Wesley Chapel keeps adding rooftops. Census Bureau 2020–2024 numbers list 76,011 residents; 39.7% of homes went up in the 2000s, 24.0% in the 2010s and 9.3% in 2020 or later, and the median year built is 2006 or earlier. A typical floor plan here is roomy, with a median of 6.2 rooms, and 34.6% of homes have four bedrooms. Between 2010 and 2019, 43.8% of householders arrived. Owners hold 77.1% of homes; 69.3% are detached, 13.6% are attached townhomes, and the median resident is 37.1. Plenty of these houses still wear only the builder’s coach lights. Keywest Lights & Electric (KWLE), woman-owned and holding Florida electrical license EC13014717, fixes that with JellyFish. Our 6248 Seminole Blvd office is 38.7 miles off as the crow flies.

Three types of Wesley Chapel homes
The 2000s single-family house
These houses tend to have vinyl or aluminum soffit in good shape. Gutter corners and the original garage outlet deserve a look. We check soffit edges for sun brittleness, probe fascia where water collects, and test the receptacle before anything else.
The newer build
For a home from the last decade, condition is not the issue. Layout is. Builders favor multiple gables, hip sections and second-story eaves. We plan corners and transitions so every run starts and ends somewhere deliberate.
The townhome
With 13.6% of units single-family attached, townhome owners ask too. The association controls eaves and exterior power, so approval comes first. We plan the owner’s own unit, with board approval for that unit.
Placement rules we follow
The rail travels under the soffit eave by eave and then up each gable rake, and that is the entire route. No hardware lands on the roof and no screw meets a shingle or tile, which matters on a roof only a few seasons old. The channel is tinted to your soffit and each light stands roughly a quarter inch off it.
Controller, outlet and Wi-Fi
A single control box runs every light. It hangs on the garage wall beside an outlet that is already there, and a thin low-voltage lead climbs into the eave. Wesley Chapel garages carry a lot of load (an EV charger, a spare fridge, a golf cart), so the electrician reads the breaker, the GFCI and what else shares that run before anything plugs in. Upstairs routers sit far from many garages here, so we check Wi-Fi strength at the exact spot the box will hang.
Architectural review
Deed-restricted streets come with covenants, so read yours first. Review committees want to know three things: how it looks, how bright it is and when a display may run. JellyFish’s HOA sheet covers the first two: a quarter-inch profile, 21 lumens or less per light, and a 2700K accent preset. For the third, the scene can drop to plain white outside the allowed dates. Your application gets photos, the product sheet and a marked-up layout from us.
For an HOA review, we prepare:
- JellyFish’s own spec sheet for the product
- The chosen channel color, keyed to your soffit or fascia paint
- Your house photo with each planned run drawn along eaves and gable rakes
- The inside-the-garage spot for the control box and its outlet
- KWLE’s state electrical license, EC13014717
Approval stays with the board; the packet just hands them everything to judge.
Seeing it from the street
On a two-story house, the upper eave is the line people notice from the sidewalk. We recommend 6- or 9-inch spacing there so it reads as continuous. On single-story sections, or for a quieter look, 16 inches works. Everyday whites range from 2700K to 5000K. Warm tones flatter tan and cream stucco, and the cooler end suits gray, white and blue paint.
A Wesley Chapel calendar
| When | Scene |
|---|---|
| School nights | Warm white at sunset, dimmed at 10 |
| Football weekends | Team colors from noon |
| October 31 | Purple and green flicker |
| December | Permanent Christmas lights: multicolor chase or slow white twinkle |
| Birthdays | The guest of honor’s color |
| Fourth of July | Red, white and blue sweep |
Saved scenes keep their dates, so next year’s calendar fills itself.
A first-year owner’s checklist
If you’ve only recently moved in, a few decisions are easier to make before the lights go up:
- Exterior paint. If you plan to change the trim color, do it first so the track matches the new soffit.
- Gutters and screens. Gutter guards or a new pool cage can change the eave line, so schedule those first.
