EV Charger Installation in Indian Shores, FL

Indian Shores is a narrow strip of island, and most residents live in the condominium buildings along Gulf Boulevard. So the typical EV question here isn’t about a garage. It’s how to get a circuit from the building’s electrical room to your assigned space without upsetting the association. Bay-side houses on the Intracoastal and the elevated rebuilds raise their own issues. Charging in a Gulf Boulevard condo

Your rights first: Section 718.113(8), Florida Statutes says the association can’t prohibit a unit owner from installing an EV charger in a limited common element or an exclusively assigned parking space. It can set reasonable conditions: a licensed contractor, safety and architectural standards, separate metering, a certificate of insurance naming the association, and the owner covering installation and electricity. The statute also gives the owner an implied easement across the common elements for the wiring, and it says the installation can’t cause irreparable damage to the condominium property. Most boards want to see a plan before they approve one.

What we look at in a condo building:

  • Where your power can come from. Usually it’s your own unit’s meter or a new separately metered circuit from the meter room, not the building’s common-area panel. The board and the load calculation decide which.
  • The route. Many coastal condo garages are reinforced or post-tensioned concrete. We don’t core or drill structural concrete without scanning and the association’s approval. Surface conduit along walls and ceilings is the usual answer.
  • The equipment room. Space in the meter room, the condition of older gear exposed to salt air, and whether the building’s service has room for more chargers.
  • The paperwork. We provide a one-line drawing, equipment cut sheets and the route on a garage plan, which is what boards and managers usually ask for.

If several owners want chargers, it’s often better for the association to plan for the whole garage at once than to approve one-off circuits. Florida law also lets the board install shared chargers on the common elements and set how users pay.

Duke Energy help with the wiring

Indian Shores is served by Duke Energy Florida. Duke has offered a Charger Prep Credit, a one-time credit toward the electrical make-ready work behind a Level 2 charger (wiring, outlets and upgrades, not the charger itself or permit fees). Duke also offers a monthly Off-Peak Charging Credit for residential charging outside peak hours. Program terms change, so check with Duke before you enroll. Bay-side homes and elevated rebuilds

On the Intracoastal side, single-family homes range from early-1980s houses on 100- or 150-amp services to new elevated homes with parking underneath. Indian Shores has about 1,200 residents, and the median home was built in 1981 (Census ACS 2020–2024).

  • Older homes: a load calculation comes first. If there isn’t much room, a lower-rate or scheduled charger usually fits.   • Elevated homes: the space below is meant for parking, access and storage. A charger for the car parked there is generally acceptable when it’s fed from above, mounted high and kept sealed, with junction points above the flood elevation.
  • Docks and lifts: these often share the service, so we include them in the load calculation.

Island driving and charger size

The Park Boulevard bridge puts Seminole and Pinellas Park a few minutes away, and most errands stay on Gulf Boulevard. For that kind of driving, a modest charger on a 30- to 40-amp circuit is plenty, and in a condo a lower-power unit is often easier to approve. Two long-range cars or a daily commute to Tampa are the cases that justify more.

The Town permit

Indian Shores issues its own permits. An EV circuit goes to the Town of Indian Shores Building Department, 19305 Gulf Blvd, and floodplain review can apply when equipment sits under an elevated home or near the flood elevation. We file the permit, coordinate with the building’s manager for access, and meet the inspector. Duke Energy only gets involved if meter or service work is part of the job.

Can my condo board say no to a charger in my assigned space? Not outright. Florida law protects a unit owner’s right to install one in a limited common element or assigned space, subject to reasonable conditions such as a licensed contractor, a permit, separate metering and paying the costs.

Will you drill through our garage’s concrete? Not without scanning and the association’s approval. Many coastal garages are post-tensioned, so we usually run surface conduit instead.

Does Duke Energy help with installation costs? Duke has offered a Charger Prep Credit for the electrical make-ready work and an Off-Peak Charging Credit for off-peak home charging. Check current terms with Duke. We’ll give you the paperwork details they ask for.
