Homes built for cars, not chargers
About two-thirds of Belleair Beach homes are single-family houses, about 95% are owner-occupied, and the median was built in 1976 (Census ACS 2020–2024). Most have an attached garage, which is the easiest place for a charger. The challenge is usually the panel: decades of pools, docks, lifts and added AC can leave little capacity.
Garage, carport or driveway
A garage install is the most common. If you park outside, the U.S. Department of Energy notes that outdoor charging is safe with outdoor-rated equipment. On the island, we also look at the mounting height relative to flood risk and the salt exposure of the location.
What kind of charger do you need?
It comes down to how far you drive. For short daily trips, the Level 1 cord on a 120-volt dedicated circuit may be enough. For longer commutes or two EVs, Level 2 equipment on a 240-volt circuit makes more sense. We’ll match the circuit to the charger’s rating and your panel’s capacity.
Will your panel handle it?
A Level 2 charger is a large continuous load. Before we quote, we run a load calculation on your panel and service. If there’s room, we add a dedicated circuit. If there isn’t, options include a load-management device, a smart panel, or a panel or service upgrade. We’ll show you the trade-offs in writing.
Mounting and cable reach
We mount the charger where the cable reaches the car’s charge port without stretching across a walkway, and we keep the cable off the floor when it’s stored. In a garage, that’s usually the wall nearest the port; outdoors, it’s a post or wall with outdoor-rated equipment. Conduit runs are planned to be short, protected and neat.
Done under permit
We don’t install chargers without permits. The inspection verifies that the circuit can carry the charger’s full current for hours, which is what an EV asks of it every night.
Wet equipment
Outdoor-rated chargers handle rain, but not floodwater. If a storm surge or flood reached the charger or its circuit, leave it off and have it inspected before charging again.
Two EVs or a big battery
Many households here plan for two EVs. Options include two chargers with load sharing, or one charger set to a lower current. We’ll size it to the service and your driving.
Preparing for a generator later
If you might add a generator interlock or standby unit later, tell us when we install the charger. We’ll plan breaker spaces and load so the charger and the generator plan work together, and we’ll note whether the charger should be left off generator power.
Charging a boat lift and a car
Waterfront homes often add an EV on a service that already powers a lift, dock outlets and pool equipment. Most chargers let us set a lower current or schedule charging overnight when the lift and pool pump are idle, which can avoid a service upgrade. The load calculation shows whether that’s enough.

Belleair Beach EV charger FAQ
How close are you to Belleair Beach? About 7 miles, from 6248 Seminole Blvd.
Can my panel handle a charger, pool and lift? A load calculation tells us. If it can’t, load management or an upgrade can solve it.
Can I charge two cars? Yes, with load sharing or separate circuits if the service allows.
Do you pull the permit? Yes, with inspection.
Can the charger go outside? Yes, with outdoor-rated equipment.
Will a charger raise my bill much? That depends on your driving. Charging overnight on a schedule is typical.
Can you install surge protection with it? Yes, at the panel, on the same visit.
How far Belleair Beach drivers go each day
The average Belleair Beach worker spends about 25.8 minutes getting to work (ACS table B08013). For most electric vehicles, a typical round trip of that length uses only a modest part of the battery, which the U.S. Department of Energy notes can often be replaced overnight on Level 1. Level 2 makes sense when you drive farther, have two EVs, or want a full battery quickly after a storm evacuation.
In a single-family house, a dedicated 240-volt circuit is usually possible if the panel has room, and with about 94.8% of households owning their home, the decision usually rests with the owner.
Belleair Beach condos and charging rights
About 18.6% of Belleair Beach housing is in buildings with ten or more units (ACS table B25024). If you live in a condo, Florida Statutes 718.113(8) gives unit owners the right to install a charger in their own limited common element parking space, subject to the association’s reasonable rules, and the owner pays for the electricity and the installation. Bring us the association’s requirements and we will plan the circuit route and metering around them. We do not run anything through common areas without written approval from the board.
If you are not sure which level you need, start with the U.S. Department of Energy guide to home charging, then call us. We will look at your panel label, the main breaker size and the space left in the panel, and tell you whether a Level 2 circuit fits without a service upgrade. In an older Belleair Beach house, the panel may already have been replaced once; we check what you have.
