Level 2 home and light-commercial charging across Brandon — two-car garages off Lumsden and Bell Shoals, driveway installs along Lithia Pinecrest, and condo or townhome spaces near Westfield Brandon where the board will allow it. A charger install starts with a load calculation on a TECO service, the right mounting spot, and a Hillsborough County permit through HillsGovHub. We’re based in Seminole about 31 miles west and schedule Brandon EV work as planned installs, not as a same-day response promise. Licensed (EC#13014717).

How Brandon homes are set up for charging
Brandon has about 119,800 residents, and the median home was built in 1993 (Census ACS 2020–2024). That puts a lot of the CDP in the “already has 150- or 200-amp service” bucket, but the week-to-week jobs still split:
- 1990s–2000s subdivisions off Lumsden Road, Bell Shoals and Lithia Pinecrest where the panel is in the garage and the parking spot is a short hardwired run away
- Older 1970s–80s tracts west and south of Brandon Boulevard where the panel is full, the service is still 100 amps, and the “garage” is a carport or side-yard parking
- Patio homes and townhomes near Westfield Brandon and along Providence Road where the unit panel is the homeowner’s and the meter bank belongs to the association
- Retail and office suites along SR 60 that want a Level 2 charger for staff or customer parking
We start by asking where the car actually parks overnight and how far you drive on a typical day — Brandon-to-downtown Tampa and Brandon-to-I-4 East corridors look different on a load calc than a short hop to Westfield.
Load calculation before the charger
Brandon is TECO territory. Before we recommend a charger we do a load calculation, then size the circuit to how you drive. Plenty of Brandon drivers who commute into Tampa or hop over to Riverview do fine on a 32- or 40-amp charger rather than the biggest unit on the shelf.
If the numbers are tight, we look at load management first. Many good chargers can be capped or scheduled for overnight. A SPAN smart panel with SPAN PowerUp™ can slow or pause charging so the home stays inside its service rating, which can sometimes avoid a utility service upgrade.^ We’re a SPAN Authorized Installer with 20 SPAN installs. When an upgrade really is the answer, the Brandon panel upgrade or a Brandon service upgrade goes on its own line of the quote, and TECO coordination is part of that line — not a surprise later.
Hardwired charger or a 14-50 outlet?
- Hardwired wall charger: our usual recommendation in a finished garage. It looks cleaner, can run at a higher rate and leaves no exposed outlet.
- NEMA 14-50 receptacle: an option if a mobile charger already rides in your trunk. EV receptacles need GFCI protection under the code, and a hardwired unit can usually be set to a higher charging rate on a comparable circuit.
Any listed charger (UL, ETL or similar) works, including the Tesla Wall Connector. Tell us your car and we’ll suggest a charger that fits it and the circuit.
Condos, townhomes and Florida condo law
If you own a condo unit near the mall or along Brandon Blvd, Section 718.113(8), Florida Statutes says the association can’t prohibit an EV charging station in your limited common element or exclusively designated parking space, though it can set reasonable conditions such as a licensed contractor, a permit, separate metering and responsibility for costs. We prepare the drawings and equipment details your board or property manager asks for, and we can talk with them directly.
Permits and TECO in Brandon
Brandon is unincorporated Hillsborough County, so every EV circuit is permitted through Hillsborough County Development Services via the HillsGovHub portal. There is no separate Brandon city building department.
Utility: TECO (Tampa Electric). A simple branch-circuit install usually doesn’t need a utility disconnect; a panel or service upgrade that comes with the charger does, and we schedule that with TECO when it does.
Distance and how we schedule
Our shop is at 6248 Seminole Blvd, Seminole, FL 33772, about 31 miles from central Brandon. That puts Brandon in Tier 3: planned, high-ticket work only. We schedule EV installs as planned work: photos or a call, site visit and load calc, itemized quote, permit, then install day. We do not promise a response time from Pinellas, and we do not advertise all-hours office coverage for charger appointments. Office 7 AM–5 PM, weekend service available; emergency calls are answered 24/7 separately via our emergency electrician service.
How an install works
- Start with photos or a call: which cars you drive, where you park, the panel with the door open, and any HOA or board requirements you already know about.
- Site visit and load calculation.
- Itemized quote after the site visit. Every part of the job on its own line. No prices over the phone.
- Hillsborough County permit, filed by us, plus any board or HOA package.
- Install day. Plan on a few hours when the parking spot is close to the panel. A long run, a new subpanel or shared-garage work adds time, and we tell you how much up front.
- Inspection, then setup. When the inspector signs off, we match the charger’s setting to its breaker and show you how to schedule charging.
Warranty, financing and scheduling
- 3-year workmanship warranty, extended to 5 years for Member Care Plan members.
- Financing available through Acorn Finance, subject to credit approval. Check your options without affecting your credit score. Ask us and we’ll include the financing link with your itemized quote.
- Hours: office 7 AM–5 PM, weekend service, and 24/7 emergency calls.

Brandon EV charger FAQ
How much does EV charger installation cost in Brandon? It depends on your service and panel, the distance to where you park, condo or HOA requirements, Hillsborough County permitting, and the charger. You get an itemized quote after a site visit.
Do I need a permit for a home EV charger in Brandon? Yes, because it’s a new electrical circuit. Brandon is unincorporated, so the permit goes to Hillsborough County Development Services through HillsGovHub. We apply and schedule the inspection.
Will I need a panel or service upgrade first? Only if the load calculation says so, or if the panel is already at the end of its life. We’ll quote a Brandon panel upgrade or service upgrade as its own line when that’s the case.
Can our Brandon condo association refuse a charger? Not outright. Florida’s condo statute, Section 718.113(8), protects a unit owner’s right to install one in a limited common element or assigned space, while letting the board require reasonable conditions such as a licensed contractor, a permit and separate metering.
Do you also install chargers in Tampa and Riverview? Yes — see EV chargers in Tampa and EV chargers in Riverview.
Is there still a federal tax credit for home chargers? The federal credit for home charging equipment only applied to property placed in service by June 30, 2026, so new installs no longer qualify. Ask your tax advisor about anything else that may apply.
