Keystone covers the far northwest corner of Hillsborough County, west of Lutz and north of Citrus Park, with lakes, larger lots and a rural feel. It’s about 24 miles from Seminole by way of Oldsmar, so it’s one of the nearer Hillsborough communities we serve.

Big lots, lakes and mostly owners
The Census Bureau puts Keystone at about 35 square miles of land plus 4 square miles of water, home to roughly 25,900 people. About 92% of homes are owner-occupied, and the median home was built in 1999 (ACS 2020–2024). With space between houses, the jobs here tend to be longer runs: detached garages and barns, well pumps, docks on the lakes, pool equipment and generator hookups for homes at the end of long driveways.
Keystone at a glance (U.S. Census Bureau, ACS 2020–2024 5-year estimates):
- People: about 25,858
- Median construction year: 1999
- Pre-1980 housing: 10.5%
- Housing added since 2010: 8.6%
- Owner-occupancy: 92.1%
- Share of detached homes: 89.6%
Lakes, wells and outbuildings
Keystone is almost 90% single-family detached homes (ACS 2020–2024), and with 4 square miles of water inside the community, many lots back up to a lake. Wells, docks and pool equipment all add circuits that tie back to one panel. About 22% of homes don’t heat with electricity, so some homes also have propane or gas equipment that a generator plan needs to account for.
Propane on Keystone acreage
Since only about 78.2% of Keystone homes heat with electricity, a fair number have a gas or propane supply. That opens up standby generator options and can reduce electrical load. We plan the electrical side and work alongside a licensed gas contractor when fuel lines are involved.
Newer Keystone builds
About 8.6% of Keystone homes were built since 2010. For these homes, we often install several upgrades in one visit, such as an EV charger, surge protection and permanent lighting, on one permit. That saves trips and keeps the panel layout planned rather than pieced together.
Before the next storm in Keystone
Census table B25040 puts electric heating at about 78% of homes. When the grid goes down, so does the whole house, which is why many owners here add a generator inlet or standby unit. Zones are set by address, so check yours on the Hillsborough County evacuation lookup. By the Census Gazetteer, Keystone spans about 35.1 square miles, with 4.03 square miles of water. Water and electrical gear don’t mix: if a storm wets your panel or meter, leave it off and call us. More in our flooded electrical guide.
Keystone work we plan
Common Keystone projects:
- Generator installation and hookups for homes on large lots
- Service upgrades when a house, shop and pool all share one meter
- EV chargers in attached or detached garages
- Whole-house surge protection in an area with frequent summer storms
- Outdoor and security lighting along driveways and outbuildings
Eave lights for lakefront Keystone homes
On a Keystone home set back from the road, permanent eave lighting does double duty as driveway and security light most of the year and holiday color in December. We fit the track under the soffit and along each gable rake under the overhang, including the garage gable. Larger houses sometimes need more than the power supply built into the controller, so we add up to three more power units, four in total. The controller lives in the garage on an existing outlet when there’s one handy.
Lighting a large Keystone home: we plan power before we mount anything. Long soffit runs are split across the controller’s built-in supply and up to three extra power units. On a lakefront lot, the back of the house can be its own zone, which we offer as an option.
Whether you call it permanent holiday lighting or soffit lighting, it stays up all year. See how it works on our JellyFish Lighting page, compare options on permanent lighting, or read about JellyFish in Hillsborough County. You can also get a free design preview of your home.
Booking a Keystone visit
Keystone is a straight run up from Oldsmar, so it’s one of the easier Hillsborough trips for us, but we still treat it as scheduled work: site visit, written quote, then a set install day and permit.
Every job carries a 2-year workmanship warranty, extended to 5 years for Member Care Plan members. JellyFish hardware has a 5-year parts warranty, and Acorn Finance offers financing subject to credit approval.

Keystone questions
Can you wire a detached garage or barn? Yes. We size the feeder, trench or route it, install a subpanel and pull the permit for the whole run.
Do you install generator connections in Keystone? Yes. We install inlets with interlocks for portable generators and transfer switches for standby units, sized to what you want running in an outage.
Will permanent lights work on a big house? Yes. Larger homes get additional power units connected to the controller, up to four in total, so the brightness stays even from end to end.
Can permanent lights reach a detached garage too? Usually the eave of a detached garage can be lit as its own run. We look at power at that building on the site visit.
When were most Keystone homes built? Mostly 1980s–2000s: the Census median is 1999, and about 10% predate 1980.
What about rental homes in Keystone? Owners and property managers book us directly. Around 8% of homes are rentals, per the Census.
