New neighborhoods, new expectations

When much of a community’s housing is newer, the street has a finished, uniform look, and a sagging strand of clip-on bulbs stands out. A permanent system keeps the clean lines a newer house was designed with. It sits flush under the eave, and its color-matched track disappears by day.

Our mounting rule

We fix the track to the underside of your soffit, following the eaves, and up the gable rakes to frame the peaks. We never mount on the roof covering or along the ridge, and we never drive fasteners through tile or shingles. On a new home that’s still under a builder’s roof warranty, that matters.

Built for a coastal community

Apollo Beach is on the eastern shore of Tampa Bay. Hurricane Helene in 2024 showed what a bay-front location can mean: the National Weather Service reported water levels of 5 to 8 feet above the normal high-tide line along coastal Hillsborough.

How we design for it:

  • Controller indoors. It mounts on the garage wall, well above the floor, on an existing outlet. No exterior box sits in the weather.
  • Track sheltered. The overhang takes the wind and rain, not the lights.
  • Low-voltage runs. The cable between the controller and the lights is low voltage, routed through the soffit.

For your official evacuation zone, use Hillsborough County’s lookup. We only describe the general picture here.

Checking the garage outlet

Many newer homes have GFCI-protected garage circuits. We still test. We find the breaker, see what’s sharing it, and check the receptacle before the controller is plugged in. A newer garage can hold an EV charger, a beverage fridge or a golf cart charger. We make sure the lighting controller won’t be the thing that trips. If we find a problem, we explain it in writing and leave the decision to you.

Who lives here, and why it matters for lighting

Census figures show 85.7% of occupied homes in Apollo Beach are owner-occupied, and 82.9% of housing units are detached single-family houses. That’s a community of owners planning to stay. For them, a permanent system makes more sense than a seasonal service hired every year. It’s also why we design for the long run: a clean track line that won’t look dated, a controller placed where you can reach it, and runs laid out so you can extend them to a future addition or outdoor kitchen.

What install day looks like

Our crew arrives with the track pre-planned from the design visit. We protect plantings under the work area and set ladders on the ground, never on the roof. Track mounts along the soffit and up the gable rakes. Low-voltage cable runs back through the soffit to the garage. The controller goes on the garage wall next to the outlet we tested. Then we power up, check every light, and sit down with you to set up the app. We clean up before we leave, and you’ll see the first scene come on at dusk.

Single zone or dual zone

On one zone, the whole house shows the same scene; two zones (front and back) is an extra KWLE option. For many Apollo Beach homes, the back of the house matters as much as the front. A water-facing rear elevation or a pool cage is the classic reason to choose our two-zone option, which is an extra. You can run a holiday show out front and a quiet warm white facing the water, or swap them for a party.

What owners program

  • Thanksgiving through New Year’s: permanent Christmas lights in classic red and green, or cool white with a slow sparkle.
  • Game days: your team’s colors.
  • Summer evenings: soft warm white on the back elevation for the pool deck.
  • Security: bright white over the driveway, scheduled overnight or switched on from your phone.
  • Special dates: birthdays, anniversaries, a graduate’s school colors.

Each one is a permanent holiday light scene you can save and schedule on the calendar.

HOA rules

If your neighborhood has an HOA, check its rules on exterior lighting and holiday decorations before install. Some associations set display dates or limit animated effects. JellyFish makes it easy to comply, since color and motion can be scheduled to the allowed window. We’ll provide product photos and a written description of the track and mounting location for your architectural application.

Permits and inspections

Apollo Beach is unincorporated, so Hillsborough County is the permitting authority. When a permit is required for your install, we pull it under our license and coordinate the inspection.

What happens during permanent Christmas light installation at an Apollo Beach address?

For permanent lights on house fascia, we confirm the plan, fasten the track along the eave edges and gable rakes, connect the control hub and walk you through the phone app.

Will installation affect my new roof’s warranty? We don’t fasten anything to the roof covering. The track mounts under the soffit and on the gable rakes.

Can you light the back facing the water differently? Yes, with our optional two-zone setup.

What if a storm is coming? Nothing to do. The lights stay put under the eave and the controller stays inside.

Is KWLE woman-owned? Yes. We describe ourselves as woman-owned and claim no certification.

Can the system grow with my house? Yes. If you add a screened lanai, a summer kitchen or a detached garage later, we can extend runs or add a controller for the new space.

Do you serve the south shore regularly? Yes. Hillsborough County is a regular part of our service area.
