Jasmine Estates is a neighborhood of detached houses from the 1970s. Census figures put its population near 23,600, with about 82% of housing units in detached single-family homes. The median home was built in 1979, more than half predate 1980, and barely 1% went up after 2010. Two other numbers stand out: the median resident is about 37, and only around 57% of homes are owner-occupied, so a large share are rentals. Whether you live in your house or rent it out, Keywest Lights & Electric (KWLE) can add JellyFish permanent lighting. KWLE is a woman-owned electrical contractor with Florida license EC13014717. Our shop at 6248 Seminole Blvd is 32.8 miles from Jasmine Estates in a straight line.

JellyFish Lighting Authorized Dealer seal

We are an Authorized Dealer of JellyFish Lighting, not JellyFish Lighting itself.

Three things to know first

1. It’s a lighting system, not a decoration. JellyFish lights are installed once and stay. You change colors and patterns from a phone app, and they work as everyday accent lighting the rest of the year.

2. It mounts in two places only. We install the track under your soffit along the eaves and up the gable rakes. Nothing goes on the roof, and nothing pierces shingles.

3. It needs a sound house and a sound outlet. On homes of this age, those checks come first, and we do them as licensed electricians.

Homes from the late ’70s

A 1979 house has seen more than four decades of Florida sun, rain and humidity. Before any track goes up, we inspect the parts it will rely on:

  • Soffit panels that may have been patched, replaced or painted several times.
  • Fascia boards that may hide rot behind the gutter.
  • Gable trim, which takes the most sun.
  • The garage receptacle and its breaker, which may be original.

If we find a problem, we write it up with photos. Some homeowners have us handle the electrical items and a carpenter handle the wood. Others bring in their own contractor before installation day. Either way, the track goes onto solid material.

Controller and power

Everything runs through one JellyFish controller mounted in the garage and plugged into an existing outlet. A low-voltage cable runs from the controller up into the eave. We confirm the receptacle is grounded, check for GFCI protection, and see what else is on the circuit. If the house has no attached garage, we look for another dry, protected indoor spot with an existing outlet.

For landlords

With so many rentals in Jasmine Estates, permanent lighting is worth a look from landlords too. A permanent outline can help a listing photo stand out and gives tenants a well-lit entry. It also means no one is climbing ladders to hang seasonal lights. A few practical points for rentals:

  • You can keep app control yourself, share it with tenants, or hand it over.
  • A warm-white everyday setting keeps the curb appeal steady between tenants.
  • Since the controller lives in the garage, decide whether tenants may unplug it.

If you’re a renter, ask your landlord before contacting us, because the system is attached to the house.

What it looks like by day

Many people’s biggest worry is that a permanent system will make the house look busy in daylight. JellyFish is designed to avoid that. The track comes color-matched to your soffit, and each light protrudes only about a quarter inch. On a typical single-story house, the eave sits in shadow most of the day, so the lights are hard to spot unless you know where to look. JellyFish’s HOA guidance also notes a 21-lumen-or-lower option and a 2700K accent setting, which help keep the evening look soft rather than glaring. If your street has an association, those details are worth including in the request.

Planning the layout on an older house

Older ranch-style houses often have additions, enclosed porches or carports that were added later, and their eave lines don’t always match. When we lay out a design, we:

  1. Walk every eave and gable rake and decide which sections face the street.
  2. Mark where corners, valleys and transitions between old and new trim fall.
  3. Plan the cable path from the garage controller to the first light.
  4. Choose where the lights start and end so the outline looks deliberate, not cut short.
  5. Show you the plan on a photo of your own house before anything is ordered.

That step keeps the finished outline even, even when the house has grown over the years.

Color, white and spacing

Each light can show millions of colors and any brightness. For everyday use, the white presets range from 2700K warm to 5000K daylight. Spacing is 6, 9 or 16 inches between lights. On a ranch house, 9 inches gives the familiar holiday look, and 16 inches reads as clean accent dots.

A season of scenes

  • November: amber and gold.
  • December: permanent Christmas lights in multicolor, a red-and-white chase, or a snowy white twinkle.
  • Winter evenings: warm white after the holidays.
  • February: pinks and reds.
  • March: green for St. Patrick’s Day.
  • Summer: red, white and blue for the Fourth.

Every permanent holiday light scene is saved to the app’s calendar, so it comes back on its own next year.

One zone or two

On a single zone, the whole house runs one scene. Two zones are available as an extra KWLE option, so the front and back of the house can run different scenes.

Wind and rain

In Pasco County, the National Weather Service recorded peak gusts generally between 50 and 60 mph during Hurricane Helene in 2024, and rainfall generally between 8 and 12 inches during Hurricane Milton. Tucked under the eave, the lights are out of the direct rain, and the controller stays dry inside.

Warranty terms

JellyFish’s 5-year parts warranty covers the lights and controller. KWLE’s 2-year workmanship warranty covers our installation, and Member Care Plan customers get 5 years of workmanship coverage instead.

Permits

Jasmine Estates is unincorporated Pasco County. When a permit is needed, KWLE pulls it on our license.

The process

It starts with a free visit, where we inspect the eaves and garage, test the Wi-Fi and talk about how you’d use the lights. Next comes a written proposal, then installation by KWLE’s own licensed crew, never a subcontractor. Last, we hand off the app with your scenes loaded.

Questions we hear

My soffit is old wood. Is that a problem? Not if it’s solid. We check it first.

What if a light fails? The redundant data line keeps the rest of the run lit, and the part is covered under warranty.

Can I start with white only? Yes. Color is always in the app when you want it.

Do I need to be home? At the start and the end, ideally.

Is KWLE woman-owned? Yes, woman-owned. We don’t claim a certification.
