Palm Harbor is North Pinellas’s largest community, and it’s unincorporated, so it has no city hall of its own. Neighborhoods range from the golf communities around Innisbrook and Lansbrook to the old fishing village of Ozona and the waterfront homes of Crystal Beach on St. Joseph Sound. Palm Harbor housing and aging 1980s panels

Palm Harbor’s median home was built in 1985, and most neighborhoods went up between the 1970s and the 1990s. That means a lot of original panels are now 35 to 45 years old. Permits and HOAs in Palm Harbor

Because Palm Harbor is unincorporated, electrical permits come from Pinellas County Building & Development Review Services in Clearwater, through the county’s online Access Portal. Crystal Beach and Ozona are unincorporated as well. We pull the permit, coordinate the Duke Energy disconnect and reconnect when the meter has to be pulled, and schedule the county inspection.

A lot of Palm Harbor is HOA territory: Lansbrook, the Innisbrook condo associations, and dozens of smaller subdivisions. An indoor or garage panel replacement rarely needs HOA approval, but exterior equipment changes may require architectural review.
