HOAs, condos and Florida condo law
Most of Palm Harbor is HOA territory. A charger inside your own garage usually doesn’t need HOA approval, but anything on the exterior can. In Innisbrook, Lansbrook and similar communities, the association may control the walls, roof or meter bank, so we confirm who owns what before we quote.
If you own a condo unit, Section 718.113(8), Florida Statutes says the association can’t prohibit an EV charging station in your limited common element or exclusively designated parking space, though it can set reasonable conditions such as a licensed contractor, a permit, separate metering and responsibility for costs. Palm Harbor is unincorporated, so every EV circuit is permitted through Pinellas County Building & Development Review Services (440 Court St., Clearwater) on the county’s online Access Portal.
