Fans and fixtures in Dunedin homes
Dunedin has about 36,100 residents, and its median home was built in 1976 (Census ACS 2020–2024). Older bungalows near downtown, 1970s–80s homes off Curlew Road and Alt. 19, and condos along St. Joseph Sound each bring their own fan and fixture jobs:
- Light-to-fan conversions. Many rooms were built with a ceiling light, not a fan. A fan needs a fan-rated box to carry its weight and motion. If yours isn’t, we replace it with a fan-rated box or brace.
- Wobbly or noisy fans hanging from a light-duty box, loose at the mount, or out of balance.
- One switch for fan and light. For separate control, we may need to add a wire to the switch, or we can set up a wall control or remote.
- Dark rooms with one center fixture. Recessed or LED wafer lights brighten older rooms without major ceiling work. See lighting installation.
- Aluminum branch wiring in some homes built in the mid-1960s to early ’70s. We use approved connectors and repair methods when we find it at a box.
Condo lighting
Condo ceilings are often concrete, which changes how we mount fixtures and run new wiring. We’ll look at what’s above the ceiling before recommending recessed lights, and suggest surface-mount LED fixtures or fans on the existing box when that’s the cleaner answer. Some associations require approval or a certificate of insurance before work starts; tell us the building and we’ll handle that side.
Lanai, patio and pool-cage fans
- Damp-rated fans for covered lanais and screened porches
- Wet-rated fans anywhere rain can reach them directly, including pool cages
- Weather-resistant boxes, wiring and switches, and GFCI protection where the code calls for it
Near the water, salt air rusts indoor fans and cheap hardware fast. We’ll tell you which rating your spot needs before you buy, and suggest finishes that hold up on the coast.
Light fixtures
- Chandeliers and pendants over dining tables and kitchen islands, supported for their weight and hung at the right height
- Recessed and LED wafer lights in kitchens, hallways and living rooms
- Cove and under-cabinet LED lighting for a softer, layered look
- Vanity lights in bathroom remodels
- Outdoor lights: porch, garage, coach, dock and flood lights, plus motion sensors and photocells
- Dimmers and smart switches matched to LED fixtures, so they don’t flicker or buzz
You can buy your own fixtures and fans; we install anything that’s UL-listed (or listed by another recognized lab). Heavy fixture? We check what the ceiling and box can hold first.
Restaurant, brewery and shop lighting
Downtown Dunedin’s restaurants, breweries and shops depend on lighting that sets the mood and lets staff work. We install pendants and track lighting, LED kitchen and back-of-house fixtures, patio and string lighting on dedicated circuits, and exterior and sign lighting, and replace failing fluorescent fixtures. We can schedule work around your hours. See commercial electrical service.
Smoke and CO alarms
We install and replace hardwired, interconnected smoke alarms, so when one sounds, they all sound, and combination smoke/CO alarms for homes with gas appliances or an attached garage. Smoke alarms should generally be replaced about every 10 years; check the date on the back.
Permits in Dunedin
Swapping a fan or fixture for a new one in the same spot usually doesn’t need a permit. New circuits and new locations that extend wiring usually do. Inside city limits, permits come from the City of Dunedin Building Division at 737 Louden Ave. Unincorporated addresses and Palm Harbor go through Pinellas County. We pull the permit when it’s required.
How a fan or fixture visit works
- Call or book online and tell us what you’re installing. Photos of the ceiling and the fixture help.
- Bundle it. Several fans, a fixture and an outlet that stopped working? Put them all on one visit.
- We give you the price before we start.
- We install, balance and test every speed, light and switch, and clean up after ourselves.
Hurricane season notes for this area
October is still hurricane season on the Gulf coast. For planned electrical work we keep the advice practical:
- Standby generators need a listed transfer switch ahead of the panel. Portable-generator interlocks are a different product and are not installed in a SPAN Panel. See generator installation and hookups.
- Whole-house surge protection is required by Florida’s adopted electrical code whenever a home’s service equipment is replaced, and it’s a smart add-on before storm season even when you’re not upgrading. See whole-house surge protection.
- After a storm: do a visual check before restoring power if the house took on water, if you smell burning, or if the meter can or panel was submerged or damaged. Call us for a post-storm inspection rather than flipping the main back on and hoping. Emergency calls are answered 24/7; we do not promise a response time.
- Permits: generator hookups, panel and service work still need the correct city or county permit. We pull those when we do the work.
Warranty and plans
- 3-year workmanship warranty, extended to 5 years for Member Care Plan members. Members also get 7% off labor.
- For larger projects like a whole-house lighting update or a restaurant retrofit: financing available through Acorn Finance, subject to credit approval. Check your options without affecting your credit score. Ask us and we’ll include the financing link with your itemized quote.

Dunedin ceiling fan & light fixture FAQ
Is one ceiling fan too small a job? No. No job too small. If you have a few fans or fixtures, bundling them into one visit makes the most of the trip.
Can you replace a ceiling light with a fan? Usually, yes. The box has to be fan-rated, and we’ll replace it with a fan-rated box or brace if it isn’t.
Can you add recessed lights in my condo? It depends on the ceiling. Concrete ceilings often can’t take standard recessed lights, so we’ll look first and suggest slim surface-mount LED fixtures if that’s the better fit.
What kind of fan should go on my lanai? A damp-rated fan for a covered lanai or screened porch, or a wet-rated fan anywhere rain can reach it directly, like a pool cage. Near the water, choose a finish rated for coastal use.
Do I need a permit for new lighting in Dunedin? A same-spot swap usually doesn’t. New locations and new circuits usually do, from the City of Dunedin or Pinellas County. We handle it.
How much does ceiling fan installation cost? It depends on whether it’s a straight swap, a light-to-fan conversion or a new location, and on ceiling height. We give you the price before we start.
