Electrical Service Upgrades in Lakewood Ranch, FL

In Lakewood Ranch the house is usually new and the service is usually 200 amps. The upgrade conversation starts when a family adds what the builder didn’t: a second EV, a pool heater and spa, an outdoor kitchen, a larger heat pump, a whole-home generator or a battery. A new community with growing loads

Lakewood Ranch has about 43,900 residents, and its median home was built in 2014 (Census ACS 2020–2024), one of the newest housing stocks anywhere around Tampa Bay. Typical reasons a Lakewood Ranch owner calls us:

  • Two EVs. Two Level 2 chargers on a 200-amp house with central AC and a pool often don’t fit without load management.

Manatee or Sarasota: it matters for the permit

Lakewood Ranch straddles the Manatee–Sarasota county line, with University Parkway roughly marking the divide. Manatee-side permits go through the county’s Online Services portal; Manatee’s permitting office happens to sit inside Lakewood Ranch on Town Center Parkway. Sarasota-side addresses are permitted by Sarasota County. We check the parcel before we file anything.

Utility: FPL for most addresses

Most of Lakewood Ranch is served by Florida Power & Light; a few eastern pockets may be on a cooperative, so the bill is the tiebreaker. With FPL, a service upgrade starts as a project application on the FPL Project Portal, and FPL assigns a project manager. Only FPL reconnects service, and only after it receives the passed inspection. Nearly every Lakewood Ranch village is underground: FPL handles the lateral and meter, and the owner is responsible for the meter socket and everything on the house side.

HOA and CDD review

Lakewood Ranch villages have active architectural review, and many sit within community development districts. A meter-base or disconnect change on an exterior wall can need approval even when it looks nearly identical to the old one. We provide equipment cut sheets and a photo of the planned location so the application is simple.

When an upgrade isn’t the answer

  • The upgrade. A 320-amp class meter base to FPL spec, larger service-entrance conductors, main disconnects, two panels where the design calls for it (Good ABB or Best Siemens), grounding and bonding, and whole-house surge protection, which the electrical code adopted in Florida requires when dwelling service equipment is replaced (surge protection).
