Citrus Park is younger than most of Tampa Bay. The Census puts its median home at 1993, which is more than a decade newer than the typical house in Town ‘n’ Country or Egypt Lake-Leto next door. It’s an unincorporated community in northwest Hillsborough County, and about 28,800 people call it home. Keywest Lights & Electric installs JellyFish permanent lighting here from our base at 6248 Seminole Blvd, a straight-line distance of 21.6 miles.

Built for 1990s and 2000s subdivisions

About one home in five here was built in 2010 or later, and 14% of units are attached townhomes or villas (Census). Newer homes make for a different kind of install than older ones. Here’s what we plan around:

  • Layered gables. Where a house has them, that means short eave runs at different heights, with gable rakes stacked over the garage and the entry. Lighting each rake from below gives the facade depth.
  • Vented soffit. Where it’s present, it’s easy to route the low-voltage lead through without cutting into stucco.
  • Attached garages. They give the controller a clean, dry home on an existing outlet, usually on a circuit that’s in good shape.
  • Pool cages out back. If you have one, it’s a natural line for the optional second zone.

Our track goes in only two places: tight under the soffit along the eaves, and up the gable rakes. We don’t fasten to the roof surface, and we don’t run lights along the ridge. Your tile or shingles are left exactly as they were.

Living with an HOA

If your neighborhood has a homeowners association, it likely has something to say about exterior lighting. Common rules include holiday-display windows, limits on flashing or animated effects, and approval before any permanent change to the outside of the house. Permanent Christmas lights can actually make an HOA’s job easier, because nothing sags or blows loose and nothing sits on the lawn. Still, you should get approval before install day. Here’s how we help:

  1. We give you a one-page product description and photos showing how the track sits under the eave.
  2. We mark the planned runs on a photo of your own house for the architectural committee.
  3. We set your schedules to fit the rules, for example steady white most of the year and color only during approved holiday dates.

Your controller, your garage

We mount the JellyFish controller on the garage wall near an existing outlet and plug it in. From there, a thin low-voltage cable goes up through the garage ceiling or soffit to the first light run. There’s no new exterior box and no extension cord across the driveway.

Being electricians, we still test before we plug in. We confirm the outlet is GFCI-protected and solid, and that the breaker feeding it isn’t already near its limit from a garage fridge or charger. If you charge an EV in the garage, we look at that circuit too. Newer homes usually pass easily. When one doesn’t, we put it in writing.

Ways Citrus Park owners use it

Holidays, start to finish. Thanksgiving amber, a December pattern of your choosing, and a New Year’s sparkle at midnight on a timer.

Back-to-school and graduation. Your school’s colors on the first day and on graduation weekend.

Team nights. Red and pewter for the Bucs, blue for the Lightning.

Just home. A low warm white at dusk that lights the walk for guests and lets you skip the harsh floodlight.

Security. Full-bright white you can switch on from the app, or schedule for overnight hours.

Each of these is a permanent holiday light preset you can save, schedule and change whenever you want.

Two zones: optional, not automatic

On one zone, the whole house follows the same scene. As an added KWLE option, we can wire two zones. Clients who choose it usually split front and back, so the street side can run a holiday show while the pool deck stays a calm white for evening swims. Others split the main house and the garage wing. It’s something to decide during the design visit, not an upsell we push.

Storefronts and offices

A storefront, medical office or restaurant can use the same JellyFish track as a homeowner: steady brand colors after closing, a holiday look in December, and bright white over entries and walkways. KWLE is a commercial electrical contractor too, so we can work on the building’s own circuits when an outlet isn’t where it needs to be. For leased spaces, we’ll need the landlord’s written approval first, and we’ll check any shopping-center sign or lighting rules that apply to your storefront.

Weather notes for northwest Hillsborough

Citrus Park is inland, but that didn’t spare it during Hurricane Milton in 2024. The National Weather Service reported 10 to 15 inches of rain over much of Hillsborough County. Under-eave mounting keeps the track out of the worst of the weather, and indoor controller placement keeps water off the electronics. When a storm is coming, there’s nothing to take down and no loose strands to tie off.

Permits and paperwork

Citrus Park has no municipal government, so Hillsborough County is the authority for permits. When your install requires one, KWLE files it under our license and coordinates the inspection. You won’t deal with a portal or wait at a counter.

From first call to first night

You call or send the form. We schedule a visit, walk the house, measure eaves and rakes, check the garage outlet and talk through scenes. A written proposal follows. On install day our own licensed crew mounts the track, makes the connections and sets up the app with you. Your first evening, the house comes on by itself at dusk.

Citrus Park questions

How far are you, really? 21.6 miles in a straight line from our Seminole shop, and Citrus Park is inside our Hillsborough County service area.

Will it damage my stucco? The track fastens to the fascia and soffit framing, not the stucco wall, and the cable goes through the soffit.

Is KWLE woman-owned? KWLE is woman-owned. We don’t claim any women’s business certification.

Does it work with my existing smart-home setup? JellyFish runs from its own app over your home Wi-Fi. During the visit we check that your signal reaches the garage, and we suggest a fix if it’s weak.

Can I add more later? Often, yes. We can extend runs to a new addition or a detached structure down the road.
