A young housing stock, with a few twists
Wesley Chapel has about 76,000 residents (Census ACS 2020–2024), and the median home was built in 2006. Most homes sit in master-planned communities: Seven Oaks, Meadow Pointe, Wiregrass Ranch, Union Park, Epperson and Watergrass. In practice:

Unincorporated Wesley Chapel is permitted by Pasco County Building Construction Services through the PascoGateway online portal. Pasco’s EV charger submittal asks for a site plan showing where the charger goes, a one-line electrical diagram, manufacturer spec sheets and a load calculation. We prepare and file the package, then meet the county inspector. We confirm the address is unincorporated before filing, since a property inside a city limit would go to that city instead.
HOAs and community rules
Nearly every Wesley Chapel subdivision has an HOA, and many also sit inside a CDD. A charger mounted inside the garage isn’t visible from the street, so Florida’s HOA statute generally keeps it your call. A unit on the outside of the house or a driveway pedestal may need architectural review first. We’ll give you the spec sheet and a site sketch for the application.
Commute and charger size
Many Wesley Chapel drivers head south on I-75 or Bruce B. Downs Blvd toward USF, New Tampa and downtown, or west on SR 54 and SR 56.
