Brandon is big for a place with no city government. The Census counts about 119,800 residents, all in unincorporated Hillsborough County, east of Tampa. It’s a place of contrasts. A little over half the housing units are detached houses, while about a third are in buildings with five or more units. About 56% of occupied homes are lived in by their owners, and the median house was built in 1993. Whatever kind of home you have in Brandon, Keywest Lights & Electric (KWLE) can tell you whether permanent lighting fits it and install it properly if it does. As an authorized JellyFish Lighting dealer and a woman-owned contractor carrying Florida electrical license EC13014717, we cover Brandon from our Seminole headquarters at 6248 Seminole Blvd, 30.7 miles off in a straight line.

Which situation are you in?
“I own a detached house.”
This is the straightforward case. We plan the runs along your eaves and gables, test the garage outlet the controller will use, and write up a proposal. Skip ahead to how it mounts.
“I own a townhome or a condo.”
Your association probably controls the exterior. For a townhome, we can usually light your unit on its own once the board approves. For a condo building, lighting is a board decision for the whole structure. Either way, we prepare the approval materials: a product sheet, photos and a marked-up picture of the building.
“I rent.”
Share this page with your landlord or manager. The track becomes part of the building, so the owner’s written approval is required before we schedule.
“I manage a property or own a business.”
Apartment communities, office parks, restaurants and shops can use JellyFish for evening accent light, entry and walkway lighting, brand colors and holiday displays. The scheduling and color changes happen in an app, and no seasonal crew is needed. KWLE is a commercial electrical contractor too, so we can handle any circuit work the property needs. If the space is leased, we start with the landlord’s approval.
How it mounts
The JellyFish system is a slim aluminum channel holding individually addressable LEDs. We attach it to the underside of the soffit along each eave and run it up the gable rakes. Those are the only places it goes. Roof surfaces and ridges are never used, and we never put a screw through shingles or tile. During measuring, JellyFish matches the channel’s color to your soffit. With the lights sitting nearly flush, the system all but vanishes by day.
Power, checked by a licensed electrician
The controller is a compact box that hangs on a garage wall and plugs into an existing outlet, one you already have, so nothing new is added outside. A thin low-voltage cable climbs into the soffit and feeds the lights. Before we use the outlet, our electrician checks:
- which breaker serves it, and what else is on that breaker;
- that it’s GFCI-protected and grounded;
- that the receptacle is tight and undamaged;
- that your Wi-Fi reaches the spot.
Roughly a quarter of Brandon’s homes were built before 1980, per the Census. On those, the garage check matters most. Anything that fails is explained in writing with options, and fixing it is a separate decision that’s yours to make.
Your lights through the year
Permanent Christmas lights are the reason most Brandon homeowners call. December becomes a schedule instead of a chore. The rest of the year, the same lights earn their keep:
| Moment | What the house does |
|---|---|
| Weeknights | Soft warm white from sunset, dimmed at 10 p.m. |
| Bucs Sundays | Red and pewter sweep |
| Lightning playoffs | Blue and white |
| Diwali, Hanukkah, Christmas, Lunar New Year | Your colors, your dates |
| Vacation week | Bright security white over the driveway overnight |
| A birthday | The guest of honor’s favorite colors |
Every permanent holiday light look is saved as a preset in the JellyFish app, and the calendar runs it, following sunset as the seasons shift.
Single zone, or split in two
On one zone, every light follows the same scene. Two zones (front and back) is an extra KWLE option. As a paid add-on, KWLE can divide the system into two zones. Brandon owners who choose it typically separate the street side from the backyard, so the pool area stays restful while the front puts on the holiday display.
Choosing a look
JellyFish comes with 6, 9 or 16 inches between lights. Nine is the most common and mimics traditional bulbs; six is brighter; sixteen gives distinct points of light. Warm-white presets run from 2700K to 5000K, so the eaves can match your existing porch fixtures.
HOA paperwork
If your neighborhood has an HOA, find the exterior-lighting and holiday-display sections of its rules. Expect architectural review for a permanent change, and possibly limits on animation or display dates. JellyFish works within those rules: plain white outside the allowed window, color within it. We assemble the submission for you.
Storm notes
The National Weather Service recorded 10 to 15 inches of Milton rainfall over most of Hillsborough in October 2024. Brandon’s track sits in the shelter of the overhang and its controller sits indoors, so storm prep for your lights is zero.
Permits
Brandon has no city hall; Hillsborough County handles permits. When one is required, KWLE applies on its own license and meets the inspector.
Coverage
Hardware is protected by the JellyFish 5-year parts warranty. Labor is protected by the KWLE 2-year workmanship warranty, which stretches to five years under a Member Care Plan.
The steps
You reach out. We visit, measure, photograph and test. A written proposal arrives, never a price on the doorstep. Our own licensed crew does the install; we don’t hand jobs to subcontractors. We sit down with you to pair the app and program your year. After that, the house lights itself, and warranty help is a phone call away.

Brandon questions
Can a condo owner get JellyFish alone? Usually not. Condo exteriors are a board decision. Townhome owners often can, with approval.
Will the lights bother my neighbors? Each light is individually controlled and rated at 21 lumens or less, so we can dim or switch off the lights facing a neighbor’s window.
What if a light dies? JellyFish’s redundant data line keeps the rest of the run lit, and we replace the failed light under warranty.
Do I need to be home for the install? Someone should be there at the start, to open the garage and confirm the plan, and at the end, for the app walkthrough.
Is KWLE woman-owned? It is. Woman-owned is the only description we use, and we claim no certification.
