Who’s charging in Belleair
The Town of Belleair has about 4,400 residents, a median home built in 1974, and an owner-occupancy rate above 90% (Census ACS 2020–2024). Owners who plan to stay are the ones who invest in home charging, and their homes fall into a few groups:
- Mid-century and 1970s homes with attached two-car garages, original or second-generation panels and 150- or 200-amp services.
- Renovated and newer estate homes with three-car or detached garages, 320- or 400-amp services and several subpanels.
- Condominiums, including the newer buildings around the Belleview Inn, where parking is in a shared garage or an assigned space.

Two EVs, one garage
Two electric cars is common here, and it changes the design. The options:
- Two chargers on two circuits, if the load calculation shows room for both. Simple and fast, but it uses the most capacity.
- Two chargers sharing one circuit. Several brands, including the Tesla Wall Connector, can split one circuit between two cars and balance the power automatically. Both cars are full by morning on most schedules.
- One charger in the middle, with a cable long enough to reach either car, for households where only one car needs charging on a given night.

Pools, generators and big loads
A Belleair home with a pool heater, two AC systems, an electric range and a whole-home generator can be closer to its service limit than it looks. Before adding a charger, we run a load calculation for the whole house. If there isn’t room, there are good alternatives to a full service upgrade:
- A right-sized charger. A 32- or 40-amp circuit charges most cars overnight.
- Load management. Some chargers watch the home’s total load and slow down when the AC and pool equipment are running.

Hardwired charger or a 14-50 outlet?
- Hardwired wall charger: our usual recommendation in a finished garage. It looks cleaner, can run at a higher rate and leaves no exposed outlet.
- NEMA 14-50 receptacle: an option if a mobile charger already rides in your trunk. EV receptacles need GFCI protection under the code, and a hardwired unit can usually be set to a higher charging rate on a comparable circuit.

Permits in Belleair and Belleair Bluffs
- Town of Belleair: an EV circuit is permitted through the town’s Building Department at Town Hall, 901 Ponce de Leon Blvd, using its online portal for applications, fees and inspection scheduling.
- Belleair Bluffs: new permits go through SAFEbuilt, the city’s contracted building department, since August 15, 2025.
- Belleair Beach and Belleair Shore: the county’s Building & Development Review Services handles both barrier-island towns.
We confirm the right office for your address, file the permit and meet the inspector. Utility: Duke Energy Florida, if meter or service work is part of the job. If your home is on the town’s historic registry and the charger would be visible outside, mention it; we’ll check whether the location needs any extra review.

How much does EV charger installation cost in Belleair? It depends on your service and panel, the distance to where you park, whether you’re charging one car or two, and the charger. You get an itemized quote after a site visit.
Can I charge two EVs without upgrading my service? Often, yes, with chargers that share one circuit or with load management. The load calculation tells us what fits.
