Three questions we answer before quoting

1. Manatee or Sarasota County? Lakewood Ranch straddles the county line. Villages in the north, such as Greenbrook, Summerfield, Edgewater, Country Club and Lakewood National, are mostly in Manatee County. Waterside and the newer villages to the south are largely in Sarasota County. Each county has its own building department and online permit system, so we look up your parcel first.

2. FPL or PRECO? Most homes are served by Florida Power & Light, but parts of Lakewood Ranch are on Peace River Electric Cooperative (PRECO), which runs a service center in Lakewood Ranch. FPL homeowners with an attached garage can look at FPL’s EVolution Home program, which pairs an FPL-owned charger with off-peak pricing. PRECO members should ask the co-op about current EV offerings. Your bill tells you which one you have.

3. Does the work need Modifications Committee approval? Lakewood Ranch’s governing documents require prior written approval from the Modifications Committee for exterior changes. A charger mounted inside the garage typically stays out of view, but an exterior unit, a driveway pedestal, or a new conduit run on the outside wall could need approval. We provide the drawings and spec sheets for the application, and we wait for approval before starting exterior work.

What newer Lakewood Ranch homes usually have

Lakewood Ranch has about 44,000 residents (Census ACS 2020–2024), and most live in homes built since the 2000s: – 200-amp service is typical, and some larger homes have 320- or 400-amp service with two panels. A dedicated 40- to 60-amp EV circuit usually fits after a load calculation. – Panels in the garage, which keeps runs short. – Three-car and tandem garages, where the car that needs the charger may be farther from the panel. – Pool heaters, two AC systems and rooftop solar, which affect available capacity and whether a smart panel is worth adding.

Solar, batteries and two EVs

Rooftop solar is common on newer Lakewood Ranch homes. Note that FPL’s EVolution Home isn’t offered with net metering, so most solar homeowners install their own charger and schedule it around production and their rate. Solar panels and batteries are installed by our licensed partners. We do the electrical work and manage the project. For two EVs, a pair of power-sharing chargers on one circuit is usually more practical than two full-size circuits.

Driving patterns and charger size

Residents commute west on University Parkway and SR 70, or north and south on I-75 toward Tampa and Sarasota. A 32-amp charger on a 40-amp circuit replaces that mileage overnight for most EVs, sized at 125% because charging counts as a continuous load. Larger trucks and SUVs may justify a 48-amp unit on a 60-amp circuit.

Lakewood Ranch EV charger FAQ

Is my Lakewood Ranch home permitted by Manatee or Sarasota County? It depends on your village and parcel. Northern villages are mostly Manatee County and southern ones mostly Sarasota County. We confirm before filing.

Do I need Modifications Committee approval for a charger? Exterior changes need prior written approval. A charger inside the garage usually doesn’t change the exterior, but outside units or conduit may need approval. We supply what the committee needs.

I’m on PRECO, not FPL. Does that matter? The install is the same. Rate programs differ, so check with PRECO about current EV options, and we’ll set up the charger’s schedule to match.

My home was built in 2018. Will I need a panel upgrade? Probably not, but the load calculation decides, especially with pool, solar or a second EV in the mix.
