Westchase is a master-planned community in northwest Hillsborough County, built mostly from the 1990s through the 2000s around a golf course and a series of villages. It’s about 19 miles from our shop in Seminole, straight across the Courtney Campbell or up Race Track Rd. Because the homes are newer, the SPAN conversation here is rarely about fixing an old panel and almost always about solar, batteries and EVs.
Why SPAN fits Westchase homes with solar and batteries
Westchase homes are large family homes, often with a pool, two AC systems and one or two EVs. Many have added solar, and a growing number have added a battery for storm season. The typical battery install backs up a fixed set of circuits through a separate subpanel, chosen once and rarely revisited. SPAN says it extends battery life by 40% in an outage,* and its Backup Overload Protection (NEC 2023 Article 702.4) helps prevent brownouts and battery resets. Westchase homes and their electrical systems

Westchase’s median home was built in 2000, newer than almost anywhere else we work in Pinellas or Hillsborough. Panels here are usually in good shape, but they’re also often full. Over 25 years, owners have added pool heaters, outdoor kitchens, generator inlets, solar backfeed breakers and EV circuits, and there’s no room left. A SPAN Panel replaces that crowded box with one where every circuit is measured and controllable.
Many Westchase homes have 200-amp services, which most SPAN models are designed around. Larger homes in villages like The Bridges or along the golf course may have more than 48 circuits, which can mean more than one SPAN Panel. Garage-mounted panels are common here, which usually makes for a straightforward install, and every SPAN model is rated for indoor or outdoor placement if yours is on an exterior wall.
Storms and outages in northwest Hillsborough
Westchase is inland, so storm surge isn’t the issue it is on the beaches. Wind and long outages are. Hurricane Milton in October 2024 left large parts of northwest Hillsborough without power for days, and summer thunderstorms cause shorter outages regularly. With solar, a battery and SPAN, you can keep the essentials running, cycle the AC on and off as the battery allows, and keep the pool and EV charger off until the grid returns.
Some Westchase homes also have a standby or portable generator. SPAN works with a standby generator only through a transfer switch upstream of the panel, and a portable-generator interlock can’t go in a SPAN Panel. Without a compatible battery, circuit control on generator power is manual. We’ll explain how your setup would work before you decide.
Hillsborough County permits, TECO and the Westchase HOA
Westchase is unincorporated, so electrical permits come from Hillsborough County Development Services through the county’s HillsGovHub portal, not the City of Tampa. Westchase is served by TECO (Tampa Electric), and TECO has its own requirements and scheduling for disconnects, reconnects and meter work. We pull the county permit, coordinate with TECO and meet the inspector.
The Westchase Community Association and individual village associations review exterior modifications. An indoor or garage panel replacement usually doesn’t change anything visible, but if exterior equipment changes, you may need approval first. We’ll provide equipment specs and a photo of the planned location for your application.
