Condo owners: what Florida law allows
Florida Statute 718.113(8) protects condo owners who want to charge at home: – The association can’t prohibit a charger in your limited common element or assigned parking space. – You pay for the installation and the electricity. Power is either separately metered or run through an embedded meter. – The installation can’t cause irreparable damage, and you pay to remove it if needed later. – The board may require a licensed contractor, a certificate of insurance naming the association within 14 days, reimbursement of any added insurance premium, and compliance with reasonable architectural standards. – You get an implied easement across common elements to run the wiring.
Under 718.113(9), a board can also choose to install chargers in common areas for everyone, and that isn’t treated as a material alteration.
How a condo garage install works
In a Sarasota high-rise, the job is mostly engineering and paperwork: 1. Find the power. We trace a route from your unit’s meter or panel, or a house meter, to your space. Long conduit runs through parking decks are common. 2. Check building capacity. The building’s service and the garage distribution have to support the new load. On larger projects, an engineer’s review may be needed. 3. Package it for the board. Route drawing, charger spec sheet, our license (EC13014717) and certificate of insurance. 4. Coordinate access with building management for the install day.
If the board wants shared chargers for the whole garage, that’s a commercial electrician project with its own load study, and we can quote it too.
Single-family homes in Sarasota
The City of Sarasota has about 57,000 residents (Census ACS 2020–2024), and its median home dates to 1976. Single-family work splits two ways: – Laurel Park, Southside Village and other older neighborhoods have 1920s through 1950s homes, smaller services, detached garages and alley parking. Running power to a detached garage may need trenching. If your home is in a designated historic district, exterior equipment may need review, and we’ll check. – Mid-century and newer homes across the city often have 150- to 200-amp service. A load calculation tells us whether a 40- or 50-amp circuit fits.

Permits and the utility
- Inside city limits: the City of Sarasota issues the permit through its online permitting portal. Simple electrical permits can often be handled quickly.
- Unincorporated Sarasota County: permits go through the county’s Accela portal.
Sarasota homes are served by Florida Power & Light (FPL). FPL’s EVolution Home program, which bundles an FPL-owned charger with an off-peak rate for eligible homes with an attached garage, doesn’t apply to most condo towers. Check fpl.com for current eligibility.

Can my Sarasota condo board refuse my charger request? Generally, no, not for your assigned space or limited common element. Under 718.113(8), you pay for the install, power and insurance, and the board can set reasonable standards and require a licensed contractor.
What does the board usually ask for? A route drawing, the charger spec sheet, the contractor’s license, a certificate of insurance and sometimes an engineer’s review. We prepare the package.
My Laurel Park garage is detached. Can it get a charger? Usually, yes. We run a feeder or dedicated circuit from the house, which may involve trenching, after checking panel capacity and any historic review.
I live on Lido Key. Does flooding change anything? Yes. We check the flood zone, mount equipment high and use outdoor-rated, corrosion-resistant hardware.
