How Treasure Island homes are set up for charging
Treasure Island has about 6,600 residents and a median home built in 1970 (Census ACS 2020–2024). That number hides how much the island has changed since the 2024 storms. On a typical street you’ll find:
- Elevated new builds where the ground floor is now parking, an entry and storage, and the panel and meter often sit on a column or stair wall well above grade.
- Older slab-on-grade ranch homes on the bay-side isles, some still waiting on a decision to raise, repair or rebuild, with a carport or a single-car garage.
- Gulf Boulevard condos and townhomes with assigned spaces in a garage or lot, fed from a meter bank the association controls.
- Short-term rentals and small motels that want guest charging.
The right charger, the right circuit size and the right mounting spot are different for each, so we start by asking where the car actually parks overnight.
Design flood elevation and where the charger goes
The City of Treasure Island sets its design flood elevation at base flood elevation plus 2 feet of freeboard, and its Building Division notes that every site on the island is in a flood hazard area. Space below that line under an elevated home is meant for parking, access and storage, so the electrical equipment allowed there is limited to what those uses need. A charger for the car parked in that space is generally a reasonable use, but the details decide whether it passes review:
- Feed from above. We prefer to run the circuit down from the panel level rather than up from a buried or low run.
- Mount high. The charger body and its connections go as high on the column or wall as the cable reach allows.
- Keep disconnects and junction points elevated and sealed against wind-driven rain.
- Corrosion-resistant hardware. Salt air off both the Gulf and Boca Ciega Bay eats plain steel fittings in a season or two.
If your home is older and below the design flood elevation, the job may get floodplain review along with the electrical permit. That’s normal here, and we’ll tell you before you sign.
Docks, lifts and the capacity question
Waterfront homes on the Isle of Capri, Isle of Palms and Paradise Island often carry more load than the square footage suggests: two or three AC systems, a pool heat pump, dock lighting and one or two boat lifts, sometimes all on a service that was sized decades ago. Before we recommend a charger we do a load calculation, then size the circuit to how you drive. Most island drivers who commute over the causeways do fine on a 32- or 40-amp charger rather than the biggest unit on the shelf.
If the numbers are tight, we look at load management first. Many good chargers can be capped or scheduled for overnight. Gulf Boulevard condos
Treasure Island condo owners have a statute behind them. Under Section 718.113(8), Florida Statutes, an association can’t prohibit a unit owner from installing an EV charger in the owner’s limited common element or exclusively designated parking space. The board can set reasonable conditions, such as:
- Work by a licensed contractor that meets safety and architectural standards
- Metering, so the owner pays for the electricity used
- Insurance, with the owner responsible for installation, maintenance and removal costs
The practical problem in an older beach building is the route from your unit’s meter to your space, often through a garage with concrete decks and limited conduit space. We survey it, give the board a drawing and specs, and quote it. Condos aren’t eligible for owner-builder permits in Treasure Island, so a licensed contractor has to pull the permit anyway. For associations planning shared charging, we can design it with load management so the building doesn’t have to overbuild its service.
Rentals, motels and island businesses
Vacation-rental owners on the island are adding Level 2 chargers because guests ask for them. A hardwired charger with access control or a schedule is usually the cleanest setup for a rental. Charger or 14-50 outlet?
- Hardwired charger: our usual pick for island homes. No exposed receptacle to corrode, a sealed connection, and more charging speed per circuit.
- NEMA 14-50 receptacle: workable if you travel with a mobile charger, but on the island a plug and receptacle are two more metal contacts for salt to attack. If you choose one, we install the code-required GFCI protection and a heavy-duty in-use cover.
Any listed charger (UL, ETL or similar) works, including the Tesla Wall Connector. If you have a golf cart or LSV, we can add a properly protected, weather-resistant outlet for it on the same visit. Treasure Island permits
A new 240-volt EV circuit needs an electrical permit from the City of Treasure Island Building Division at City Hall, 10451 Gulf Blvd. Applications go through the city’s online permitting portal. The city’s electrical checklist asks for proof of ownership and a wiring diagram, and larger jobs need a recorded Notice of Commencement before the first inspection. We prepare the package and meet the inspector; you sign where the owner has to sign.
- Utility: Duke Energy Florida, when a service upgrade or meter work is part of the job.

How much does an EV charger install cost in Treasure Island? It depends on how far the parking spot is from the panel or meter, whether the home has spare capacity, the charger you choose, and any flood-related mounting. You get an itemized quote after a site visit.
