Tampa’s housing, neighborhood by neighborhood

The city’s median home was built in 1985 (Census ACS 2020–2024; about 402,000 residents), but no single number describes Tampa.

  • Seminole Heights and Tampa Heights. Bungalows from the 1910s and 1920s, often with small services, rewired in pieces over the decades, and detached garages off a rear alley. A charger here can mean a new feeder to the garage, a subpanel, or a service upgrade. We look for leftover old wiring while we’re at it.
  • Hyde Park, Palma Ceia and Davis Islands. Older homes, many expanded, and some on low ground near the bay. Helene’s surge in September 2024 put water into streets and garages in parts of South Tampa. If your garage flooded, mounting height and panel location deserve a conversation.
  • Westshore, the Channel District and downtown towers. Condominium parking garages, where the building’s electrical room and the association’s rules decide what’s possible.
  • New Tampa (Tampa Palms, K-Bar Ranch and nearby). Newer homes with attached garages and usually 200-amp service. These are typically simpler jobs, unless the panel is already full.

City of Tampa permit, or Hillsborough County?

If you’re inside city limits, the permit comes from the City of Tampa Construction Services division through its Accela Citizen Access portal. An EV circuit on a house is normally a residential electrical trade permit. Many addresses with a “Tampa” mailing address are actually unincorporated Hillsborough County, including Town ‘n’ Country, Carrollwood and Westchase. Those go to the county through HillsGovHub. We check the parcel and file with the right office.

TECO programs that favor a hardwired charger

Tampa is Tampa Electric (TECO) territory, and TECO’s two home programs both work with Level 2 chargers:

  • Energy Planner is a time-of-use program. TECO installs a control device so you can schedule the charger, water heater and pool pump to run when prices are low or medium.
  • Prime Time Plus is a demand-response program. You earn a monthly bill credit for letting TECO briefly pause enrolled equipment during rare peak-demand events. For EV chargers, only hardwired Level 2 units qualify, and pauses are capped at a set number of hours per year.

Sizing it right

A Level 2 charger is a continuous load under the electrical code, so the circuit is sized at 125% of the charger’s output: a 40-amp circuit for a 32-amp charger, 60 amps for 48. Most Tampa commutes, whether across town or over the Howard Frankland, refill overnight on the smaller size. We do a load calculation before we recommend either. If the house can’t carry it, a Tampa panel upgrade or a Tampa service upgrade goes on its own line of the quote. Condos and HOAs

In a condominium, Section 718.113(8), Florida Statutes, lets you install a charger in your limited common element or assigned garage space. The association can require separate metering, insurance, a licensed contractor and reasonable placement standards. In single-family HOAs, a charger inside your garage generally isn’t visible and isn’t the association’s call. Exterior units can be. We provide the spec sheets and drawings boards ask for.

Do you install EV chargers in Tampa if you’re based in Seminole? Yes, as planned work: chargers with panel or service upgrades, multi-car setups, older homes and small commercial jobs. We don’t take quick small repairs in Tampa.

Does a Seminole Heights bungalow need a service upgrade for a charger? Not always. Many can take a modest charger after a load calculation, but older services and detached garages often need a feeder, a subpanel or an upgrade. We price each piece separately.
