University, the Census-designated place in north Tampa’s unincorporated Hillsborough County, is unlike any other community on our JellyFish list. About 48,100 people live there, and the median age is just 28. Only about 13% of occupied homes are owner-occupied. Roughly 61% of housing units sit in buildings with five or more units, and fewer than 10% are detached houses (all Census figures). In University, decisions about exterior lighting are usually made by property owners, associations and managers, not individual residents. Keywest Lights & Electric (KWLE) works with all of them. We’re a woman-owned electrical contractor, license EC13014717, and an authorized JellyFish Lighting dealer, based at 6248 Seminole Blvd, 27.6 miles away in a straight line.

Who this page is for
Apartment and condo owners and boards. Permanent lighting on building eaves, entries and clubhouses can make a property look cared for at night, light paths and parking edges, and handle holiday decorating without a seasonal crew.
For October ideas, see permanent Halloween lights; for summer, Fourth of July house lights; and for everyday use, security lighting under the eaves.
Owners of small rental houses and duplexes. A simple JellyFish system raises curb appeal for showings and gives tenants holiday lighting they never have to hang.
Homeowners. If you own and live in one of the detached homes or townhomes, everything on our standard residential plan applies: permanent Christmas lights, everyday accent light, security light and scenes for every occasion.
Business owners. Storefronts, restaurants and offices can run steady brand colors after hours and a holiday look in December.
Multi-unit buildings: how we approach them
- Start with the decision-maker. For a condo, that’s the board. For an apartment community, the owner or management company. We meet with them, not individual tenants.
- Survey the building. We walk every elevation, note the soffit and fascia types, and decide which runs matter: the street face, the entry, the clubhouse, the pool area.
- Plan the power. Controllers go in protected interior spaces, such as a maintenance room, an electrical room or a garage, on existing outlets that our licensed electricians test first. If a building needs a dedicated circuit for a controller, we can quote that separately as commercial electrical work.
- Write it down. You get a written scope with runs, controller locations, zoning and warranty. No numbers at the first meeting.
- Install around residents. We schedule work to keep walkways and parking open, and we never use subcontractors.
On houses and townhomes
For detached houses and townhomes, the JellyFish controller mounts in the garage and plugs into an existing outlet we’ve tested. Then a low-voltage cable runs into the soffit to the track. About 31% of housing units here were built before 1980, according to the Census. On older homes we often find garage outlets without ground-fault protection or circuits shared with freezers and laundry. We’ll flag anything like that in writing. Repairs are separate and up to the owner.
One mounting rule for every building
Whether it’s a three-story apartment building or a single-story house, JellyFish track goes under the soffit along the eaves and up the gable rakes, and nowhere else. We never mount on the roof surface or along the ridge, and we never put fasteners through roofing. JellyFish color-matches the track to the soffit at measuring, so on a building it reads as part of the trim by day.
Uses for property owners
- Year-round accent: a warm white band along the building that makes the property look maintained at night.
- Security: brighter white over entries and walkways on a schedule. JellyFish says its accent and security setting can replace traditional soffit lighting.
- Holidays: permanent Christmas lights in December, plus other seasons, without hiring a decorating crew each year.
- Leasing season: a welcoming scene for evening tours.
Each permanent holiday light scene is saved in the app and can be scheduled, and management can share access with on-site staff.
Zones for larger properties
Most University-area homes do well as one zone, with the whole house on one scene. On a single home, KWLE offers two zones as an extra option, often front versus back. On larger properties, zoning is planned with the building layout. For example, the leasing office can run its own scene while residential buildings stay on warm white. We’ll lay out the options in the written scope.
Storefronts, restaurants and offices
Commercial frontage is a natural fit for JellyFish. A restaurant can run its brand colors at dinner, switch to warm white at closing, and put up a holiday look in December without a decorating crew. An office building can use a steady, neutral white under its eaves that reads as architectural lighting, not decoration. Because KWLE is a commercial electrical contractor too, we can handle the electrical side. That means checking existing circuits, adding a dedicated circuit where one makes sense, and coordinating with your landlord or property manager. If your space is leased, we’ll need the landlord’s written approval, and we’ll check any shopping-center or sign rules that apply to exterior lighting before we propose a design.
What residents should know
If you live in a rented apartment or house, you can’t add permanent lighting on your own, and you shouldn’t try: the system attaches to the building. The best path is to show this page to your landlord or property manager. Many owners are glad to hear about a system that handles holiday decorating and improves curb appeal year-round.
Weather
University is inland, but Hurricane Milton brought 10 to 15 inches of rain to most of Hillsborough County in 2024, according to the National Weather Service. Under-eave mounting keeps the track out of direct wind and rain, and controllers stay indoors.
Permits
University is unincorporated, so Hillsborough County is the permitting authority. Where a permit applies, KWLE files it on our state license and coordinates the inspection, for a single home or a multi-building property.
Warranty
JellyFish’s 5-year parts warranty covers the track, lights and controllers. KWLE’s 2-year workmanship warranty covers our installation, or 5 years under a Member Care Plan.

University FAQ
I rent. Can I get JellyFish? Only with the property owner’s written approval, because the system is fastened to the building. Share this page with your landlord or manager.
Can a condo board approve it for the whole building? Yes. We prepare materials for the board and can present at a meeting.
Can on-site staff control it? Yes. App access can be shared with managers or maintenance staff.
Is KWLE woman-owned? Yes. We say woman-owned and nothing more; no certification is claimed.
What if a light fails on a big building? JellyFish lights carry a redundant data line, so one failed light doesn’t take down the rest of the run. We replace it under warranty.
How far are you? 27.6 miles straight-line from our Seminole shop, and Hillsborough County is a regular part of our service area.
