South Tampa has the densest cluster of high-value homes in the Tampa Bay area, and many of them are in the middle of a renovation, just finished one or are new builds on lots where an older house came down. Davis Islands, Hyde Park, Palma Ceia, Beach Park and the streets off Bayshore Blvd are full of EV owners and early adopters of solar and batteries. Why SPAN fits South Tampa homes with solar and batteries

South Tampa homes tend to be big on loads: multiple AC systems, pools, outdoor kitchens, wine rooms, and one or two EVs in the garage. A battery wired to a fixed backup subpanel can only cover a fraction of that, and the choice of which fraction was made on install day. SPAN gives you that choice back. In the SPAN Home app you can decide which circuits the battery supports during an outage, check estimated backup time and let SPAN shed lower-priority loads so the battery isn’t overloaded.

On normal days, SPAN shows each circuit’s use next to your solar production. For homes with two EVs on one service, SPAN’s load management can slow or pause EV charging so the house stays within its service rating, which in some homes avoids or delays a service upgrade. South Tampa housing, from bungalows to new builds

Hyde Park and the older parts of Palma Ceia have early-1900s bungalows and historic homes where we find knob-and-tube wiring, fuse boxes and small services, often only partly updated during past remodels. Davis Islands, developed in the 1920s, mixes Mediterranean Revival homes with mid-century houses and large modern rebuilds. Beach Park and the streets near Westshore have a lot of 1950s ranches that are being renovated or replaced.

That range means two very different SPAN jobs. In an older home, we often replace the panel, correct grounding and bonding, and sometimes upgrade the service at the same time, with every item listed on the itemized quote. In a large new build with more than 48 circuits or a service over 200 amps, the job is usually a multi-panel SPAN design that sits alongside the existing battery gateway. If you’re mid-renovation, planning SPAN before the electrical rough-in saves rework.

Storm surge and outages in South Tampa

Hurricane Helene’s storm surge in September 2024 flooded parts of Davis Islands, Bayshore Blvd and low-lying South Tampa neighborhoods, and Hurricane Milton’s winds two weeks later caused widespread outages across Tampa. South Tampa sits low and close to the bay, so many homes are in flood zones. Owners with solar and batteries kept power, and SPAN would have let them decide which circuits got it and see how long the battery would last.

Flood rules affect where electrical equipment can go. Replacement equipment in flood zones may have to meet elevation requirements, and substantially improved homes can face floodplain review. Every SPAN model is rated NEMA 3R for indoor or outdoor installation, which gives us options when the old panel sits low. If your panel took on water in 2024, have it evaluated first.

Permits, historic review and TECO

Inside city limits, electrical permits come from the City of Tampa Construction Services Division. Hyde Park and other historic districts have their own review for exterior changes, so if a new panel, meter or disconnect will be visible from the street, we plan for that from the start. Indoor panel replacements usually don’t change the exterior.

South Tampa is served by TECO (Tampa Electric), not Duke Energy, and TECO has its own service requirements and scheduling for disconnects, reconnects and meter work. We coordinate directly with TECO, pull the permit, and meet the city inspector. Condo owners on Bayshore and Davis Islands should check with their association before any electrical work that touches common areas.

Site visit, itemized quote and warranty for South Tampa homes

  1. Site visit and load calculation. We look at your panel, meter, grounding, solar and battery equipment, and ask what you plan to add.
  2. Itemized quote. You get an itemized quote after the site visit, with every part of the job on its own line. No prices over the phone.

Our 3-year workmanship warranty covers the electrical work we do, extended to 5 years for Member Care Plan members. That’s separate from SPAN’s own 10-year limited panel warranty, which depends on installation by SPAN or a SPAN Authorized Installer.
