Palm River-Clair Mel is two eras of housing side by side. The Census estimates that about 36% of homes here were built before 1980, while roughly a quarter were built in 2010 or later. The median falls in 1993, right in the middle. About 27,800 people live in this unincorporated Hillsborough County community east of Tampa. Old house or new house: what changes

Built before 1980Built 2010 or later
Garage outletMay be ungrounded or lack GFCI; we test it and report in writingUsually GFCI-protected; we still test the circuit and its load
Fascia and soffitWe check for soft wood and loose panels before mountingUsually sound; we confirm the soffit type for routing cable
Eave shapeOften long, simple runsOften more gables and shorter runs
What stays the sameTrack under the soffit and up the gable rakes only, controller in the garage, licensed crew, same warranty

Our placement rule, without exceptions

JellyFish track goes on the underside of the soffit along your eaves, and up the gable rakes to frame each peak from below. We never install on the roof surface or the ridge, and we never put fasteners through roofing. The track is color-matched to your soffit when we measure, so it’s hard to spot by day.

The controller and your electrical system

The JellyFish controller is mounted on the inside wall of your garage and plugged into an existing outlet there. A low-voltage lead travels up into the soffit to the first light run. Before any of that, our electrician:

  1. Finds the breaker serving that outlet.
  2. Checks what else is on the circuit.
  3. Verifies ground-fault protection.
  4. Inspects the receptacle for wear or heat damage.
  5. Measures Wi-Fi strength at the mounting spot.

If any step fails, you get a written explanation and options. We don’t mount the controller on a circuit we wouldn’t trust, and repairs are always your decision.

Attached homes and multi-unit buildings

About one in ten housing units here is a townhome or other attached single-family home, and about 16% are in buildings with five or more units, according to the Census. For townhomes, we keep the design to your unit with your own controller and app, and we get the association’s written approval if it controls the exterior. For larger buildings, permanent lighting is a decision for the board or owner. We can light entrances, clubhouses and common-area eaves with the same system.

Mistakes we design out

Permanent lighting is new to a lot of homeowners, and a few avoidable problems come up again and again in the industry. Here’s how we prevent them:

  • Visible wires. Cable that dangles down the wall to an outdoor plug looks bad and takes a beating. Ours goes through the soffit to the garage.
  • Track that ends awkwardly. A run that stops a few feet short of a corner looks unfinished. We plan each run to end at a natural break.
  • Uneven peaks. If the lights on two sides of a gable don’t mirror each other, the eye catches it. Because each light is individually controlled, we set symmetrical patterns on every peak.
  • A controller that drops offline. Usually that’s weak Wi-Fi or a shared, overloaded circuit, and both get checked before install.
  • Glare into the house next door. Side elevations can be dimmed or turned off light by light.

Scenes for every season

People come to us for permanent Christmas lights. Then they find the other uses:

January–March: warm white in the evening, team colors for playoff runs.
April–June: pastels in spring, school colors for graduation weekend.
July–September: red, white and blue for the Fourth, then a security scene over the driveway while you travel.
October–November: orange and purple for Halloween, amber and gold for Thanksgiving.
December: classic red and green, an all-white twinkle, or a slow chase.

Each permanent holiday light scene is saved once and scheduled by date.

Two zones as an option

Most installs are a single zone, with the entire house running the same scene. KWLE offers two zones as an extra, so the front and back can run independently. It’s handy if the backyard holds a pool or patio where you want calm white light while the street side celebrates.

Weather on the bay side of Hillsborough

When Hurricane Helene passed offshore in 2024, the National Weather Service reported water levels generally 5 to 8 feet above the normal high-tide line along coastal Hillsborough County. Palm River-Clair Mel’s flood risk varies street by street, so check your own address in the county’s evacuation lookup. Whatever your risk, our design keeps the electronics indoors, up off the garage floor, and keeps the track tucked under the eave. When a storm is coming, there’s nothing to take down.

HOA approval

If you have an HOA or deed restrictions, check the rules on exterior lighting before you sign. JellyFish’s scheduling can keep the house to steady white outside approved holiday dates. We’ll give you photos, product information and a marked-up picture of your home for the application.

Permits

Palm River-Clair Mel is unincorporated, so Hillsborough County is the permitting authority, even with a Tampa mailing address. If a permit applies, we pull it under our license and coordinate the inspection.

Warranty

JellyFish: 5-year parts warranty on the track, lights and controller.
KWLE: 2-year workmanship warranty on the install, or 5 years with Member Care.

What to expect

A free visit with measurements and electrical checks. A written proposal. An install by our own licensed team, never subcontractors. An app walkthrough where we set up your scenes and calendar. Then the house runs on its own, and warranty service is one call away.

Palm River-Clair Mel questions

Does my Tampa address mean the City of Tampa? No. This Census-designated community is unincorporated, but we still confirm jurisdiction before we file anything.

Can I see a sample before deciding? We’ll show you photos of finished JellyFish installs on the design visit.

What brightness is the warm white? The everyday accent setting is a soft 2700K, and you can adjust brightness in the app.

How bright are the lights? They’re small LEDs, and JellyFish rates each one at 21 lumens or lower depending on color. They’re designed as accent and holiday lighting, not floodlights, so they glow rather than glare, and you can dim them further in the app.

Is KWLE woman-owned? Yes, and that’s all we claim. There’s no certification on our side.
