JellyFish Lighting for Westchase HOA homes and West Park Village

Westchase is a master-planned, deed-restricted community of 3,514 homes in ZIP 33626, and we install JellyFish there with the association’s paperwork in mind.

Get a Westchase permanent lighting estimate

Tell us your neighborhood or street (Westchase is ZIP 33626), whether the home is one or two stories, and whether your neighborhood has its own architectural committee. A licensed KWLE electrician follows up by phone or text.

Permanent Christmas lights suit Westchase’s newer homes. Westchase is home to 24,885 people, and its median resident is 40.3, according to the Census Bureau’s 2020–2024 estimates. Census table B25035 (ACS 2020–2024) puts the median build year at 2000 or earlier. People may picture it as all single-family houses, but the numbers tell a fuller story. 53.2% of homes are detached and 12.8% are attached townhomes and villas. Those two home types take different paths to permanent lighting, and Keywest Lights & Electric (KWLE) handles both. Our firm is woman-owned, licensed by Florida as electrical contractor EC13014717, and based at 6248 Seminole Blvd, which is 19.1 miles from Westchase in a straight line.

JellyFish Lighting Authorized Dealer seal

In Westchase, Keywest Lights & Electric is your Authorized JellyFish Lighting Dealer. We are independent of the JellyFish company.

Path 1: the detached house

For a detached Westchase house, you’re the decision-maker, along with your architectural review rules. We look at the soffit, fascia and gables, test the garage outlet, and draw the layout on a photo of your home. If yours is a two-story with several gables, the second-floor eave is what passers-by notice, so tighter spacing (6 or 9 inches) up there keeps the outline unbroken.

Path 2: the townhome or villa

Attached homes share eaves and may share exterior responsibilities with an association. Here’s how we approach it:

  1. Check with your association about approval for your unit.
  2. We walk your unit, noting eave heights, gables and where your controller could go.
  3. Your controller needs a garage or similar protected spot with an existing outlet, so we plan one for your unit.
  4. You get a written plan with photos to submit for approval.
  5. Once your unit is approved, KWLE’s licensed crew installs, and you get app access.

Where lights go on every path

On every building type, JellyFish track mounts beneath the soffit along the eaves and runs up the gable rakes. That’s the whole footprint. Nothing goes on the roof surface, and no fastener enters shingles or tile. The track is color-matched to your soffit, and each light protrudes about a quarter inch.

Controller and garage circuit

The system runs from one controller per house, mounted in the garage and plugged into an existing outlet. A low-voltage cable runs up to the first light. Many homes here date from the 1990s and 2000s, so the original garage receptacle may now be shared with a freezer, a second fridge or an EV charger. Our licensed electrician checks the breaker, GFCI protection and existing load before plugging anything in. We also measure the Wi-Fi at the mounting spot, because the router in a two-story house can be far from the garage.

The record rain of 2024

When Hurricane Milton crossed the area in October 2024, Tampa International Airport logged 11.43 inches of rain on a single calendar day. The National Weather Service ranks it the airport’s second-highest daily total, behind only 11.45 inches in May 1979. JellyFish weathers storms like that tucked under the eave, with its cable inside the soffit and the controller indoors. When a storm is coming, there are no seasonal strands to take down.

Architectural review

If your neighborhood is deed-restricted, read the architectural guidelines before installing. Three JellyFish specs tend to reassure committees: lights that stand only about a quarter inch off the track, output that can stay at 21 lumens or less, and a warm 2700K accent mode. It can also show plain white outside any holiday display window. We put together the submission for you: photos, a spec sheet and the planned runs drawn on your house.

Homes from 1990 to 2010

Most Westchase homes were built between 1990 and 2010. Homes from that era are where small things start to show: vinyl soffit gets brittle at the edges, gutter corners overflow onto the fascia, and paint fades on the sunny side. None of this rules out JellyFish, but we check for it. If you’re planning to repaint, do it before we install, so we can match the track to the new soffit color. If gutters are due for replacement, schedule that first too, because new gutters can change the eave line slightly.

