Parking Lot, Site & Exterior Building Lighting

Commercial parking lot, site and building lighting: new installs, LED retrofits and repairs.

Good exterior lighting keeps customers and staff safe and makes a property look open for business. We install and repair it for retail, offices, warehouses, shopping centers and medical buildings.

What we install and service

  • Parking lot pole lights and fixtures
  • Site and walkway lighting
  • Building-mounted lighting: wall packs, floodlights and canopy lights
  • LED retrofits of older fixtures
  • Controls: photocells, timers and lighting controls
  • Repairs of outages and failed circuits

Site lighting on Pinellas County properties

Most of the lots we work on sit along the commercial corridors near our Seminole shop: strip centers and medical offices on Seminole Blvd, Park Blvd and Ulmerton Road, and retail, office and warehouse sites along US-19 from Pinellas Park up to Clearwater. Many still run older metal-halide or high-pressure sodium heads on aging poles, with photocells that have drifted and timers that were never reset after the last power outage.

Florida weather is hard on exterior lighting. Salt air near the Gulf and the Intracoastal corrodes fixtures, pole bases and handhole covers, and summer storms can loosen heads, crack lenses and put water in underground pull boxes. We check the whole path, from the fixture and driver to the pole wiring, the underground circuit, the contactor and the controls, so the repair fixes the cause and not just the lamp.

How a site lighting job runs

  • Look at the problem: which poles, wall packs or canopy lights are out, dim or cycling, and where the dark spots are. Where it helps, we check the lot after dark.
  • Diagnose before quoting: fixture, driver, photocell, timer, contactor or the circuit itself.
  • Written scope and price before work starts, including LED replacement options where the old heads are worn out.
  • Permits from the city or Pinellas County when the work needs one, such as new poles or new circuits.
  • Scheduling around your business: lift work and lot closures planned for slower hours, nights or weekends.

Beachfront properties and sea turtle lighting

Hotels, condos and businesses on the Gulf beaches have extra rules. Most Pinellas beach cities, including Clearwater, St. Pete Beach, Treasure Island and Madeira Beach, have sea turtle lighting ordinances that limit light visible from the beach during nesting season, May 1 through October 31. Florida Fish and Wildlife guidance calls for fixtures that are low, shielded and use long-wavelength (amber or red) light. When we replace or add exterior lighting on a beachfront property, we check the local ordinance first and plan the fixtures and placement around it.

FAQ

Can you convert our lot lights to LED? Yes. We retrofit existing fixtures or replace them with LED units.

Some of our lot lights are out. Can you fix them? Yes. We’ll find out whether it’s the fixture, the control or the circuit, and quote the repair.

Do you work after hours? Yes. We offer weekend service and 24/7 emergency calls, and can schedule work around your business hours.

Does parking lot lighting work need a permit? New poles, new circuits and service changes need an electrical permit from the city or from Pinellas County outside city limits. For a fixture-for-fixture swap, we check with the local building department before we start and pull a permit if one is required.

Can you fix lot lights that stay on all day or never come on? Yes. That is usually a failed photocell, a timer that lost its setting, or a stuck contactor. We find which one it is, replace it, and set the lights to come on at dusk and go off when you choose.

Do you work on lighting at beachfront hotels and condos? Yes. We plan replacements around the local sea turtle lighting ordinance and the property manager or association schedule.
