Belleair housing, older panels and big rebuilds

Belleair’s housing is split between generations. The median home in the Town of Belleair was built in 1974, and Belleair Bluffs and Belleair Beach are similar, so there are plenty of original 1960s and 70s panels still in service. Some are Federal Pacific or Zinsco units that insurers flag on four-point inspections, some are rusted outdoor boxes on the bay side, and many are simply full, with tandem breakers squeezed in for the solar or battery tie-in. When a panel is due for replacement anyway, putting in a SPAN Panel instead of a standard one solves the safety problem and adds circuit control in the same job.

At the other end are the newer estate homes and Gulf-front rebuilds in Belleair Shore and along the water, many with 320- or 400-amp services and more than 48 circuits. Those homes often need more than one SPAN Panel, because a single SPAN Panel tops out at 48 controllable circuits and services over 200 amps may need a multi-panel design.

Hurricanes, outages and backup power in the Belleairs

Hurricane Helene’s storm surge in September 2024 put saltwater into homes and electrical equipment on the barrier island, including in Belleair Beach and Belleair Shore, and Hurricane Milton’s winds two weeks later left much of Pinellas without power for days. Permits, HOAs and building departments in the Belleairs

Each Belleair handles permits differently, and getting that right is part of our job. The Town of Belleair runs its own Building Department at Town Hall, 901 Ponce de Leon Blvd, and issues permits for work inside town limits. Belleair Bluffs moved permitting and inspections from Pinellas County to SAFEbuilt on August 15, 2025, so new Bluffs permits go through SAFEbuilt. Belleair Beach and Belleair Shore are permitted through Pinellas County Building & Development Review Services on Court Street in Clearwater, using the county’s online Access Portal.

A SPAN Panel replacement is permitted electrical work everywhere in the Belleairs. We pull the permit, coordinate the Duke Energy disconnect and reconnect when the meter has to be pulled, and meet the inspector. If you live in a condo or a community with an association, exterior equipment changes may need board or architectural approval first; we can provide the equipment details your association asks for.

My panel was flooded during Helene. Should it become a SPAN Panel?

First it needs to be evaluated, because saltwater-exposed equipment usually has to be replaced. If it does, replacing it with SPAN is an option, and we’ll check any elevation rules for your address.
