Carrollwood is an unincorporated community in north Hillsborough County with about 36,700 residents. More than 4 in 10 homes here were built in the 1980s alone, and only a sliver went up after 2010. Most Carrollwood owners are updating the house they have, not building new, and permanent lighting is one of the easier upgrades. Keywest Lights & Electric is a woman-owned electrical contractor (license EC13014717) and an authorized JellyFish Lighting dealer. Our shop at 6248 Seminole Blvd is 22.9 miles from Carrollwood in a straight line.

Five things that shape a Carrollwood install
1. Trees close to the house
In an established neighborhood, mature trees can mean branches near the eaves, leaf litter in gutters, and shade that changes what neighbors see from the street. On the design visit we look at sightlines from the road and the driveway. We plan runs where they’ll show, and we keep the track clear of limbs that would need constant trimming.
2. Attached homes are common
About 14% of Carrollwood’s housing is single-family attached: townhomes and villas. On those, we light only your unit’s soffit and gable, and we keep the controller and power entirely inside your own garage or storage space. If your association controls the exterior, we’ll need its written OK before scheduling.
3. Garage circuits from the 1980s
The JellyFish controller mounts in your garage and plugs into an existing outlet. In a 40-year-old house, that outlet may share a circuit with a freezer, a second fridge or a workshop, or it may lack ground-fault protection. As licensed electricians, we check the receptacle, the GFCI protection and the breaker before we plug anything in. If something isn’t right, we tell you in writing, and any repair is your call.
4. Inland, but not storm-proof
Carrollwood is inland, several miles from the bay shoreline, but no part of Tampa Bay is storm-proof. Wind and rain still reach it: during Hurricane Milton in 2024, the National Weather Service reported 10 to 15 inches of rain across most of Hillsborough County. That is why our track sits tucked under the soffit, out of the direct wind, and why the controller always lives indoors in the garage.
5. Deed restrictions and civic associations
If your subdivision has deed restrictions or an active homeowners or civic association, it may limit animated displays or set dates for holiday decorations. Because JellyFish is programmable, you can stay within the rules. Run steady warm white most of the year and switch to color only in the allowed window. We’ll supply photos and a written product description for any approval request.
For context, the Census counts about 68% of Carrollwood homes as owner-occupied, and roughly a third were built before 1980.
Exactly where the lights go
We mount the aluminum track along the eaves, under the soffit, and up the gable rakes over entries and garages. We never install on the roof surface or along the ridge, and we don’t drive a single fastener through your shingles. Low-voltage wire runs inside the soffit back to the garage. From the street in daylight, a painted track under the eave is very hard to spot.
Single zone standard, two zones optional
Out of the box, the whole house acts as one zone. Some clients ask for more control, for instance a lakeside back elevation that should stay soft and white while the front plays a holiday pattern. For that, KWLE offers two zones as an extra option, so front and back (or house and garage) can run different scenes. We’ll talk through whether it’s worth it for your layout.
Beyond December
People usually call about permanent Christmas lights, but the system works the other eleven months too. Common Carrollwood presets:
- Evening welcome: low warm white from sunset until bedtime.
- Driveway security: bright white over the garage on an overnight schedule.
- Sunday football: Bucs red and pewter.
- Lightning playoffs: blue and white.
- Halloween: orange and purple with a slow pulse for trick-or-treaters.
- Hanukkah, Diwali, Christmas, Lunar New Year: your colors, your dates.
Every permanent holiday light preset is saved in the app and can be scheduled weeks in advance.
Townhome rows and shared walls: a closer look
A townhome row has a few details a detached house doesn’t. Your soffit may run straight into a neighbor’s, with no trim break between units. We end your track at a clean stopping point, usually the party-wall line or the edge of your garage, so the lights look deliberate, not cut off. If several neighbors in a row want the system, we can plan the runs so the building reads as one design. Each unit still keeps its own controller, its own outlet and its own app account. Nobody’s show depends on the house next door being home with the Wi-Fi on.
Waterfront lots
A home that backs onto a lake is seen from two sides: the street, and across the water. Light reflected off a lake doubles the effect, so the back of the house often deserves as much planning as the front. We look at the rear eaves and any lanai or pool-cage framing to decide where track makes sense. Many lake owners like a dim, steady glow out back that reflects softly without glaring into the neighbors’ windows.
Permits
Even with a Tampa mailing address, most of Carrollwood is outside the City of Tampa, so Hillsborough County is the authority. Some edge addresses near the city line fall inside the city, and we confirm which applies. When a permit is needed, KWLE pulls it under our license and schedules the inspection.
Our warranty
JellyFish backs the track, LEDs and controller with a 5-year parts warranty. KWLE backs the installation with a 2-year workmanship warranty, which becomes 5 years for Member Care Plan members. Either way, service starts with one call.
Start to finish
It starts with a call or form. Next is a visit, where we measure and photograph your eaves and gables, test the garage outlet and Wi-Fi, and talk about scenes and zones. You get a written proposal; we don’t quote at the door. Our licensed crew does the install, never subcontractors, and we finish with an app walkthrough so you leave with your own schedule set. From then on, the house lights itself.

Carrollwood FAQ
Is 22.9 miles too far for service calls? No. Carrollwood is inside our Hillsborough County service area, and warranty visits come to you.
Will the lights be bright enough to see through the trees? They’re adjustable, and we plan runs around sightlines during the design visit.
Do I need a new outdoor outlet? No. The controller uses an existing garage outlet, after we test it.
Who owns KWLE? We are woman-owned. We don’t claim a certification.
