Riverview grew from a quiet stretch of the Alafia River into one of Hillsborough County’s largest communities in about twenty years. We’re roughly 30 miles away in Seminole, so in Riverview we take on planned projects, scheduled ahead, rather than quick service calls.
Keywest Lights & Electric is a woman-owned, family-run electrical contractor (license EC13014717) working since 2010. For Riverview homes, that means panel and service upgrades, EV chargers, SPAN smart panels, generator hookups and the circuits that go with a remodel, each one quoted after a site visit.

A young housing stock with new demands
About 113,700 people live in Riverview, and the median house was built in 2006 (Census ACS 2020–2024). Most of it is subdivision construction off Boyette Road, Big Bend Road and Progressive Drive, in communities such as Panther Trace, Summerfield and Boyette Springs. The wiring is modern. What runs out is room: a 150- or 200-amp builder panel in the garage, filled up by a pool heater, an outdoor kitchen, a converted bonus room and now a car charger.
So the Riverview calls we’re best suited for look like this:
- A panel with no open spaces, often full of tandem breakers. Panel upgrades in Riverview
- A house that needs more amps for a second AC, a shop or two EVs, coordinated with TECO. Service upgrades in Riverview
- A Level 2 charger for the I-75 or US-301 commute. EV charger installation in Riverview
- Circuit-level control and EV load management from a SPAN Authorized Installer. SPAN smart panels in Riverview
- A generator inlet or transfer switch before the next storm. Generator installation and hookups
- Dedicated circuits and lighting added as part of a bigger project. GFCI/AFCI & dedicated circuits · Indoor, outdoor & recessed lighting
Along the Alafia
Riverview isn’t all new construction. Older homes from the 1980s and ’90s sit near the river and along US-301, and some still have crowded or corroded panels that come up on 4-point insurance inspections. After Hurricane Milton in October 2024, the Alafia rose into low-lying streets near its banks. If water reached your panel, meter socket or disconnect, leave it off until it’s inspected; flood-exposed breakers usually need to be replaced under a county permit, not dried out.
HOAs and community development districts
Many Riverview neighborhoods have an HOA, and some also sit inside a community development district. Work inside the garage rarely needs approval. A new exterior disconnect, a generator pad or conduit on the front of the house usually does, and we send the specs and photos your architectural committee asks for.
Who permits and who powers it
There’s no City of Riverview. It’s unincorporated, so electrical permits come from Hillsborough County Development Services through the HillsGovHub portal, and the county inspector signs off before TECO restores power after a service change. Tampa Electric (TECO) is the utility. If you’re adding a charger, ask us about TECO’s Energy Planner time-of-use program.
How a Riverview job is scheduled
- You send photos of the panel (door open), the meter and where the new equipment would go.
- We set a site visit and run a load calculation.
- You get an itemized quote. We don’t price projects over the phone.
- We pull the permit and book the install day, then meet the inspector.

Riverview FAQ
Our Summerfield house is about 20 years old. Why would it need electrical work? Usually because the panel is full, not because anything is failing. A load calculation tells us whether a larger panel is enough or the service needs upgrading too.
Do newer Riverview homes need a panel upgrade for an EV? Often not. Many can add a Level 2 charger on a dedicated circuit, and the load calculation confirms it.
Who issues electrical permits in Riverview? Hillsborough County Development Services, through HillsGovHub. Riverview has no city building department.
Can you come out today for a problem in Riverview? No. At about 30 miles, we schedule planned work only, and for urgent repairs we’ll point you to a closer electrician.
