EV Charger Installation in Town ‘n’ Country, FL

Town ‘n’ Country was one of Tampa’s first big suburbs. LaMonte-Shimberg started building on a former dairy farm near Hillsborough Avenue and Memorial Highway in 1958 and had put up nearly 8,000 homes and townhouses by 1978. Later subdivisions such as those in Countryway filled in toward Linebaugh Avenue. So a charger here might go on a concrete-block carport wall from 1962, in the garage of a 1990s Countryway home, or in a condo lot near the airport. Each needs a different plan, and we start by looking at the panel. We’re about 18 miles away in Seminole, across the Courtney Campbell, so Town ‘n’ Country EV work is booked as a planned install. The original 1958–1978 homes

The streets north and south of Hillsborough Avenue, around Twelve Oaks and Morgan Woods and out toward Waters Avenue, are mostly single-story concrete-block houses. Common situations at charger time:

  • A 100- or 125-amp service that already carries central AC added years after the house was built.
  • An older panel brand. We replace Federal Pacific Stab-Lok and Zinsco panels before adding a new 240-volt circuit rather than adding load to them.
  • Aluminum branch wiring in some homes from the mid-1960s to early 1970s. It doesn’t stop a charger install, which gets its own copper circuit, but we note it and explain your options.
  • Block exterior walls. There’s no stud cavity to fish wire through, so the circuit runs in surface conduit along the wall or through the attic and down. We plan a tidy route before quoting.
  • Carports instead of garages. That means an outdoor-rated charger, a weatherproof disconnect where required, and a cable holster mounted where the cord won’t sit in a puddle.

Countryway and the newer subdivisions

The 1980s and 1990s neighborhoods off Countryway Boulevard, Sheldon Road and Linebaugh usually have attached garages and 150- or 200-amp services, so the run is short. Many of these subdivisions have an HOA, while many of the older original sections don’t. If your community has architectural rules, a charger inside the garage rarely needs approval, but anything mounted outside might. Ask your HOA before we schedule, and we’ll provide the spec sheet they want.

Flood zones near the bay and the creeks

Town ‘n’ Country runs down to Old Tampa Bay, and neighborhoods near the shoreline, such as Bay Port Colony, or along Rocky Creek and Sweetwater Creek include FEMA flood zones. For a carport or driveway charger in a flood zone we mount the unit and its connections high, keep junction points above likely water, and check whether the location triggers any floodplain review with the permit.

Charging around an airport schedule

Tampa International Airport borders the community, and a lot of residents work shifts there or in Westshore. Overnight charging doesn’t fit every schedule. A charger with app scheduling lets you set charging windows around your actual hours. TECO’s Energy Planner time-of-day rate rewards running big loads in its lower-price periods, and both Energy Planner and TECO’s Prime Time Plus credit program work with hardwired Level 2 chargers, not plug-in units. For daily driving to Westshore, downtown or the airport, a 32- or 40-amp circuit refills the battery comfortably. Only two-EV households or long daily commutes justify going bigger.

When capacity is tight

We do a load calculation first. A charger that can be capped or scheduled, or a SPAN smart panel in Town ‘n’ Country with SPAN PowerUp™ that slows or pauses charging, can sometimes keep an older home within its service rating and avoid a utility service upgrade.^ We’re a SPAN Authorized Installer with 20 SPAN installs. Condos, villas and townhomes

Town ‘n’ Country has plenty of condo and villa communities where the parking and meter bank belong to the association. If you own a condo unit, Section 718.113(8), Florida Statutes keeps the association from prohibiting a charger in your limited common element or exclusively assigned space. The board can require a licensed contractor, a permit, separate metering and that you pay the costs. We prepare the drawings and details the board asks for.

Permit and the drive from Seminole

Town ‘n’ Country is a census-designated place, not a city, so the permit goes to Hillsborough County Development Services through HillsGovHub, even with a Tampa mailing address. We file it and meet the inspector. TECO only gets involved when the job includes meter or service work.

Our shop at 6248 Seminole Blvd, Seminole, FL 33772 is about 18 miles from central Town ‘n’ Country. That’s just outside our ~15-mile emergency and small-job area, so Town ‘n’ Country is Tier 3: scheduled installs only, and no response-time promises from Pinellas. Town ‘n’ Country EV charger FAQ

My house is a 1960s block home with a carport. Can I get a Level 2 charger? Usually, yes. We run the circuit in conduit along the block wall or through the attic, use an outdoor-rated charger, and check that the 100- or 125-amp service has room. If it doesn’t, we’ll show you the options.

My house has aluminum wiring. Is that a problem for a charger? The charger gets its own new copper circuit, so it can still be installed. We’ll point out the aluminum branch circuits and explain how they can be made safer.

I work nights at the airport. When should I charge? Whenever the car is parked and power is cheapest for your plan. We set the charger’s schedule to your hours and TECO’s pricing periods if you’re on Energy Planner.

Does a Town ‘n’ Country EV charger need a permit? Yes. It’s a new circuit, and the permit comes from Hillsborough County through HillsGovHub. We file it and schedule the inspection.

How is the price figured? It depends on the panel and service, the conduit route, the charger, any HOA or board requirements and the permit. You get an itemized quote after the site visit.

Is there still a federal tax credit for a home charger? No. It only applied to equipment placed in service by June 30, 2026. Ask your tax advisor about anything else that may apply.
