A few addresses near the edges fall inside Tarpon Springs or Dunedin city limits; we confirm the jurisdiction from your address before we file. We pull the permit and meet the inspector.

Utility: Duke Energy Florida serves most of Palm Harbor. Areas toward East Lake and the county line can differ, so check your bill. When the meter can has to be pulled or service equipment changes, we coordinate the disconnect and reconnect.

Flood zones: low-lying streets in Ozona, Crystal Beach and along the Sound sit in FEMA flood zones, and Hurricane Helene’s surge reached some of them in 2024. If your home is in one, the county may look at whether work counts as a substantial improvement, and equipment heights can matter. We check before we quote so it isn’t a surprise at inspection.

HOAs: a lot of Palm Harbor is HOA territory, from Lansbrook and the Innisbrook associations to smaller subdivisions. An indoor or garage panel swap rarely needs approval; exterior changes may. We’ll provide specs and a photo of the planned location if asked.
