Fans and fixtures across Clearwater

Clearwater has about 117,200 residents, and its median home was built in 1978 (Census ACS 2020–2024). The fan and fixture work changes with the neighborhood:

Clearwater Beach, Island Estates and Sand Key. Salt air eats fans and fixtures. Indoor-rated fans on a balcony or lanai rust, wobble and fail; metal fixtures pit and corrode. We install wet-rated fans and corrosion-resistant fixtures and hardware suited to the coast, with weather-resistant boxes and GFCI protection where the code calls for it.

Skycrest, Morningside, Del Oro and central Clearwater. Many homes date from the 1950s through the ’70s. Ceiling boxes are often light-duty and not fan-rated, there may be no ground at the box, and older cloth-insulated wiring can crumble when it’s disturbed. We check what’s in the ceiling before hanging anything, and we’ll tell you if a box or wire needs attention first.

Countryside and north Clearwater. Mostly 1980s homes with vaulted great rooms, lanais and pool cages. Common jobs: light-to-fan conversions, downrods sized for high ceilings, outdoor fans in pool cages, and lighting updates during kitchen and bath remodels.

Ceiling fans

  • Fan replacements for old, wobbly or noisy fans
  • Light-to-fan conversions with a fan-rated box or brace
  • New fan locations with a new switch where there’s no wiring yet
  • Outdoor fans: damp-rated for covered lanais, wet-rated anywhere rain or spray can reach them
  • High and vaulted ceilings with the right downrod and sloped-ceiling mount
  • Controls: separate fan and light switches, wall controls, remotes and smart controls

Light fixtures

  • Chandeliers and pendants, supported for their weight and hung at the right height
  • Recessed and LED wafer lights. See lighting installation.
  • Vanity lights in bath remodels
  • Exterior fixtures for porches, garages, docks and walkways, chosen to hold up near salt water
  • Dimmers and smart switches matched to LED fixtures

You can buy your own fixtures and fans; we install anything that’s UL-listed (or listed by another recognized lab). Near the water, ask us before you buy; finish and rating matter more here.

Hotels, condos and short-term rentals

Hotel, condo and vacation-rental owners need rooms back in service and done right. In one Clearwater Beach hotel guest room, a ceiling box had wires hanging with no fixture and an outlet box above the counter was broken open. We installed a new ceiling light, repaired the boxes, installed new outlets, and tested everything before handing the room back. See the Clearwater Beach hotel repair →

Condo owners: fixtures inside your unit are usually yours. For balconies, exteriors and common areas, we coordinate with your association. For building maintenance, see commercial electrical service.

Smoke and CO alarms

We install and replace hardwired, interconnected smoke alarms, so when one sounds, they all sound, and combination smoke/CO alarms for homes with gas appliances or an attached garage. Smoke alarms should generally be replaced about every 10 years; check the date on the back.

Permits in Clearwater

Swapping a fan or fixture for a new one in the same spot usually doesn’t need a permit. New circuits and new locations that extend wiring usually do. Inside city limits, permits come from the City of Clearwater Planning & Development office at 100 S. Myrtle Ave. Unincorporated Clearwater-area addresses go through Pinellas County, and Belleair, Belleair Bluffs and Belleair Beach have their own arrangements. We pull the permit when it’s required.

How a fan or fixture visit works

  1. Call or book online and tell us what you’re installing. Photos of the ceiling and the fixture help.
  2. Bundle it. Several fans, a fixture and an outdoor GFCI that keeps tripping? Put them all on one visit.
  3. We give you the price before we start.
  4. We install, balance and test every speed, light and switch, and clean up after ourselves.

Warranty and plans

  • 3-year workmanship warranty, extended to 5 years for Member Care Plan members. Members also get 7% off labor.
  • For larger projects like a whole-house lighting update or a remodel: financing available through Acorn Finance, subject to credit approval. Check your options without affecting your credit score. Ask us and we’ll include the financing link with your itemized quote.

Hurricane season notes for this area

October is still hurricane season on the Gulf coast. For planned electrical work we keep the advice practical:

  • Standby generators need a listed transfer switch ahead of the panel. Portable-generator interlocks are a different product and are not installed in a SPAN Panel. See generator installation and hookups.
  • Whole-house surge protection is required by Florida’s adopted electrical code whenever a home’s service equipment is replaced, and it’s a smart add-on before storm season even when you’re not upgrading. See whole-house surge protection.
  • After a storm: do a visual check before restoring power if the house took on water, if you smell burning, or if the meter can or panel was submerged or damaged. Call us for a post-storm inspection rather than flipping the main back on and hoping. Emergency calls are answered 24/7; we do not promise a response time.
  • Permits: generator hookups, panel and service work still need the correct city or county permit. We pull those when we do the work.

Clearwater ceiling fan & light fixture FAQ

What kind of fan should go on my beach-home balcony or lanai? A wet-rated fan anywhere rain or spray can reach it, with corrosion-resistant finishes and hardware. A damp-rated fan is fine for a fully covered, screened lanai inland.

Can you replace a ceiling light with a fan in my older Clearwater home? Usually, yes. Older boxes often aren’t fan-rated, so we replace the box or add a brace, and check the wiring while we’re in there.

Is one ceiling fan too small a job? No. No job too small. Bundling a few fans or fixtures into one visit makes the most of the trip.

Do you work in hotels and condos on Clearwater Beach? Yes. We do unit and guest-room work and coordinate with managers and associations for anything outside the unit.

Do I need a permit for a new light fixture in Clearwater? A same-spot swap usually doesn’t. New locations and new circuits usually do, from the City of Clearwater, Pinellas County or your Belleair municipality. We handle it.

How much does ceiling fan installation cost? It depends on whether it’s a straight swap, a light-to-fan conversion or a new location, and on ceiling height. We give you the price before we start.
