First, which East Lake? This page covers East Lake-Orient Park, the unincorporated Hillsborough County community just east of Tampa city limits. It’s not East Lake in north Pinellas, which has its own JellyFish page. The Census counts about 29,200 residents in East Lake-Orient Park, in a mix of housing: about 45% detached houses, 28% units in larger buildings, and 11% mobile homes, with a median build year of 1983. Keywest Lights & Electric (KWLE) is a woman-owned, licensed electrical contractor (EC13014717) and an authorized JellyFish Lighting dealer. We install permanent lighting here from 6248 Seminole Blvd, 27.2 miles away in a straight line.

Lighting plans by home type

Detached houses

About 44% of homes here were built before 1980, according to the Census. On a house that age, we treat the electrical check as the first step of the design, not an afterthought. The JellyFish controller plugs into an existing outlet in the garage, so we check that outlet’s ground, its GFCI protection, its physical condition and the breaker it shares with other loads before we use it. We also inspect the fascia and soffit, because track needs solid material to fasten to. Anything that needs fixing gets written up with options, and repairs are separate and your choice.

Mobile and manufactured homes

About one in nine housing units here is a mobile or manufactured home. JellyFish can often work on these. It depends on whether there’s an overhang to mount beneath, what the fascia is made of, and whether there’s a protected location with an existing outlet for the controller. Without a garage, a utility room or another enclosed indoor space may serve. We’ll be straight with you about whether your home is a fit. If you’re in a park with rules about exterior changes, get approval first. We can supply product information for it.

Apartments and condos

In multi-unit buildings, the owner or association controls the exterior, so permanent lighting is their decision. We work with owners and boards on building eaves, entries and common areas.

Renters

Roughly half of occupied homes here are rented, per the Census. If you rent, the property owner must agree in writing before we install, since the track becomes part of the building.

Where JellyFish goes

We fasten JellyFish track under the soffit along the eaves and up the gable rakes. We don’t install on the roof surface, we don’t run lights along the ridge, and we don’t penetrate roofing. The track’s color is matched to the soffit at measuring, and the lights sit nearly flush, so in daylight the house looks the way it always has.

The controller

It’s mounted on a garage wall, plugged into an existing outlet that we’ve tested, with low-voltage cable running into the soffit. There is no new outdoor box, no extension cord across the driveway, and no visible wire running down an exterior wall.

Two zones

A single zone keeps every eave on the same scene, which suits most East Lake-Orient Park homes. As an extra option, KWLE can split the system into two zones, so the street side and the back of the house run different scenes. It’s useful when the back faces a neighbor closely or you’d like softer light over a patio.

What to do with it

December is the headline: permanent Christmas lights that light up on their own every evening, with no ladders and no tangled strands. The rest of the year:

  • A warm white outline every evening that makes the house look cared for.
  • Bright white over the driveway and entry overnight, for security.
  • Bucs and Lightning colors on game nights.
  • Orange for Halloween, red-white-and-blue for the Fourth.
  • Personal days: birthdays, anniversaries, a welcome-home.

Each permanent holiday light look is stored in the app and scheduled by date, and the timing can follow sunset.

Getting the look right on a 1970s or ’80s house

Older homes often have modest overhangs and simple shapes: a long front eave, maybe one gable over the garage. A few choices make the biggest difference on that kind of house:

  • Spacing. JellyFish comes in 6-, 9- and 16-inch spacing. On a single-story ranch, the popular 9-inch spacing gives a classic holiday-bulb look. The 16-inch spacing makes each light read as its own point.
  • White temperature. Warm-white presets run from 2700K to 5000K. On cream or tan stucco, 2700K or 3000K usually looks best. On a white house, a slightly cooler setting can look crisper.
  • Peaks. If the garage gable is the only peak, we trace it fully, since it becomes the focal point of the whole facade.

We’ll talk through these choices on the visit, looking at your own siding and trim.

Small businesses

Shops, offices and restaurants along the commercial corridors can use JellyFish for brand colors after hours and a December look without a seasonal decorating bill. With the landlord’s written approval, we handle the electrical side as well.

Considerate brightness

Where homes sit close together, light spilling into a neighbor’s window is a real concern. Each JellyFish light is individually controlled and rated at 21 lumens or less, depending on color. We can dim a side elevation or turn off the few lights nearest a window, and set that up before we leave.

Weather

East Lake-Orient Park is inland of Tampa Bay, but Hurricane Milton dropped 10 to 15 inches of rain over most of Hillsborough County in 2024, the National Weather Service reported. The overhang shelters the track, and the controller stays indoors. Nothing needs to come down before a storm.

Permits

East Lake-Orient Park is unincorporated, so Hillsborough County is the permitting authority, even for addresses with a Tampa mailing city. When a permit applies, KWLE pulls it under our license and coordinates the inspection.

Warranty

The JellyFish 5-year parts warranty covers track, lights and controller. The KWLE 2-year workmanship warranty covers our install, or 5 years for Member Care Plan members.

East Lake-Orient Park FAQ

Is this the same as East Lake in Pinellas? No. That’s a different community in north Pinellas County, with its own page.

My house has old wiring. Can I still get lights? Usually. We check first and tell you about anything that needs attention.

Do you work on manufactured homes? Often, depending on the eave, the fascia and a protected outlet.

What if one light stops working? JellyFish uses a redundant data line, so the remaining lights keep running while we swap the failed one under warranty.

Is KWLE woman-owned? Yes. Woman-owned is what we claim; we claim no certification.
