Landscape lighting installation for Seminole and Pinellas County homes: palms and oaks lit from below, safe paths and steps, a bright entry and security lights that come on when they should.
Keywest Lights & Electric is a licensed electrical contractor (EC13014717), not a lighting store. We plan the layout with you, install the fixtures and transformers, and do the electrical work behind them: the GFCI-protected outdoor outlet, a new circuit when the yard needs one, and connections sealed against Florida rain and sprinklers. We’re a woman-owned business based in Seminole, and outdoor lighting is part of our residential electrical service.

Landscape lighting for palms, paths and planting beds
Most of the landscape lighting we install is low-voltage LED. A transformer, mounted near an outdoor outlet, steps household power down and feeds direct-burial cable out to each fixture. That keeps the yard safe to dig in and lets us move a light later when a palm grows or a bed is replanted.
- Palm and tree uplights at the base of the trunk, aimed so the fronds glow without glare in a neighbor’s window
- Path, step and driveway lights spaced so walkways read clearly at night without a runway effect
- Wash and grazing lights that bring out stucco, stone and columns on the front of the house
- Bed and accent lights for hedges, crotons, sculptures and water features
- Dock and seawall lights on properly protected circuits, for waterfront lots
We divide the yard into zones on the transformer so the front, the back and the pool area can run on different schedules, and we size each cable run so the fixture at the end is as bright as the one at the start.
Soffit lighting and downlights on the house
Soffit lighting puts small recessed downlights in the eaves, washing the walls and lighting the ground around the house. It is one of the cleanest ways to light a Florida ranch or block home, because the fixtures disappear into the soffit during the day. We cut in wet-rated LED downlights, run the wiring through the attic and put them on a switch, a timer or a photocell. Coach lights by the doors and porch lights round out the front.
Looking for color, holiday scenes and app control along the roofline instead? That is our permanent roofline lighting service, and it works well alongside soffit downlights and a landscape system.
Pool cage and lanai lighting
A screened pool cage or lanai is where many Pinellas families spend their evenings, and the original lighting is often a single fixture by the door. We add lights mounted on the screen enclosure frame, wet-rated lanai ceiling fixtures and fans, and switch locations that make sense from inside the house. Lighting and outlets near a pool fall under their own code rules for distance and GFCI protection, so we lay those out before the first hole is drilled. For pool equipment wiring itself, see our outlets, GFCI and dedicated circuits service.
Security lighting, flood lights and motion sensors
- Flood light installation on garages, side yards and back corners, aimed to cover doors and camera views
- Motion sensor lights that sit dim or off and go to full brightness when someone walks up
- Dusk-to-dawn and astronomical timers that follow sunset through the year, so nobody resets a clock after the time change
- Smart switches that put outdoor lights in the same app as your thermostat or cameras; see smart home wiring

Built for salt air, sprinklers and summer storms
Pinellas yards are hard on outdoor electrical parts. Sprinklers soak fixtures every week, salt air near the Gulf and the bay corrodes painted metal, and summer lightning sends surges through anything wired to the house. We choose fixtures made for wet, coastal locations, seal every splice with waterproof connectors, and keep transformers off the ground. Adding whole-house surge protection helps protect LED drivers and transformers.
Beachfront homes have one more rule to plan around: lights visible from the beach need to stay dark or shielded during sea turtle nesting season, May 1 through October 31 per FWC. We use low, shielded fixtures aimed away from the sand and set schedules to match. In HOA communities, check your architectural rules first; we can give you a fixture list and a simple layout for the application.
How an outdoor lighting project works
- Call (727) 476-7079 or request service online and tell us what you want lit.
- We walk the property with you, mark fixture and transformer locations, and check the outlet or panel that will power the system.
- You get a free written estimate with the fixtures and any electrical work listed separately.
- Install day: cable is buried, fixtures are set, outlets and circuits are added where needed, and every zone is tested.
- After dark, we aim the lights with you and set the timers, photocell or app schedule.
Warranty and member savings
Our installation work carries our 2-year workmanship warranty, or 5 years for Member Care Plan members. Members also get 7% off labor and materials. Fixtures and transformers carry their own manufacturer warranties, which vary by brand and product line.
Where we install outdoor lighting
We’re based in Seminole and do most of our outdoor lighting in Pinellas County, where the median home was built in 1977 (Census ACS 2020–2024), so many houses still have the outdoor lights they were built with. That includes Seminole, Largo, Clearwater, St. Petersburg, Belleair, Dunedin and the Gulf beach towns, plus planned projects in nearby parts of Tampa Bay.
Outdoor lighting FAQ
Do you install landscape lighting? Yes. We design and install low-voltage LED landscape lighting for Pinellas homes: palm and tree uplights, path and step lights, wash lights on the front of the house and lights for planting beds. We also add the outdoor outlet or circuit the system runs on.
What is the difference between low-voltage and line-voltage outdoor lighting? Low-voltage landscape lights run from a transformer that steps household power down to a safe low voltage, so the cable can be buried shallow and fixtures can be moved later. Line-voltage fixtures, such as flood lights, soffit downlights and coach lights, run on regular 120-volt household wiring and are wired like any other light fixture. Most yards use both.
Can you fix or add on to the landscape lights I already have? Usually. Dark sections are often a corroded connection, a cut cable or a failed transformer timer. We trace the run, repair what we can and tell you when an old system is worth replacing instead of patching.
Do I need a new outlet or a permit for landscape lighting? A plug-in transformer needs a GFCI-protected outdoor outlet with a weatherproof in-use cover. If there isn’t one where the transformer should go, we add it. New outlets, circuits and line-voltage fixtures generally need an electrical permit; we pull the permit and handle the inspection.
Can outdoor lights run on a schedule or from my phone? Yes. Transformers and switches can run on a timer, a dusk-to-dawn photocell, an astronomical timer that follows sunset through the year, or a smart switch or app. Motion sensors can bring security lights to full brightness only when someone walks up.
Is landscape lighting the same as permanent roofline lighting? No. Landscape lighting sits in the yard and on the walls of the house. Permanent roofline lighting is a track of app-controlled lights along the eaves, used for everyday accent and holiday scenes. Many homeowners pair the two, and we install both.
How much does landscape lighting cost? It depends on the number of fixtures, the fixture material, the length of the cable runs and whether you need a new outlet or circuit. We walk the property with you and give you a free written estimate before any work starts.
