They’re also three separate towns with different housing and different permit offices, squeezed onto one narrow strip of Gulf Boulevard. Three towns, two permit offices

Get this wrong and a job stalls before it starts, so we check the parcel first.

Whichever office it is, we file the application with a load calculation, include flood-elevation details when the equipment is below living level, and meet the inspector.

The houses are older than they look

Census figures (ACS 2020–2024) put the median home at 1959 in Redington Beach, 1976 in Redington Shores and 1978 in North Redington Beach. That means plenty of original or lightly updated ground-level houses on small lots, with the panel in a carport or on an outside wall that has spent decades in salt air. Before we add a 240-volt charging circuit, we open the panel and check the breakers, the bus and the lugs for corrosion. If it isn’t sound, a Redington Shores panel upgrade or a service upgrade comes first, priced separately.

On a narrow beach lot the car usually parks in a carport or on a pad beside the house. That calls for an outdoor-rated charger, a sealed conduit run, and a mounting spot the cable reaches without crossing the sidewalk.

New elevated homes after Helene

Helene’s surge in September 2024 flooded ground floors up and down this stretch of Gulf Boulevard, and many lots are now being rebuilt as elevated homes over parking. Under Florida’s flood-resistant construction rules, the electrical equipment serving the home generally belongs at or above the required flood elevation. In practice the panel stays upstairs, and a dedicated circuit drops down to a charger mounted high on a column or wall. If you’re building now, bring us in while the plans are drawn. Adding a charger circuit to a new panel costs less than retrofitting one.

A safety note that came out of Helene: Pinellas County warned that saltwater-flooded EVs can catch fire days or weeks later and shouldn’t be charged or garaged until inspected.

Gulf Boulevard condos

For condo owners, Florida’s Section 718.113(8) is the key rule. The association can’t prohibit a charger in your limited common element or assigned space. The installation can’t cause irreparable damage to the condominium property. The electricity has to be separately metered or run through an embedded meter at your expense. And if you later remove the charger, removal is on you. Boards can also require insurance, a licensed contractor and reasonable placement standards.

The real constraint is usually the building: how far your space is from the electrical room, and whether there’s capacity on the house service or your unit’s feeder. We survey that first and give the board a clear proposal.

Duke Energy Florida

All three Redingtons are served by Duke Energy Florida. If you’ll charge overnight, choose between Duke’s residential time-of-use rate and its Off-Peak Charging Credit for Level 2 owners (they can’t be combined). Ask Duke about the one-time EV Charger Prep Credit for qualifying make-ready wiring. Terms are Duke’s, so check its website.

I’m in Redington Beach, not Redington Shores. Who permits my charger? Redington Beach’s building services are handled by its contracted provider, SAFEbuilt, as of November 2025. North Redington Beach uses SAFEbuilt too. Redington Shores has its own Building Department. We file with the right one.

My beach house only has a carport. Can I still install a Level 2 charger? Yes. We use an outdoor-rated charger, run the circuit in sealed conduit, and mount it where the cable reaches the car without crossing a walkway.

We’re rebuilding as an elevated home. When should we plan the charger? Now, while the electrical plans are being drawn. The panel usually stays at or above the flood elevation, with a dedicated circuit run down to the parking level.

Can my condo association stop me from installing a charger? Under Section 718.113(8), it can’t prohibit one in your limited common element or assigned space. It can require metering, insurance and reasonable placement rules.
