Egypt Lake-Leto is an unincorporated community in Hillsborough County, between the City of Tampa and Town ‘n’ Country. About 35,900 people live here, and the typical house went up around 1980. That age shows in the electrical systems. It’s one reason a licensed electrician should handle your lighting. Keywest Lights & Electric is a woman-owned contractor (EC13014717) and an authorized JellyFish Lighting dealer. Short answers first
- What is it?
- Permanent Christmas lights that never come down. JellyFish uses a slim aluminum channel with color-changing LEDs, controlled from an app.
- Where does it mount?
- Beneath the soffit and up each gable rake. The roof itself is off-limits, so no screw ever touches shingles.
- Where’s the brain?
- In the garage: one compact controller on an existing outlet, tested by our electrician first.
- Can the front and back act differently?
- They can if you choose two zones, which KWLE offers as an extra. A single zone keeps every eave on the same scene.
- What’s covered?
- Hardware falls under the JellyFish 5-year parts warranty; labor under our 2-year workmanship warranty, which Member Care stretches to five.
Why a 1980-era house changes the plan
Census figures put the median build year in Egypt Lake-Leto at 1980. That means many houses here are on their original garage wiring, original receptacles, and sometimes the original panel. A permanent lighting controller draws very little power. Even so, plugging it into a tired outlet on a crowded circuit is how you end up with a system that drops offline every time the garage freezer kicks on.
So the first thing our technician does on site is electrical, not decorative. We find the breaker that feeds your garage outlet and check what else shares it. We look at the receptacle for heat marks or loose contacts and confirm it has ground-fault protection. If everything checks out, the controller goes right there. If it doesn’t, you’ll get a plain written explanation and your options. Any repair is quoted separately and is your decision.
Laying out the light
Census figures show about half the homes here were built before 1980, and fewer than half the units are detached single-family houses. On a detached house with a continuous overhang, the result is a clean, unbroken line of light under the eaves. Where a house has a front gable over the entry or garage, we carry the track up both rakes so the peak is traced from beneath. The finished effect frames the house from below and keeps every component in the shade of the overhang.
A few things we watch for here:
- Gutters that hang below the soffit line, which can block the view of the lights from the street.
- Mature live oaks and palms close to the eaves. We plan around branches so you aren’t trimming every season.
- Wall-mounted coach lights and cameras that should stay visible and unobstructed.
- Screen enclosures out back, which often decide where a second zone would begin.
A calendar for your house
Once the app is set, the house can run on its own schedule. Here’s an example year that an Egypt Lake-Leto family might program:
| When | Scene |
|---|---|
| Every night, dusk to 10:30 p.m. | Soft warm white, low brightness, over the driveway and walk |
| Fall football Sundays | Your team’s colors, slow fade |
| Late October | Orange and purple with a gentle flicker |
| Thanksgiving week | Amber and gold |
| December 1 to January 1 | Red and green chase, then candy-cane stripes on weekends |
| Fourth of July | Red, white and blue sparkle |
None of this means climbing a ladder, untangling a box of bulbs, or hiring someone to hang and remove strands each year. Switching to any permanent holiday light scene takes a few taps, at home or away.
Egypt Lake-Leto owners planning ahead can read up on Halloween scenes for October, red, white and blue for July and security lighting under the eaves.
Storm country, built accordingly
Tampa International, a few miles from Egypt Lake-Leto, clocked a 93 mph gust in Hurricane Milton (October 2024), per the National Weather Service. Lights hung in the open, on a roof face or along a peak, take that wind head-on. Under-eave track sits in the lee of the overhang. With the controller inside the garage instead of on an exterior wall, the electronics stay dry when sideways rain hits.
Nothing has to be pulled down when a storm is forecast, and afterward one call to 727-476-7079 gets the system checked.
Paperwork in unincorporated Hillsborough
Lots of people here have a Tampa mailing address, but Egypt Lake-Leto is outside city limits, so Hillsborough County is the permitting authority. If the scope calls for a permit, it’s filed under KWLE’s license, and we meet the county inspector. If you’re in a neighborhood with an HOA or deed restrictions, read the exterior-lighting section of your documents. We can send your board photos and a description of the product so they know exactly what’s going up.
What working with us looks like
Step one: a visit. We come out, measure your eaves and gables, check the garage circuit and ask how you want to use the lights. You’ll get a written proposal afterward. We don’t quote numbers on the spot.
Step two: install. KWLE employees, not subcontractors, hang the channel, feed the thin power lead through the soffit to the garage and mount the controller.
Step three: hand-off. We connect the controller to your Wi-Fi, build your first scenes with you and show you scheduling. You’ll know how to run it before we pull out of the driveway.
After that: if a section misbehaves, we come back. The install sits under a 2-year workmanship warranty from us (5 years for Member Care households), and the lights and controller under JellyFish’s 5-year parts warranty.
Townhomes, duplexes and small businesses
Not every address in Egypt Lake-Leto is a detached house. For attached homes and duplexes, we light only your own unit’s eaves and keep the controller in your own garage or utility space. That way a neighbor’s power and Wi-Fi never become part of your system. Shop owners along the commercial corridors can use the same track for steady brand colors after hours. If you’re a tenant, we’ll need the property owner’s written OK before we mount anything. And if a shared wall or common soffit makes a clean install impossible, we’ll say so at the visit rather than force it.

More questions
Is a woman-owned company doing the actual work? Yes. KWLE is woman-owned and our licensed crew does the installs. We don’t claim any women’s business certification, only ownership.
Do I need smart-home gear? Just home Wi-Fi that reaches the garage and a phone. We’ll check signal strength during the visit.
Can I keep it plain white most of the year? Yes. Plenty of owners leave warm white on a timer and only switch to color for holidays.
What if I sell the house? The system stays with the home, and the new owner can reset it in the app.