- Garage layout. Decide where the freezer, charger and shelving will go, so the controller isn’t buried behind them.
- Mesh Wi-Fi. If you’re adding a mesh node, put one near the garage.
- Who runs the app. Pick a main account holder, then share access with the rest of the household.
None of these is required, but each one makes for a smoother install and a better-looking result. We’ll go through the list together on the design visit.
Zones
A single zone puts the whole house on one scene, and that suits most homes here. KWLE can add a second zone, for instance a holiday show out front while the lanai or pool cage side holds a soft white, or a separate casita or detached garage on its own scene.
When the next storm comes
The Tampa Bay weather office’s Milton summary lists 8 to 12 inches of Pasco County rain and a top measured gust of 59 mph near Zephyrhills. Under the eave the lights stay out of the driving rain, the control box stays in the garage, and no seasonal cords hang on the house to tie down before a storm.
Coverage after installation
JellyFish backs the hardware for 5 years of parts. KWLE backs the labor for 2 years, or 5 with Member Care.
Permits
Wesley Chapel is unincorporated Pasco County. Where the work needs a permit, it’s a county permit, and KWLE files it ourselves.
Our process
- Talk: a short call about the house, the HOA and what you want.
- Visit: measurements, an outlet test and a Wi-Fi reading.
- Plan: a written proposal and an HOA packet if you need one.
- Install: KWLE’s own licensed crew, never subcontractors.
- Hand-off: app setup for everyone in the household, with your first scenes saved.
Neighbors
Wesley Chapel sits near Land O’ Lakes and Lutz. See Pasco County JellyFish service or the main JellyFish page.
Permanent Christmas lights for Wesley Chapel addresses
We book the work day around your calendar after you sign off on the drawing. Families here switch the same eave line from December reds to Fourth of July stripes to team colors on game night, and the app flips it on at dusk with nobody near a switch.
Four steps, start to finish: a mockup drawn on your photo, a visit with a tape measure, one day on site, and a phone walk-through. Christmas light installation in Wesley Chapel this way is done once; you choose which eave edges glow on the mockup before anyone opens a ladder, and the rail stays put after.
Questions
Is Keywest Lights & Electric one of the Christmas light installers near me for Wesley Chapel?
Wesley Chapel is on our route. Send one front photo for a free mockup of the eaves and gable rakes lit.
What does permanent lights on house eaves look like on a Wesley Chapel home?
Seen from the curb it is one sharp line along eave and rake, and the app paints that line whatever color you pick.
Will the track be obvious on a new house? No. It’s the color of the soffit and tucked in its shadow.
Can we extend it if we add a pool cage or casita? Yes. We plan the run ends so a later section can join cleanly.
Will it look right on a townhome row? It looks best when neighbors match spacing and track color.
Can both of us control it? Yes. App access can be shared.
What happens if a light fails? A second data path inside the JellyFish run keeps its neighbors glowing, and we swap the dead one under warranty.
Woman-owned? Yes, KWLE is a woman-owned business.
Is permanent outdoor lighting worth it on a newer Wesley Chapel home? Yes. Newer homes tend to have straight, sound trim, so the channel goes on cleanly, and the lights work every night as accent and security light, not just in December.
Do LED lights use a lot of electricity? No. They pull a small fraction of what old incandescent strings did, and the schedule runs them only when you want.
Behind the numbers: Wesley Chapel population, age, tenure and year-built shares are American Community Survey 2020–2024 estimates (Census Bureau). Rain and wind figures are from the National Weather Service’s Milton narratives for Pasco (weather.gov). The place is identified in the 2020 Census place file. How is permanent lighting different from seasonal Christmas light installation in Wesley Chapel?
A hired crew can string clips along a Wesley Chapel gutter every November and pull them back off in January, and next year you pay for the same two trips. JellyFish track is screwed in under the eaves and up the gable rakes a single time and left there. Nothing gets boxed for the attic. December reds and greens, a blue-and-white run of Hanukkah lights, a birthday color and a soft porch-white the rest of the year all come out of that one install.
Ask about Hanukkah lights installation on the same track.
