Why so many Seminole panels are due now

Seminole’s homes are a generation older than most people think. The median home in the city was built in 1979 (Census ACS 2020–2024), and the neighborhoods off Park Blvd, Seminole Blvd, 113th Street and Starkey Road filled in during the 1970s and early ’80s. That puts a lot of original electrical panels at 40 to 50 years old, which is past the point where we’d trust them with today’s loads.

Here’s what we find most often when we open a panel in Seminole:

  • Federal Pacific (Stab-Lok) and Zinsco panels. Both brands have well-documented breaker reliability concerns, and many Florida insurers flag them on a 4-point inspection. More on FPE & Zinsco →
  • Full panels with doubled-up breakers. Forty years of add-ons (a pool pump, a converted garage, a second AC for a Florida room) leave no open spaces for anything new.
  • Rust and corrosion. Many Seminole homes have the panel on an exterior wall or in a humid garage. Close to Boca Ciega Bay and Lake Seminole, salty, damp air gets into breaker connections, and corroded connections run hot.
  • Original 100- to 150-amp equipment that was sized for a house without central air, a pool heater, an induction range or an electric vehicle.
  • No surge protection. Pinellas County summers bring a lot of lightning, and nearby strikes and utility switching surges are hard on AC compressors, pool controls and electronics.

Signs it’s time to call us

You don’t need to wait for an inspection report. Call if you notice any of these:

  1. Breakers that trip often, or that feel warm or buzz
  2. Lights that dim when the AC or another big appliance starts
  3. A burning or hot-plastic smell near the panel (if you smell this, turn off the main breaker if it’s safe and call right away; we take emergency calls 24/7)
  4. Rust stains, water marks or a cover that won’t close
  5. A home inspector or insurance agent has called out the panel
  6. You’re planning an EV charger, addition, pool, hot tub or kitchen remodel

Breaker replacement or a full panel upgrade?

Not every tripping breaker means a new panel. If one breaker is worn out, tripping under normal load, or won’t stay reset, and the panel itself is a sound, current brand with no corrosion, we can often replace just the breaker (or add AFCI/GFCI breakers where they’re needed). We’ll recommend a full panel upgrade when:

  • The panel is Federal Pacific, Zinsco or another brand with known breaker problems, where replacement breakers don’t fix the underlying risk
  • The bus bars are burned, pitted or corroded
  • There’s no room for the circuits you need, even with listed tandem breakers
  • Replacement breakers for that panel are obsolete or hard to find

Panel upgrade or service upgrade?

A new panel replaces the box and breakers, but it doesn’t add capacity by itself. If you’re adding major loads to a 1970s Seminole home, we run a load calculation first. Sometimes the existing service is fine and a new panel is all you need. Sometimes you also need a service upgrade (a bigger meter base and service conductors, coordinated with Duke Energy). We’ll show you the numbers and tell you which it is. We never upsell a service upgrade you don’t need.

Permits: City of Seminole or Pinellas County?

This trips up a lot of homeowners. A “Seminole, FL 33772 / 33776 / 33777” mailing address doesn’t always mean you’re inside city limits.

  • Inside the City of Seminole: permits come from the City of Seminole Building Division at 9199 113th St. N.
  • Unincorporated areas with a Seminole address (much of Bardmoor, Bay Pines and the pockets between Seminole and the beaches): permits come from Pinellas County Building & Development Review Services.

You can check your tax district on the Pinellas County Property Appraiser website, or just give us the address and we’ll look it up. Either way, we pull the permit, schedule the Duke Energy disconnect and reconnect when the meter has to be pulled, and meet the inspector. A panel replacement always needs a permit, and you should be wary of anyone who offers to skip it. An unpermitted panel can cause trouble with insurance claims and when you sell.

Flood-zone note: Some Seminole homes near the bay and the lake are in FEMA flood zones. A straight panel swap usually doesn’t change anything, but if your home is being substantially improved or rebuilt after storm damage, the building department may require electrical equipment to sit above a set elevation. We check this before we quote so there are no surprises at inspection.

What a Seminole panel upgrade includes

  1. Site visit. We look at the panel, meter, grounding and bonding, the condition of the wiring at the panel, and what you plan to add.
  2. Itemized quote after the site visit. Every part of the job is on its own line. We don’t quote panel prices over the phone because no two 1970s panels are the same once you open them.
  3. Permit and utility coordination. City of Seminole or Pinellas County, plus Duke Energy.
  4. Installation, usually in one day. Power is off for part of the day. Every circuit is tested and labeled on a printed directory.
  5. Whole-house surge protection at the panel, included. The electrical code adopted in Florida requires surge protection when a home’s service equipment is replaced, and we’d include it either way.
  6. Inspection. We schedule it and meet the inspector.

Hurricane season notes for this area

October is still hurricane season on the Gulf coast. For planned electrical work we keep the advice practical:

  • Standby generators need a listed transfer switch ahead of the panel. Portable-generator interlocks are a different product and are not installed in a SPAN Panel. See generator installation and hookups.
  • Whole-house surge protection is required by Florida’s adopted electrical code whenever a home’s service equipment is replaced, and it’s a smart add-on before storm season even when you’re not upgrading. See whole-house surge protection.
  • After a storm: do a visual check before restoring power if the house took on water, if you smell burning, or if the meter can or panel was submerged or damaged. Call us for a post-storm inspection rather than flipping the main back on and hoping. Emergency calls are answered 24/7; we do not promise a response time.
  • Permits: generator hookups, panel and service work still need the correct city or county permit. We pull those when we do the work.

How much does a panel upgrade cost in Seminole?