Scenes for a busy household

OccasionSuggested scene
WeeknightsWarm white from sunset, dimmed at 10
Game daysTeam colors from noon
HalloweenOrange with a slow purple wave
DecemberPermanent Christmas lights: classic multicolor, or white with a slow twinkle
New Year’s EveSparkle at midnight
Independence DayPatriotic chase

Each permanent holiday light scene stays saved in the app and repeats on its date every year.

Lighting the walk home

Holiday scenes get the attention, but everyday light is where the system earns its keep. A low warm white from sunset lights the driveway, front steps and house number all year. Visitors and deliveries find you more easily, and coming home late feels safer. You set it once, and it runs.

Two zones, an extra option

A house install comes as one zone. As an extra KWLE option, we can wire two zones, letting the back over a pool cage or lanai stay a quiet white while the front runs the holiday scene.

Permits

Being unincorporated, Westchase falls under Hillsborough County for permits; KWLE handles any that are needed using our own license.

Warranty

Coverage comes in two parts: the JellyFish 5-year parts warranty for hardware, and the KWLE workmanship warranty for labor: 2 years, or 5 with Member Care.

How the project runs

We start with a free visit, then send a written proposal and, if you need one, an architectural review packet. KWLE’s own licensed crew installs, never subcontractors. Last, we set up the app on every phone that needs it and save your first scenes.

Bringing Christmas light installation to Westchase streets

The appeal of JellyFish lights for a Westchase household is that one install covers each holiday on the calendar. Daylight hides permanent holiday lights almost entirely, and after sunset the eave edges of a Westchase house come alive. The permanent Christmas light installation process in Westchase is quick: design preview, site visit, install day, phone app walkthrough.

We treat professional Christmas light installation as an electrical project first, which is why the wiring is checked before the lights go on. A woman-owned business based in Seminole, we bring permanent lighting installation to Westchase with our own licensed crew. When we hand over JellyFish Lighting, we walk you through the phone app on your actual smartphone before we leave Westchase.

Westchase questions

Are there permanent lights near me options in Westchase?

Yes. Our Seminole-based crew serves Westchase, and it kicks off with a free mockup of your residence, then a measuring visit for permanent lights.

Who are the Christmas light installers that serve Westchase?

Ask how the channel sits on the trim, where the control hub goes and who does the wiring; for permanent lights on house eaves, our fully licensed electricians do it all.

Can I light my townhome alone? Yes. We plan your own unit’s eaves, and board approval for that unit comes first.

Will the track show on a two-story stucco house? It’s matched to your soffit, so it stays in the eave’s shadow by day.

One light went dark. Now what? Call us. The backup data path means its neighbors keep working, and the replacement is a warranty item.

Can both partners control the lights? Yes. Access can be shared.

We’re adding a pool cage next year. Should we wait? Not necessarily. We can light the house now and plan the run ends so the back can be extended later, or wait if the new eave changes the layout.

Who owns KWLE? Yes, KWLE is a woman-owned business.

Are permanent lights hard to install on a two-story Westchase home? They take planning and taller ladders, which is why our licensed crew handles it. We lay out the eaves and gable rakes first, then install in one visit.

Do permanent lights increase home value? We can’t promise that. Owners tell us they use the lights every week, and the daytime look stays clean.

What separates permanent JellyFish lights from a seasonal install on a Westchase home?

Seasonal installers fasten clip-on strands in the fall and return in January to take them away. On a Westchase home, JellyFish track is mounted only once under the eaves and up the gable rakes and is never removed, so you avoid the January takedown, the storage problem and the repeat trip. The same system plays December’s Christmas colors, blue-and-white for Hanukkah, birthdays and warm white the rest of the year.

For Hanukkah, we save blue-and-white menorah-night scenes too.

The JellyFish Lighting trademark is owned by its holder. We are Keywest Lights & Electric, an independent Authorized Dealer installing in Westchase, and we are not the JellyFish company.
