Dunedin housing
Dunedin has about 36,000 residents on roughly 10.6 square miles of land, with about 12.5 square miles of water within city limits along St. Joseph Sound (Census Gazetteer). The median home was built in 1976, about 61% predate 1980, about 45% are single-family detached, and about 11% are mobile or manufactured homes (Census ACS 2020–2024).
About 93% of homes heat with electricity, so a long outage takes out heating, cooling and often hot water together.
Hookup options
- Inlet + listed interlock for a portable
- Transfer switch for selected circuits
- Standby generator + automatic transfer switch
- Surge protection at the panel
Choosing the connection
Your panel decides a lot. If a listed interlock kit exists for it and the panel is in good shape, an inlet and interlock is usually the simplest safe setup. If not, a manual transfer switch serving chosen circuits works with almost any panel. For a hands-off system, a standby generator with an automatic transfer switch is the step up. We’ll tell you which ones fit your house and why.
Why a permit and inspection matter
A generator connection ties into your service equipment, so it’s permitted work. The inspection confirms the interlock or transfer switch is listed and installed correctly, the inlet and cable are sized for the generator, and grounding is right. It also leaves a record that insurers and future buyers look for. Improvised setups, like a double-ended cord into a dryer outlet, can energize the street’s lines and injure utility crews.
Running it safely
Keep a portable generator outdoors, on a dry surface, well away from windows, doors and vents, and never in a garage, even with the door open. Put working carbon monoxide alarms inside the house. Let the generator cool before refueling, and keep the cord off standing water. These are the steps the CDC and generator manufacturers stress after every major storm.
Manufactured homes
Pinellas County says residents of mobile and manufactured homes must evacuate under any evacuation order, regardless of zone. A generator helps after you’re back. For these homes we check how the panel is fed, where an inlet can mount securely, and what the community allows.
Villas and 55+ communities
Many Dunedin villa and retirement communities have rules on outdoor equipment. An inlet on your wall is usually simple, while a standby pad often needs approval. If anyone in the home relies on medical equipment, tell us first so those circuits lead the load plan.
During an outage
Report the outage to your electric utility first; its outage page or app usually shows restoration estimates. Switch through the interlock or transfer switch before loading the generator, and keep it outdoors and away from openings, as the CDC advises.
What we check on site
We look at the panel brand, age and condition and confirm whether a listed interlock kit exists for it. We measure the route from a good inlet location to the panel, check the meter can and service mast, and talk through the loads you want to run. For a standby unit we also check clearances from windows, doors and vents and whether natural gas is available. You get a written proposal with each item listed separately.
Near St. Joseph Sound
Homes on the waterfront and on low-lying streets near the sound can be in storm-surge evacuation zones; check yours on Know Your Zone. In those locations, FEMA P-348 guidance recommends keeping generators and other utility equipment above the expected flood elevation, so we plan the inlet height and any standby platform with that in mind.
Keeping it ready
A generator that sits all year may not start when you need it. Run it under load every few months, keep fuel fresh or stabilized, check the oil, and inspect the inlet cord. For standby units, follow the manufacturer’s maintenance schedule. Before June 1, practice the switchover once so everyone in the house knows how.
Older homes and panel condition
On older Dunedin homes, the panel decides the connection: if it’s in good shape and a listed interlock exists for it, the job is straightforward. If it’s a brand insurers often question, or it’s full, a transfer switch or panel replacement comes first. Either way, a replaced service now includes a surge protector under current code.
Workmanship is warrantied for 2 years, or 5 years for Member Care Plan members. Financing is available through Acorn Finance, subject to credit approval.
Dunedin generator FAQ
Do you serve Dunedin? Yes. We’re about 13 miles south, at 6248 Seminole Blvd.
I live in a manufactured home. Can I stay home with a generator during a hurricane? No. Pinellas County requires mobile and manufactured home residents to evacuate under any evacuation order.
Can you prioritize medical equipment? Yes. Those circuits come first in the load plan.
Do villa associations allow generators? Rules vary. We provide what the board needs to review a request.
Do you handle the permit? Yes, and the inspection.
Dunedin households and generator fuel
Only about 4.2% of Dunedin homes use gas or propane for heat (ACS table B25040), so most houses have no gas line. For a standby generator here, a propane tank is often the starting point. We plan the transfer switch and panel side; the propane supplier sets and fills the tank.
Many Dunedin homes date from the 1970s or earlier (ACS table B25034). In a house that age we check the panel and its space before quoting a transfer switch, and we tell you if the panel itself should be replaced first.
Ask the propane supplier about tank placement rules for your lot.
