What runs off a Tierra Verde panel

About 4,100 people live on the islands, and the median home was built in 1989 (Census ACS 2020–2024). Since then, many homes have added:

  • A boat lift and dock lighting, often on a long run to a dock box at the seawall
  • Pool and spa pumps, heaters and lights
  • A second AC for an addition or upstairs
  • A generator inlet and interlock added after a hurricane season without power

A panel sized for a late-’80s house often has no room left. That shows up as breakers tripping when the lift, pool and AC run together, double-tapped breakers, or no open slots for the next project.

Dock and lift circuits, done right

When the dock is part of the job, we plan it as its own system: – A dedicated dock subpanel or feeder with GFCI protection where code requires it – Weatherproof boxes, stainless or nonmetallic hardware and conduit that holds up to sun and spray – The lift’s cut sheet, a wiring chart and a site plan of the dedicated circuit, all included in the county permit package

Salt, surge and corrosion

Tierra Verde is surrounded by water, and the equipment shows it: – Meter cans and outdoor panels rusting along the bottom edge, with covers that won’t latch – Breakers that stick or feel gritty when switched – Equipment that sat in recent Gulf storm surge. Replace breakers and bus bars that were in saltwater. Raise it or swap it?

If the panel work is part of a remodel, rebuild or storm repair, Pinellas County may review it as a substantial improvement or substantial damage project. That can require the meter, main and outdoor equipment to sit above the required flood elevation. We look at your flood zone and how the home is built (on a slab, elevated, or with parking below) and tell you up front whether you’re looking at a straight swap or a raise-and-rebuild. We’ll also tell you before the quote if review is likely, so your schedule isn’t thrown off later.

Condos and townhomes

In Tierra Verde’s HOA communities, the panel inside your unit is usually yours, while the meter bank and feeders belong to the association. We replace unit panels, schedule the feeder shutoff with your manager and provide the specs a board asks for.

Signs it’s due

  1. A Federal Pacific, Zinsco or other flagged brand, or an unreadable label
  2. Rust on the outdoor panel or meter can
  3. Warmth or buzzing at the cover or a breaker
  4. Breakers that trip when the lift, AC and dryer overlap
  5. Floodwater exposure, even if it “still works”
  6. A write-up from an inspector, insurer or HOA

Permit, utility and inspection

Pinellas County Building & Development Review Services (440 Court St., Clearwater) issues the permit through the county’s Access Portal. We confirm the right office for your address, file the permit and meet the inspector. Duke Energy Florida handles the disconnect and reconnect when the meter is pulled, and we schedule that too. Unpermitted panel work can cause trouble with insurance claims and when you sell.

  • Site visit: we open the panel, check grounding and bonding, and look at the dock, pool and generator equipment
  • Itemized quote: every part of the job on its own line, never a phone price
  • Install: usually one day for a straight swap; raised equipment or dock subpanels take longer. Every circuit is labeled on a printed directory.

Can my new panel also feed the boat lift? Usually it’s best to run a dedicated feeder to a dock subpanel. We size it with the lift’s cut sheet.

My mail says St. Petersburg. Which office issues the permit? Pinellas County, because Tierra Verde is unincorporated. We confirm it for your address.

My panel was in saltwater but still works. Do I need a new one? We recommend replacing it. The corrosion continues after it dries.

Will the new panel need to be raised? Only if the project triggers flood review or the equipment sits below the required elevation. We check before quoting.

How much does it cost? It depends on the panel, dock or pool work, elevation and any code corrections. You get an itemized quote after a site visit.

Can you add a generator inlet at the same time? Yes. We plan the inlet and a listed interlock or transfer switch into the new panel layout. See generator installation.
