Who’s doing the work? With us, it’s our own licensed crew, never subcontractors.
  2. Where exactly will the track mount? Beneath the soffit on each eave and up the gable rakes. Nothing is fastened to the roof.
  3. Where will the controller live? On a garage wall, plugged into an existing outlet our electrician checks beforehand.
  4. What happens if something fails? You’re covered twice: JellyFish’s 5-year parts warranty on the equipment and KWLE’s 2-year workmanship warranty on the install (five years once you join Member Care).
  5. Can I control parts of the house separately? Standard is one zone for the whole house. A front-and-back split into two zones is available from KWLE as an extra.
  6. Who handles the permit, if one is needed? We do, under our license.

Houses from the 1990s and 2000s

Keystone’s median home was built in 1999, according to the Census, and only about one in ten predates 1980. That generally means the garage wiring has GFCI outlets and a panel with room to spare. It still gets checked. We confirm what else is on the garage circuit, such as a second refrigerator, a workshop compressor or an EV charger, before the controller goes on it. If anything is off, you get a written note and options. Any fix is quoted separately and is up to you.

Newer construction often means more articulated roof shapes: several gables, a bonus room over the garage, a covered entry. For lighting, more gables means more rakes to trace, and that’s where JellyFish looks its best. The peaks get outlined from underneath, and the eave runs tie them together.

What it does after the holidays

Permanent Christmas lights get people to call. The everyday use is why they’re glad they did it. Some Keystone-style scenes:

  • A low warm white from dusk until 11 p.m., so the front walk and driveway are lit without a floodlight.
  • Bright white across the garage side on an overnight schedule for security.
  • Your team’s colors on game day, all season.
  • Easter pastels, Fourth of July red-white-and-blue, Halloween orange.
  • A slow December chase, then a New Year’s sparkle at midnight on a timer.

Save any of these as a permanent holiday light scene, put it on the app’s calendar, and you’re done until next year.

Wi-Fi and the garage

The controller talks to your phone through your home Wi-Fi. On a larger house, the router is often at the far end from the garage. During the design visit we check signal strength right where the controller will mount. If it’s weak, we’ll tell you before install day so you can add an extender or mesh node. We’d rather solve that early than leave you with a system that drops off the network.

The two-zone option

Most homes run fine as one zone: the whole house follows one scene. Some Keystone owners have a long back elevation, a pool area or a detached workshop, and they want that part to behave differently from the street side. For them we offer two zones as an extra. Front and back can then run different colors, brightness or schedules. We’ll show you how a split would work on your house and let you decide.

Storms

Keystone is inland, but the 2024 season still reached it. Milton dumped 10 to 15 inches on most of Hillsborough County, by the National Weather Service’s count. Our under-eave mounting keeps the track out of direct wind and sun, and the indoor controller stays dry. No prep is needed before a hurricane, and a call to (727) 476-7079 afterward brings us out for a warranty check.

HOAs and deed restrictions

If your property is in a subdivision with an HOA or deed restrictions, read the exterior lighting and holiday display sections before install. Associations often care about animated effects, color, and the dates displays can run. JellyFish’s scheduling makes compliance simple: a steady neutral white year-round, with color only during the dates your association allows. We’ll give you product photos and a written description for your architectural review form.

Permits in unincorporated Hillsborough

Keystone isn’t a city, so Hillsborough County is the permitting authority. When your job needs a permit, KWLE pulls it and coordinates the inspection under our license.

How we work, step by step

First, a design visit. We measure eaves and rakes, photograph each elevation, test the garage outlet and Wi-Fi, and ask how you want to use the lights.

Second, a written proposal with the runs, the controller spot, the zone setup and the warranty terms. No pricing on the doorstep.

Third, installation by our licensed team. Track goes under the soffit and on the gable rakes. Low-voltage cable runs back through the soffit to the garage.

Fourth, an app session. We connect the system, build your scenes with you and set the calendar.

Large homes and detached structures

Before we plan a second building, we walk the property line with you and note where the power for that building comes from.

With so many detached homes in Keystone, we’re often asked about lighting a barn, a detached garage or a guest house too. Sometimes one controller can reach. Sometimes a second building needs its own controller on its own outlet. We’ll tell you which applies after we see it, and we won’t run cable across a yard where it doesn’t belong.

Keystone FAQ

Will the track show on a white or light-colored fascia? Not much. We paint-match the channel to your soffit and tuck it behind the soffit edge.

Do I need a new outlet? Usually not. We test the garage outlet you already have and plug the controller into it.

Can I run it white most of the year? Yes. Many owners keep a warm white on a timer and save color for holidays.

Who owns KWLE? KWLE is woman-owned. We don’t claim any certification beyond that.
