EV Charger Installation in Tierra Verde, FL

Tierra Verde is made land. Dredging in Boca Ciega Bay in the late 1950s and ’60s merged roughly fifteen small islands into the island you drive onto from the Pinellas Bayway, which opened in December 1962. That history still shapes charger installs: low ground, a lot of water on every side, salt in the air, and homes that range from 1960s ground-level houses to new builds raised over their garages. Why Tierra Verde drivers want home charging

Getting anywhere means the Bayway and its toll plaza, then I-275 north into St. Petersburg or south over the Skyway. Charging away from home means planning a stop around the trip off the island. A charger in your own garage means you leave every morning with a full battery and don’t have to plan errands around a charging stop.

Flood elevation comes first

Helene’s storm surge in September 2024 pushed water into canals, garages and ground floors across the barrier islands, Tierra Verde included. So before we talk about charger brands, we talk about height.

  • Newer raised homes: living space sits above the design flood elevation, with parking or storage below. Florida’s flood-resistant construction rules generally want the electrical equipment serving the house at or above the required elevation. We plan where the panel, the disconnect and the charger can sit, and confirm it with the county before we quote.
  • Older ground-level homes: the garage is at grade and the panel may be in it. We’ll talk honestly about mounting height, about whether the panel itself should move up, and about what happens if water comes in again.
  • Substantial rebuilds: if storm repairs or a remodel are big enough to trigger the county’s floodplain rules, put the charger circuit into the plan now rather than adding it later.

After Helene, Pinellas County also warned that saltwater-flooded EVs and golf carts can ignite days or weeks later. They shouldn’t be charged or stored in a garage until inspected.

Salt air and outdoor equipment

On an island in the mouth of Tampa Bay, anything mounted outside needs to be rated for wet locations, with corrosion-resistant hardware and sealed conduit entries. We use outdoor-rated chargers for carports and exposed pads, keep connections inside the garage where we can, and check the existing panel for corrosion before we add a 240-volt circuit to it.

The panel: newer than most beach towns, but busy

Tierra Verde’s median home was built in 1989 (Census ACS 2020–2024; about 4,100 residents), younger than most Pinellas beach communities. Many homes have 200-amp service. The catch is load: two or three AC systems, a pool and spa, a boat lift and sometimes an elevator. Our load calculation counts all of it. When the numbers are tight, we cap the charger or use load management. When they don’t work at all, a Tierra Verde panel upgrade or a service upgrade goes on its own line of the quote.

Condos, townhomes and gated associations

Much of Tierra Verde lives in condominiums and townhome communities with assigned or garage parking. For condo owners, Section 718.113(8), Florida Statutes, means the association can’t prohibit a charger in your limited common element or exclusively assigned space. The power must be separately metered (or run through an embedded meter) and paid by you, and the association can require a licensed contractor, insurance and reasonable placement standards. In townhome and single-family HOAs, a charger inside a closed garage is usually not the association’s call under Section 720.3045, but an exterior unit may be. Permit and utility

Tierra Verde is unincorporated, so every EV circuit is permitted through Pinellas County Building & Development Review Services on the county’s Access Portal. We file the application with the load calculation and any flood-elevation details, and meet the county inspector.

Power comes from Duke Energy Florida. If you’ll charge overnight, compare Duke’s residential time-of-use rate with its Off-Peak Charging Credit for Level 2 owners (one or the other, not both). Who issues the permit for a charger in Tierra Verde? Pinellas County. Tierra Verde is unincorporated, so the permit goes through the county’s Access Portal. We handle it and the inspection.

Can the charger go in the parking area under my raised home? Usually, with the panel and disconnect kept at or above the required flood elevation and the circuit run down to the charger. We confirm the details with the county first.

Will salt air ruin an outdoor charger? Not if it’s rated for outdoor use and installed with corrosion-resistant hardware and sealed entries. Where we can, we keep connections inside the garage.
