Panel and breaker box replacement for Dunedin homes, condos and Main Street businesses, from older bungalows near downtown to 1970s–80s subdivisions and waterfront homes along St. Joseph Sound. What we find in Dunedin panels
Dunedin has about 36,100 residents, and its median home was built in 1976 (Census ACS 2020–2024). Roughly seven in ten homes are owner-occupied. The panel problems depend on the part of town:
- Older bungalows and mid-century homes near downtown. Original panels, some fuse boxes, small services, and Federal Pacific (Stab-Lok) or Zinsco panels with well-documented breaker concerns. Florida insurers commonly flag these on a 4-point inspection. More on FPE & Zinsco →
- 1970s–80s subdivisions off Curlew Road and Alt. 19. Panels now 40-plus years old, full of doubled-up breakers after decades of add-ons, and owners who want room for an EV charger, a pool heater or a remodel.
- Waterfront homes along St. Joseph Sound and near the causeway. Salt air corrodes breakers, bus bars, lugs and exterior enclosures much faster than inland. Exterior panels can look fine outside and be badly corroded inside. Some waterfront homes took saltwater during Hurricane Helene’s surge in 2024.
- Condos. The panel in your unit is usually yours to replace, but the meter center belongs to the association. We coordinate with the manager when the job touches shared equipment.
Signs your Dunedin panel needs attention
- Breakers that trip often, or feel warm or buzz
- Lights that dim when the AC or another big appliance starts
- A burning or hot-plastic smell near the panel (turn off the main if it’s safe and call us right away; we take emergency calls 24/7)
- Rust, water stains or a cover that won’t close
- A home inspector or insurance agent has flagged it
- You’re planning an EV charger, addition, pool or kitchen remodel
Breaker replacement or a full panel upgrade?
If one breaker is worn out and the panel itself is a sound, current brand with clean bus bars and room to spare, we can often replace just the breaker or add the AFCI/GFCI protection the home needs. We recommend a full panel upgrade when:
- The panel is Federal Pacific, Zinsco or another brand where replacement breakers don’t fix the underlying risk
- The bus bars are burned, pitted or corroded
- Replacement breakers are obsolete or hard to find
- There’s no room for the circuits you need
We’ll show you what we see, with photos, and let you decide.
Failed a 4-point inspection?
Read what the report actually says before you accept a quote to replace everything. Sometimes the fix is a full panel replacement. Sometimes it’s a corroded exterior panel, open breaker spaces and a few flagged outlets. On one Largo home, that’s exactly what we found: we fixed what the report flagged in one day instead of replacing every panel in the house. Read the 4-point case study → Send us your Dunedin report and we’ll tell you what it really requires.
Flooded or salt-damaged panels
If your panel, meter or breakers were under water, leave the power off. Saltwater-exposed equipment usually has to be replaced, and Duke Energy may require repairs and an inspection before reconnecting. If a home is being substantially improved or rebuilt after storm damage, the building department may require electrical equipment above a set elevation. We check before we quote. For the immediate problem, call our 24/7 emergency line.
Main Street businesses
Restaurants, breweries, shops and offices downtown call us when new equipment needs more circuits, a panel or subpanel is overheating, a new tenant is moving in, or an inspection calls out the electrical equipment. We assess the service and panel capacity, add subpanels or replace panels as needed, and can schedule shutdowns for off-hours so you don’t lose a service. See commercial electrical service.
Panel upgrade, service upgrade or SPAN?
A new panel replaces the box and breakers but doesn’t add capacity by itself. If you’re adding major loads, we run a load calculation first. Sometimes a new panel on the existing service is all you need. Sometimes you also need a service upgrade, with a larger meter base and service conductors coordinated with Duke Energy.
Want to monitor and control every circuit from your phone? A SPAN smart panel replaces your panel entirely, and with SPAN PowerUp™ it can manage EV charging to keep the home within its service rating, which can sometimes avoid a utility service upgrade.^ We’re a SPAN Authorized Installer with 20 SPAN installs. Solar and batteries are installed by our licensed partner installers; we handle the electrical work and manage the project.
Permits: City of Dunedin or Pinellas County?
- Inside city limits: City of Dunedin Building Division, 737 Louden Ave, which issues permits and performs inspections.
- Unincorporated areas next to Dunedin, and Palm Harbor to the north: Pinellas County.
- Utility: Duke Energy Florida. We schedule the disconnect and reconnect when the meter has to be pulled.
Give us the address and we’ll confirm the right office. A panel replacement always needs a permit. Unpermitted panel work can cause trouble with insurance claims and when you sell.
What a Dunedin panel upgrade includes
- Site visit. Panel, meter, grounding and bonding, wiring at the panel, and what you plan to add.
- Itemized quote after the site visit. Every part of the job on its own line. No panel prices over the phone.
- Permit and Duke Energy coordination.
- Installation, usually in one day for a home. Power is off for part of the day. Every circuit is tested and labeled on a printed directory.
- Whole-house surge protection at the panel. The electrical code adopted in Florida requires it when a home’s service equipment is replaced. See whole-house surge protection.
- Inspection. We schedule it and meet the inspector.
See our Good and Best panel options.
Hurricane season notes for this area
October is still hurricane season on the Gulf coast. For planned electrical work we keep the advice practical:
- Standby generators need a listed transfer switch ahead of the panel. Portable-generator interlocks are a different product and are not installed in a SPAN Panel. See generator installation and hookups.
- Whole-house surge protection is required by Florida’s adopted electrical code whenever a home’s service equipment is replaced, and it’s a smart add-on before storm season even when you’re not upgrading. See whole-house surge protection.
- After a storm: do a visual check before restoring power if the house took on water, if you smell burning, or if the meter can or panel was submerged or damaged. Call us for a post-storm inspection rather than flipping the main back on and hoping. Emergency calls are answered 24/7; we do not promise a response time.
- Permits: generator hookups, panel and service work still need the correct city or county permit. We pull those when we do the work.
Warranty, financing and scheduling
- 3-year workmanship warranty, extended to 5 years for Member Care Plan members.
- Financing available through Acorn Finance, subject to credit approval. Check your options without affecting your credit score. Ask us and we’ll include the financing link with your itemized quote.
- Hours: office 7 AM–5 PM, weekend service, and 24/7 emergency calls.

Dunedin panel upgrade FAQ
How much does a panel upgrade cost in Dunedin? It depends on the panel, your service size, the condition of the meter base and grounding, any code corrections, and whether it’s a City of Dunedin or Pinellas County permit. We give you an itemized quote after a site visit.
How long will my power be off? Most home panel replacements are done in one day, with the power off for part of it. For businesses, we can schedule the shutdown for off-hours.
Do I need a permit to replace a panel in Dunedin? Yes. Inside city limits it’s the City of Dunedin Building Division. Unincorporated addresses and Palm Harbor go through Pinellas County. We pull it either way.
My insurer flagged my Federal Pacific panel. What now? Send us the inspection report. We’ll schedule a site visit, give you an itemized quote, and pull the permit once you approve it. After the final inspection we can give you the documents your insurer asks for.
Can you replace the panel in my condo? Usually, yes. The panel in your unit is typically yours. We coordinate with your association for anything that touches the meter center or common areas.
My waterfront home’s panel is rusty. Is that a problem? It can be. Corrosion on breakers and bus bars causes heat and loose connections. We’ll open it up, show you what we find, and tell you whether it needs replacing.
