Many Pinellas homes date from the 1950s through the 1980s, and plenty of them still have original panels, wiring or service equipment. A general home inspection notes problems, but it is a quick visual check. If the report raises electrical questions, the inspection period is the time to get answers, while you can still negotiate or walk away.

Why electrical matters before closing
- Insurance: older homes usually need a 4-point inspection, and carriers can decline or add conditions based on the panel or wiring. You may need coverage bound before closing.
- Cost surprises: a panel, service upgrade or rewire is a major project. Knowing in advance lets you ask for a repair, a credit or a price change.
- Safety: some findings, like scorching or overheated connections, should be fixed before you move in.
The checklist
- Panel brand and age. Federal Pacific (including Stab-Lok), Zinsco, Sylvania and Challenger panels are listed as ineligible in several Florida carriers’ published guidelines. See FPE and Zinsco replacement.
- Fuses instead of breakers, which many carriers also question.
- Wiring type: single-strand aluminum branch wiring, cloth-insulated cable or active knob-and-tube. See our aluminum wiring guide.
- Service size compared with the loads you plan: central AC, pool, EV charger, a home office.
- Hazards the 4-point form lists, such as double taps, scorching, corrosion, loose or exposed wiring and improper breaker sizes.
- GFCI protection in kitchens, baths, garage, laundry and outdoors, and working smoke alarms.
- Exterior equipment: a rusted meter can or service mast, especially near salt water.
- Flood history: panels, outlets or wiring that sat in water. See flooded electrical.
- Unpermitted work: additions, garage conversions or lanai circuits that may not have passed inspection. Ask the seller and check the permit history.
When to call a licensed electrician
Bring in an electrician when the home inspector or the 4-point inspector flags the panel, wiring or service, or when you plan big new loads. An electrician can open the panel, test circuits, check the grounding and bonding system and give you a written scope you can use to negotiate. Book early in the inspection period, since getting a visit and a written estimate takes a few days.
Using the findings
Share the written scope with your agent and your insurance agent. Ask your insurer exactly what they need before binding coverage: a repair before closing, a later deadline, or documentation from a licensed electrician. The seller may agree to fix items, credit you, or adjust the price. If the repair happens before closing, ask for the permit and final inspection records.

Frequently asked questions
Is a home inspection enough to check the electrical? It is a good start, but it is visual. If it flags the panel, wiring or service, have a licensed electrician evaluate it during your inspection period.
Will an old panel stop me from getting insurance? It can. Several Florida carriers list Federal Pacific, Zinsco, Sylvania and Challenger panels as ineligible. Ask your insurance agent before your inspection period ends.
Can the seller fix electrical problems before closing? Yes, if you negotiate it. Ask for permit and final inspection records for any repair.
How quickly can you look at a house under contract? Call as early in your inspection period as possible, and we will schedule around your deadline.
