Lutz is a community of detached homes in unincorporated north Hillsborough County. About 81% of its housing units are single-family detached and owners live in 78% of the occupied homes, according to the Census. Its housing spans decades: about a quarter predates 1980, and about a fifth was built in 2010 or later, with the median in 1990. Roughly 27,100 people live here. For homeowners who’d like the house lit for the holidays and handsome the rest of the year, that’s the job Keywest Lights & Electric (KWLE) does with JellyFish. We’re a JellyFish authorized dealer, a woman-owned business and a licensed Florida electrical contractor (EC13014717). Draw a straight line from our shop at 6248 Seminole Blvd to Lutz and it measures 29.8 miles.

Three decades of houses, one standard
Because Lutz homes range from older ranches to recent builds, the design visit adapts to the house, but the standard doesn’t change.
On an older home
We look harder at the bones. Fascia boards get checked for rot, soffit panels for sag or gaps, and the garage circuit for grounding, GFCI protection and shared load. Older garage outlets often serve a freezer, a washer and a shop vacuum all at once. The JellyFish controller needs a clean, protected outlet that isn’t already maxed out.
On a newer home
The structure is usually ready. The checks focus on the circuit, because new garages pick up EV chargers and second refrigerators quickly, and on Wi-Fi reach from the router to the garage.
On every home
- Track lives beneath the soffit, following eaves, and climbs gable rakes. That’s the complete list of locations.
- Roof coverings and ridgelines are never used, and roofing is never pierced.
- The controller goes on the garage wall, on an existing outlet that our electrician has tested.
- Problems are reported in writing with options. Repairs are separate and your decision.
Detached garages, workshops and long driveways
With so many detached houses, we’re often asked about lighting a second building: a detached garage, a barn-style workshop, a guest cottage. Sometimes one controller can serve both. Sometimes the second building needs its own controller on its own outlet. It depends on distance and where power is available. We’ll assess it on site and give you a straight answer. We will not run cable across a yard where it does not belong, even if that would be quicker.
Long driveways raise a different question: what does the house look like from the road? We’ll walk out to the street with you at the design visit to plan the runs that actually show from where people see the house.
What the light looks like
JellyFish uses individually addressable RGB lights, typically spaced 9 inches apart, which gives the look of classic holiday bulbs. You can also choose 6-inch spacing for more brightness or 16-inch for a more pointed look. Warm-white presets run from 2700K to 5000K, so we can match your coach lights or landscape fixtures. By day, the track is color-matched to your soffit and the lights sit nearly flush, so the house looks like itself.
Planning for the view from the road
On a deep lot, the house may sit well back from the street, and the lights have to carry. A few things help. A brighter scene, or the 6-inch spacing, keeps the outline crisp from a distance. Gable rakes matter more than usual, because peaks read clearly from far away. And trees between the road and the house can block runs entirely, so we check sightlines in person before proposing anything. If the back of the property is what you actually look at from your porch or pool, we plan the rear elevation with the same care as the front.
Seasons and scenes
December is when permanent Christmas lights shine: no ladders, no tangled strands, just a pattern that comes on at sunset. For the rest of the year, Lutz owners set things like:
- Everyday: a soft 2700K outline from dusk to bedtime.
- Security: bright white around the garage side and entry overnight, or on demand from the app.
- Sports: Bucs and Lightning colors, scheduled for the season.
- Holidays: Halloween, Thanksgiving, the Fourth, St. Patrick’s Day.
- Family events: graduations, birthdays, a homecoming.
Each permanent holiday light design is saved in the app and placed on the calendar.
Zones
On one zone, every light follows the same scene. For a house whose back elevation faces a pool, a pasture or a lake, there’s an extra-cost KWLE option to split the system in two zones: rear elevation quiet, street side festive.
Associations and deed restrictions
If your property has an HOA or deed restrictions, check the rules on exterior lighting and holiday displays first. Committees tend to like JellyFish: by day there’s little to see, and its programming can follow any rule. Set steady white outside the allowed holiday window, and color only within it. Your application gets our product sheet, sample photos and a picture of your own house with the runs drawn on.
Weather
Lutz is inland, but Hurricane Milton dropped 10 to 15 inches of rain across most of Hillsborough County in 2024, according to the National Weather Service. Overhangs shield the track, and the garage keeps the controller dry, so nothing needs to come down before a storm.
Permits
No city government here: Lutz permits come from Hillsborough County. If one is needed, our license goes on the application and we meet the inspector.
Warranty
JellyFish provides a 5-year parts warranty on the track, lights and controller. KWLE provides a 2-year workmanship warranty on our installation, which grows to five years under Member Care.
Working with KWLE
- Free design visit, including a walk to the road and the electrical and Wi-Fi checks.
- A proposal on paper covering runs, controllers, zones and warranty; we never price from the porch.
- KWLE’s own licensed installers on site, start to finish.
- Phone pairing and a programmed calendar before the truck leaves.
- Warranty service with a single call.

Lutz FAQ
Can you light a detached garage too? Often. It may need its own controller on its own tested outlet.
Will you go on my roof? We don’t mount anything there. Everything goes under the eaves and on the gable rakes.
What if a single light fails? The other lights keep going on JellyFish’s backup data wire, and the dead one is swapped under warranty.
Can I control it while I’m traveling? Yes. The app works from anywhere your phone has a signal, as long as the controller at home is online.
Who owns KWLE? It’s a woman-owned company. We claim nothing beyond that, no certification.
