South Pasadena has about 5,300 residents, and its median home was built in 1978 (Census ACS 2020–2024), later than most of its neighbors. It’s compact and residential, sitting at the foot of the Corey Causeway between Gulfport, St. Petersburg and St. Pete Beach. Condo and co-op panels: who owns what
In most South Pasadena condo buildings, the breaker panel inside your unit and the wiring it feeds are the owner’s responsibility. The meter bank, the main feeders and the common electrical rooms belong to the association. Co-ops are governed under a different chapter of Florida law than condos, and their proprietary leases and bylaws vary, so we read your documents rather than assume. Before quoting, we confirm:
- Where your unit’s feeder comes from and whether its size limits the new panel.
- Whether the association requires approval, a certificate of insurance or work-hour limits, and who has the key to the meter room.
- Whether a shutdown affects neighbors. Some older buildings need the feeder de-energized at the meter bank, which means coordinating with management.

When the surge reached the electrical room
Helene’s surge in September 2024 pushed water into ground floors along South Pasadena’s bayfront. In one senior apartment tower, the surge destroyed the ground-floor electrical panels and mechanical equipment, and the building stayed closed for months while it was rebuilt to current code. If your unit panel, a garage subpanel or your home’s exterior panel and meter were in saltwater, leave the power off. Saltwater-exposed breakers and bus bars should be replaced, not dried out and reused. If a home is being substantially repaired after storm damage, the city’s floodplain rules may affect where new equipment can go. South Pasadena’s Community Improvement Department maintains the city’s flood maps and can provide a copy of your elevation certificate if one is on file, which helps us plan.
Breaker swap, panel replacement or SPAN?
- Just a breaker. If the panel is a sound, current brand with clean bus bars, replacing one worn breaker or adding AFCI/GFCI protection may be all you need.
- A new panel. Recommended for FPE, Zinsco or obsolete brands, burned or corroded bus bars, or a panel with no room left. A condo unit panel swap is usually a one-day job.

South Pasadena runs its own building office: the Community Improvement Department at the City Hall Annex, 6940 Hibiscus Ave. S. The city’s own permit guide lists new or replacement service panels, new wiring and new circuit breakers as work that needs a permit. A few local details we plan around:
