Condo unit panels on Gulf Boulevard
Most of the town’s roughly 1,200 residents (Census ACS 2020–2024) live in condo buildings. Inside a typical unit, the panel and branch wiring belong to the owner, while the meter bank, feeders and electrical rooms belong to the association. Here’s how a unit panel job usually goes:
- We read your building’s rules first, including contractor insurance, working hours, elevator use and who has to sign off.
- We size the new panel for your renovation, whether that’s an induction range, a second bath, a tankless heater or new kitchen circuits, and confirm the feeder can support it.
- We coordinate the feeder shutoff with your property manager so neighbors aren’t surprised.
- We submit the specs a board asks for, then pull the town permit.

After the 2024 storms
If your panel or breakers sat in saltwater during Helene or Milton, plan to replace them, even if everything “still works.” Salt keeps corroding bus bars and breaker mechanisms after the water’s gone, and a breaker that won’t trip is a fire risk you can’t see.
When a panel replacement is part of a storm repair or a major remodel, the town may review it as a substantial improvement or substantial damage project. That can mean raising the meter, main or outdoor equipment above the required flood elevation. We check your flood zone and how the home is built (on a slab, elevated, or with parking under a raised floor) before quoting, and we’ll tell you up front whether it’s a simple swap or a raise-and-rebuild.
Is it time?
- The panel is a Federal Pacific, Zinsco or a fuse box, or the label can’t be read
- There’s rust along the bottom of the panel or around the breakers
- The cover or a breaker feels warm, or the panel buzzes
- Breakers trip when the AC, dryer and kitchen run together
- An insurer, inspector or condo board has written it up

Permit and utility
Inside town limits, electrical permits come from the Town of Indian Shores Building Department, 19305 Gulf Blvd. We pull the permit, meet the inspector and schedule the disconnect and reconnect with Duke Energy Florida when the meter has to come out. Unpermitted panel work can cause trouble with insurance claims and when you sell.

Indian Shores panel upgrade FAQ
Can you replace my condo unit’s panel without affecting the whole building? Usually, yes. Only your unit’s feeder has to be shut off, and we arrange that with the property manager.
My building’s board wants specs before approving the work. Can you provide them? Yes. We provide the panel model, the load calculation and our insurance certificate.
My panel was in saltwater but still works. Do I need a new one? We recommend replacing it. The corrosion continues even after it dries.
Who issues the permit? The Town of Indian Shores Building Department at 19305 Gulf Blvd. We pull it.
How much does it cost? It depends on the panel, the building’s rules, any flood-elevation work and any code corrections. You get an itemized quote after a site visit.
