One city, several very different EV installs

Clearwater has about 117,200 residents (Census ACS 2020–2024) and a median home built in 1978, but the EV charger job changes a lot depending on where you live:

  • Countryside and north Clearwater. Mostly 1980s single-family homes and HOA communities with attached garages. These are often the simplest installs, as long as the panel has room. Some HOAs ask for approval when equipment is visible from the street, so we’ll give you the specs to submit.
  • Skycrest, Morningside, Del Oro and other central neighborhoods. Many homes date from the 1950s through the ’70s, with smaller services, original panels and carports instead of garages. We check capacity first and plan an outdoor-rated install where you park.
  • Clearwater Beach, Island Estates and Sand Key. Condos and waterfront homes, salt air, and flood-zone rules. Equipment choice and mounting height matter more here than anywhere else in the city.
  • Downtown, US-19 and the Gulf-to-Bay corridor. Offices, hotels, apartments and retail adding charging for guests, tenants, staff or fleet vehicles.

Load calculation first, upgrades only if needed

A Level 2 charger is one of the largest continuous loads a home can have. Before we install anything, we:

  1. Add up your existing loads: AC, water heater, range, dryer, pool equipment, and anything you’re planning.
  2. Size the charger to your driving. Most Clearwater drivers are well served by a 32- or 40-amp circuit, even with a daily commute over the Courtney Campbell.
  3. Look at load management. Many chargers can be turned down or throttle themselves when the house is busy. A SPAN smart panel with SPAN PowerUp™ can pause or slow EV charging to keep the home within its service rating, which can sometimes avoid a utility service upgrade.^
  4. Upgrade only when the numbers say so. If the panel is full, corroded or a brand insurers flag, or the service can’t carry the load, we explain a panel upgrade or service upgrade and list it separately on your quote.

Clearwater Beach and waterfront homes: salt air and flood rules

  • Corrosion. Salt air eats exposed terminals, screws and cheap enclosures. We use outdoor-rated equipment, stainless or corrosion-resistant hardware where it’s available, and in-use covers on any receptacle.
  • Flood zones. Much of the beach and Island Estates is in FEMA flood zones, and Hurricane Helene’s surge in 2024 showed why that matters. We mount chargers and disconnects as high as practical and check whether your building or the City has elevation requirements for new electrical equipment.
  • Garages under the house. In elevated homes, the parking level often floods first. We’ll talk through placement so the charger and its circuit aren’t the first things to get wet.

Condos in Clearwater: your right to install a charger

Florida law (Section 718.113(8), Florida Statutes) says a condominium association can’t prohibit a unit owner from installing an EV charging station in the owner’s limited common element or exclusively designated parking space. The association can set reasonable conditions, including:

  • Safety requirements and reasonable architectural standards
  • Installation by a licensed firm
  • Separate metering (or an embedded meter) so the owner pays for the electricity
  • Proof of insurance, and the owner covering installation, maintenance and removal costs

We work with condo boards and property managers on the beach and in mainland Clearwater. We look at the meter room, find the best path from your meter to your space, and give the association the specs it asks for. Hotels, apartments and workplaces

Clearwater’s hotels and short-term rentals increasingly get asked “Do you have EV charging?” We assess the building’s service capacity, recommend charger counts and power levels, plan for load management so chargers don’t push the building into a bigger service, and handle permitting. Hardwired charger or a 14-50 outlet?

  • Hardwired wall charger. Our usual recommendation: cleaner install, higher charging speeds, no outlet to wear out.
  • NEMA 14-50 receptacle. Works with plug-in mobile chargers. We install it with the GFCI protection the code requires for EV charging receptacles, plus an outdoor-rated in-use cover if it’s outside.

Any charger listed by a recognized testing lab (UL, ETL or similar) is fine, including the Tesla Wall Connector and your car maker’s charger.

Permits and the utility

  • Inside Clearwater city limits: City of Clearwater Planning & Development, 100 S. Myrtle Ave.
  • Unincorporated Clearwater-area addresses, including pockets near Largo and along US-19: Pinellas County.
  • Belleair, Belleair Bluffs and Belleair Beach have their own arrangements.
  • Utility: Duke Energy Florida. We coordinate if a service upgrade is part of the job.

A new 240-volt EV circuit needs an electrical permit. We pull it and meet the inspector.

Hurricane season notes for this area

October is still hurricane season on the Gulf coast. For planned electrical work we keep the advice practical:

  • Standby generators need a listed transfer switch ahead of the panel. Portable-generator interlocks are a different product and are not installed in a SPAN Panel. See generator installation and hookups.

  • After a storm: do a visual check before restoring power if the house took on water, if you smell burning, or if the meter can or panel was submerged or damaged.   • Permits: generator hookups, panel and service work still need the correct city or county permit. We pull those when we do the work.

How much does it cost to install an EV charger in Clearwater? It depends on the distance from your panel to where you park, your panel and service, the charger, and whether it’s a house, condo or commercial building. We give you an itemized quote after a site visit.

Can my Clearwater Beach condo association stop me from installing a charger? Under Section 718.113(8), Florida Statutes, an association can’t prohibit a unit owner from installing a charger in their own limited common element or designated parking space, but it can set reasonable conditions.
